  • The small house / cabin is done and finished. It sold in 2 days for $95,000. Most of the materials were bought from Home Depot or Lowes. Everything is off the shelf no custom expensive anything. The house features.
    1. Triple Pane windows
    2. Granite countertops in kitchen and bathroom
    3. Upgraded insulation R38 Roof R15 Walls R30 Crawl space
    4. Central heating and air
    5. Half acre of your own land
    6. Solid pine doors and solid board trim including tongue and groove
    7. Tongue and groove vinyl floor (that I love)
    8. 50 Gallon water heater for long hot showers
    9. 10 by 15 Deck (pressure treated)
    10. Hardie board siding (cement board)
    11. last but not least affordable mortgage payment of less then $500
    That is why I love what I do, no builder works for over 3 months to make $10,000. The person that bought this is, on the verge of retirement and he wanted something small and affordable to move into in his older years.
    If you build this for yourself your payment would be $372 a month. If you financed the full $78,000 at 4% fixed interest rate for 30 years mortgage.

      This home has such beautiful detail for the price . I didn't think it was possible to get a brand new home and the land for that kind of price in this day and age ! Very good job .

      @@nebraskagirl5661 I love what I do so money is not my primary motivator. I grew up dirt poor so building affordable housing has a special place in my heart, might sound cheesy or corny but it's true.

    What impressive me most:
    The vaulted ceiling
    The gutters- shows the builder's thinking about the life of the house
    The t&g wood on ceiling - wow, what a great feeling
    The nice deck to extend living space
    The upgraded hardware, same finish thru out home
    The upgraded doors
    The window in the bathroom
    Cross ventilation capacity
    The extra insulation and triple pane windows- this builder cares how the home will function.
    Wow! Sold me.

    Wow I want a house like this, I live in Texas I can imagine myself in the country side enjoying nature and life itself, I’m 22 live in Houston a big city full of big houses but empty pockets and even emptier souls

      In Texas you can easily build this in a country side as you said just gotta save some pennies and work your butt of for a while, that is what I did and you can do it too.

      I’m from England, it totally amazes me how you see many many people in different countries that have some Crazy idea that buying a house the size of a city will make them happy.
      Then they have this Massive house, or 28 cars and are Missable.
      I guess people get brainwashed by our world media and advertising into Thinking that buying items makes you happy.
      It’s a short term fix, go buy any massive house, or sports cars Etc, it will give you a Buzz for so long .....then it fades .....people can’t Buy happiness.

      It’s very similar with Everything, we get brainwashed from an early age on Looks, so we look for a good looking partner, male or female .....then sit around and can’t figure out things when we realise it’s not want me want, and it don’t make us happy.
      We allowed ourselves to be brainwashed by BS, but society is Full of very powerful tool, media and advertising .....extremely powerful.
      I met the stunning blonde and dated her for 4 years about 20 years ago .....Look are Not the answer, it’s what is in a persons heart that matters, what they stand for!
      Same with money, if they have a Million dollars or are Broke, they are still the same person ....that don’t change.

      I have the same issue with my grown son who lives with his father! If my ex dies, I want my son to have his own place, but he could be in my property. I have a shed that could be expanded and updated to make him a living area. I was also thinking of a motor home that I could park behind my privacy fence gate.

    You should be proud of what you do; your attention to the details adds to the quality of the product. The floor plan is well thought out and I could easily live in one of your properties. This is the second video of yours I have viewed; the first one was a couple of days ago. When you enjoy what you do, you will never work a day in your life.     I'm new to the channel and I'm excited to see your next video where you talk about how you could build this house cheaper than the $78,000. When I think of a small affordable home, my mind is in the $50,000 range. Something you can buy and pay off in no more than 5 to 10 years at most. It's so hard to find a builder who will build affordable housing anymore. They are all so greedy and only want to build mansions to maximize profits. Great channel.

    I also like that the wood accents and black hardware is used throughout-- continuity is important in a small space. I do wonder how much it would all cost in 2023.

      Yes, and the builder's idea to later and simple stained cabinets on bedroom wall is a good storage solution.
      Also, electrical panel inside home is very convenient, easily covered with a mirror or framed artwork.

    Really great build. The only thing i would change if i could would be to put the breaker box in the bathroom with the waterheater/washer/dryer hookups. You do great work.

    A beautiful house for an older person. I imagine that a little house like this is not very common. I'm an old man and I would love to purchase one for myself right about now, I just need to find one. It's wonderful of you to build things like this, not everyone wants or needs a McMansion. You do excellent work, the house is beautiful. 8-)

    What a beautiful little home; everything is perfect! As an older person who is downsizing, this home would definitely be quite adequate for everything needed to live a simple, peaceful life. The two areas I wouldn't want too meager are the kitchen and bathroom and you nailed both of them...each full size with all the necessities and plenty of room. Thank you for your great videos and for providing inspiration towards small can be just as good (or better) than big. Cheaper to heat and cool, easier to clean and definitely quite comfortably livable!

