Well actually, the family who owns LWR made a deal with the developer to include affordable housing in the project. Pulte is building a community within walking distance to Waterside place. It is called Avanti at Waterside ( on the water)starting in the low 300’s.

I have been in the area for a dozen years and find it to be one of the BEST parts of Sarasota. Statistically your numbers could be correct but those numbers are driven by the Salvation Army mission at 10th & Central. Crime is no worse here than any other urban area. The buildings in your thumbnail are excellent buildings and convenient to downtown. The Bay development across 41 is a premier park that is turning into Sarasota's Central Park. You obviously only think the suburbs are the only thing people want. Frankly I enjoy the walkability of having over 75 restaurants, two supermarkets, 10 city parks, 5 theaters AND the bayfront all walking distance within 3/4 of a mile. I guess you have never lived in a REAL city. Guess what, you don't need a car. You are 5 minutes to SRQ so your plane can land and you will be sitting in your living room in less than 30 minutes. No this isn't snowy white Lakewood Ranch, it is a diverse neighborhood with friendly people and IS NOT the crime driven hell hole you make it out to be.

At one point she mentioned a stat as "per 1,000 residents," which would be "per mil" (‰,) but she quickly returned to percent. Clearly she's the marketeer of this husband/wife duo, not the numbers person. More to the point, I think you're a renegade, Bob! Your statements make eminent sense, but you're not the gated community kind of bread-n-butter client that she's built her "brand" around.
I am sure this is professionally questionable, but it is "the truth from a local" which is useful to remote buyers. There is value to this videos. That said, Steering is illegal under the Fair Housing Act for good reasons. It's a form of redlining. Also there is the blurred ethical line associated with the realtor commission. Higher cost of sale to buyer, equals to higher gains for the realtor. The video skipped MANY more affordable areas in Sarasota. For that alone, I would use another realtor. But very useful for out of State affluent person looking to buy.
@LisaHalley I don't believe the broker had malicious intent with this video. However, there are parts of this video that are textbook steering. If I were counsel for the broker, I'd say delete the video to avoid being afoul of the 1968 Civil Rights Act, specifically Title VIII-aka the Fair Housing Act. 😉
