  • Have you thought of having your own studio apartment in Sunny Beach , Bulgaria. We give you a look around our complex here and some background tips what to look for if your considering buying a studio apartment in Sunny Beach. We have owned ours over 5 years and have had so many good times in it and also family and friends have had use of it, some amazing holidays. Sorry we are not selling ours, looking forward to many more great years.

    Fantastic video, well shot and very informative. An apartment here would be great to own as a holiday home but the flights are very expensive.

      It depends where you live, wizz from Luton are very reasonable,, granddaughter here last month under £100 return. Friends first week october £4.99 each way. Owning property lets you be flexible with dates and grab value flights.

      Hi..I'm thinking of buying a studio in Sunny 6 complex 3 km from the beach..the cheapest on the market

      They have always been cheap for a reason. You're not in sunny beach but a taxi or bus ride away. These apartments did not have act 16 , full planning on them but I believe that may have changed this year, In the summer heat it's a very long walk . The village has a couple of bars in it. We looked at tankovo where houses are a lot less than where we chose to live. If you accept the drawbacks then yes it's taking a plunge, we never regretted it ourselves. Our apartments are very central which means you have shops and facilities all year round within a short walk. We paid 16,400 euro , at the time sunny day six was about 8 to 9k. Ours has doubled in value so affordability has changed somewhat

      Its right on the front, near Neptun Hotel , I have covered that area many times in blogs, its not far behind it to the five corners area, south is Pomorie Hotel. Best views of the hotel are from the beach so it does not show well on the blogs when we have gone that way. Looks a nice hotel but the views are fantastic as your looking to Old Nessebar. Your in the last week of the season so will need to head more towards the middle of the resort to find things happening then as most of the beach bars will be closing at that point. You should go to Nessebar and possibly take a day trip to Burgas on the bus its a bustling city on the sea.

      We looked at them at the time, our maintenance was so good we just walked in and knew it was one for us after looking at 19 over a few days. Thanks for watching.

    I really appreciate this video. I subscribed to your channel because I want to visit Sunny Beach soon and look to buy a studio like yours. This is the most helpful video. Thanks again. Do you rent out when you are not there? Any advice on what to look for when buying? I be see a huge difference in price sea view vs not. If I don’t get a sea view that’s fine but why pay €40,000 1 km from the sea when you can get one a few km from the beach for €15-20.000? But will it rent? Thanks for any insights. Btw Can you rent our Act 15 apartments?

      Sea view are rentals mainly and have very restricted seasonal access. Off season the front area is lifeless and not lit so back 10 minutes the owners have them to use for a much longer season. You can park somewhere near if away from restricted access front in Sunny Beach. If you want a sea view apartment then head to Sveti Vlas or Ravda, they can be found there easier. The longest season is at Sunny Beach so we have from start May till end of September as a holiday resort, Ravda close by peak season only. Elinet is same we went a start of season deserted. Do not go inland ie Sunny Day 5 or 6, no proper planning, no bus, no paths into Sunny Beach, very cheap for a reason. Heading up to our village ( Kosharitsa) the villa zone has apartments but with regular bus service and they rent well. Act 15 you can rent, you dont have full planning, cannot register electric or water in your name and so pay the managers with a high premium on it. Always go act 16 and good management. The Forts do rent well and have nice reputation we have many friends on there who live on site all year and rent others. Glad you found the blog useful. We have never rented ours its our second home, property here is so cheap inland but a few minutes in a village you will understand why but that rural quiet we love but live on a bus route with shops and doctors etc at a very high priced location by Bulgarian standards 15 minutes drive from the beach . Have a chat when you are over by all means.

    🥳 It all looks very nice In your apartments And comfortable I am suffering with the heat right now I don't know how you get on with this In October November December it is absolutely freezing here And becomes like a ghost town In sunny beaches I do Love it's either why I Like the condor Occasionally go to spiders Bar But it's all getting expensive now How do you know you are the explorers But still good value for my For the cash 🤑

      Not bad we have sun on balcony till 11. Am then it's in the shade. The ground floor of our house is very cool designed for comfort.The air con heated us through winter as we lived in it for a few months while sorting a house, glad you liked the blog.

      I had it done online in UK, company called Canvas Bay. I am sure a good print shop could put it on canvas for you.

    I heard some resort apartments are closed for maintenance for a few months per year. Can you live there all year round? Also do the maintenance fees include maintenance of your actual apartment (for example broken taps, plumbing etc.) or just outside of it?

      Maintenance is for the building and communal gardens, pools etc. Ours is unusual as covers taps and small repairs. Holiday complexes may close October to march or April no lifts , lights etc. Residencies are full year you can live in them ours lifts, facilities year round and some people live in them.

      We drove it over but i checked it's ok in hand luggage with batteries in a lipo bag . Got great film in Romania of castles in the way. Did the European online course took a while.

    Thanks for the video mate! That studio apartment is exactly the sort of thing I'm looking not to buy, but just to rent for 1-2 months when I hopefully come in September. Any recommendations on where's good to find short term rentals for apartments like that? Do some apartments in that complex rent out for example, or are they pretty much owned? I am checking Airbnb but any other recommendations?

      The management on site do rentals , Alma holidays basically run Jasmine club on the complex. There are several agents, Sunny Beach Rentals might be worth a shot , just google him.

    How's the water pressure? Can you add a dishwasher if you want one? Also, does it smell of smoke?

      You can have a dishwasher , very good pressure. Not sure why your asking about smoke, nobody smokes in communal areas as they all have balconies.

    I was thinking of buying a place in sunny beach
    As non EU resident, is it easy to set up bills via local bank account for flat. ?

      Easy to buy apartment as shared land as such. You can get a bank account once you have the bulstat, a certificate of ownership. It's hard to buy a house and land now took us a lot of time and was involved.

      Vary a lot but from around 20k euro upwards in the resort itself.

      I am not Kevin, we are residents and live here year round., private cover is very good. Our friends have had fast and good treatment locally. There are no waiting lists as it is all done quickly.

      All open basically middle of may, by end all the aquaparks. Can have showers in June but normally dont last long like UK. High 20's and people in the sea of course , resort better as service in places quicker.

      Any main bank , co op on Flower Street probably has less people in it take your passport. Booths charge a fee for cards so avoid.

      There is demand but its a very short season. We have friends with investment ones but with all the costs profits are not great.

      At present none are for sale on this complex, they vary hugely from ones out of town without full planning from £10k to swish complexes at £30k, , last one on here I saw was 20K euro a few months back. in Rose residence. Obviously our isnt for sale as we use it all through the season as only live a few miles away.

      It was 16,.400 euro but 6 years ago. Originally 34k when built so prices have gone back to that of nearly 15 years ago.

      Contact agents, they will let you know what's about. Best way is to walk around yourself they put banners on one's for sale with a phone number. A lot on Rightmove are sold previously but good to guage prices.

      Everyone been buying this year after covid. There is little for sale at the moment so prices have risen.

      There are a couple, we actually bought off a russian agent but they all have an interpreting friend.. there is not a lot for sale at the moment and it sells quick, The hardest thing is finding something you like that is for sale. No rules and much on internet is sold so it's down to speaking to an agent. We asked our manager recently if anything was for sale and nothing,, last year a few. By spring be a few I expect.