    I love all of the words that you use. And I love the vinyl flooring. I think it’s great that some people still appreciate a natural products instead of burying everything under paint. To me the grain of wood and then knots in it or what makes it so beautiful plus it has its own smell, and I don’t care for paint to make the wood grains look better than paint any day of the week. If I had any pain at all it would be around the crown molding and base

    I like the open storage over the closet, your off-season clothes or Christmas ornaments can be in a climate-controlled space instead of a hot shed or something.

    This is a great build with new materials. If you want to go lower get the cabinets from Habitat for Humanity store and find all the doors at a building junk yard. Contacting a kitchen renovator will sometimes score you a used set of cabinets. Dry wall ceilings and plastic switch covers will also save money. It is easier to install a 200$ tub than setting up a pan for a shower.

    This house is perfect for a couple regardless of age and it show you can build a nice house cheap if we tone down our vanities. The only thing I would have done different is the way the lot is shaped I would have had a walk out basement with just an outside entrance. That lot is screaming for a basement the way it's sloped.     I love the tongue & groove ceilings and how you trimmed out the cabinets in that, too. The cabinets look much more finished that way and it adds a cozy feel to have the wood grain to look at. Very thoughtful design, too. It's so perfect! And someone can afford to live there when rents are $1000 and up, they will be able to build equity and have financial freedom within a few years. Keep up the good work!

    AMAZING! looked at renting houses like this & they were asking $3k per month- without a deck & property🤯 granted I live in NY, but STILL it's insane. You're awesome for doing what you do! Love your videos, so detailed & makes me feel like I can do this too. I suffer from migraines as well- acupuncture is so helpful you should check it out! & if you wanna come to NY (post covid) & help me build, I'll feed you AND give you free acupuncture (about to graduate school). It is all cohesive. Easy on the eyes!!!! Not wonky!!!! You have thought about every little detail and it shows. You definitely do quality work.

      Thx Peaches for the kind words. I put in a lot of thought into my designs, they might be small but they are very livable. I try to think what people need and cover the basics and add some quality over the bare minimums some people do. It is tough enough in our crazy world as it is, then the burden of a huge mortgage, can make a person physically sick with stress. Your well thought out formula can help some people remove that burden. We only need certain things to be comfortable, but so many think they need more. Did SIMS help inspire your love of building? LOL!! I am so sorry for writing long ass comments, my brain is constantly thinking in overdrive and the words just keep spilling out. So, so sorry your head has been hurting for 2 days. I just don’t know how you function with migraines.

    The interior insulation and triple glazed windows are totally something I would do. I close off rooms in my 3 BR house now to save on energy costs ( which add up over years and continue to rise in price) and interior insulation would be great for that. The ceiling is beautiful. I would use rocker switches and plain switch plates, as I don't like how dark ones look against the white walls, not something I'd emphasize. The extra windows for natural light were an excellent move and the view of trees is lovely. The deck is a good size and good selling point. GREAT job. Thx for sharing.

      Thx Janel, I figured if the place is small I might as well put in a lot of windows to let the light in, and If I'm going to put in a lot of windows I had to make sure they are efficient so the person saves $$$$ on utilities. :-)

    I love this little house. If I were having it built for me I think I'd prefer the footprint at 20'x30' to give a little more space, but otherwise this is perfect to me ... such a simple and humble abode.

    Nice house, I can tell you really love to build and design stuff. “They”, who ever “they” are, say most people start out making/doing things for the love of it, and over time, as they grow, start doing things for the love of money. i.e. clothes designers start out making clothes for the love of doing it, then they turn into designer clothing manufacturers and unknowingly start making producing clothes for the love of money. I like your tongue and grove wood build.

    Man what a great design and build. You did a fantastic job. I just built a 1 bedroom 1 bath house for myself with a 300 sq ft workshop in it also that could be a 2nd bedroom. A realtor said I'm crazy because 1 bedroom houses are very hard to sell. If I ever want to move. Well I think you've proved them wrong, there is definitely a market for small affordable homes.

    Love your houses! Quality workmanship! I loved that you thought about extra storage . I don’t like seeing the water heater but for $78,000 I would hang a curtain (like you said) just so I could have the ceilings, floors & trim ! (Oh, I love the Deck too)!

    As a single person, who does not need much space. I would totally live in this house. I say its time to go back to basics. We need more affordable homes, not these 5 bedrooms, double garage that could cost upwards of a $million$.
    (I live in Canada). I am considered low income, so these types of homes, and size, and the cost would help so many. Owing something and having it paid off before retirement would be an accomplishment.
    Also less materials being used and less impact on the environment

      My goal is to build a little subdivision made of these, well see how it all turns out. I agree with what you said sometimes less is more, as in more time to do something that you love instead of worring about a huge mortgage payment.

      Migraine Craftsman I hope all the success for you. I just turned 35, I can not afford a home that costs a half million dollars at this point. But if I am able to get something for $100K or less, pay it off in 15 years or less. (Did the math at $700 a month)
      Everyone deserves to own something and be able enjoy the later years without the stress of, if they will have a roof over their heads
