Dwarka grew from buyers of near colonies and Rohini , they sold and moved in to more luxury and expensive flats.
Similarly Dwarka guys are moving to expressway and increasing rates.
But timing is everything I bought when expressway was just in litigation and about to get settled in 2019 rates were stagnant , yes there was a bit a risk but since I had long term perspective now it has doubled in last 2 years ..
Planing and luck plays a big role how much ever you try .
