    Hi Atty, what options to own a property if annulment case still underprocess as the case now took 8 years of waiting?

    I would like to know whether a Foreign National Father could manage a Filo born Minor's property until they reach 18yo, via a Trust or something .. the Filo born Mum isn't keen on handling this and are looking for a safe means of enabling both parents to live and raise the child in situ, but leave the property in the Minor's name.
    What type of property would be the most suitable for them in say Cebu? (Condo/Townhouse etc)
    Is a Townhouse the same as a Condo? (assuming the 40% rule is applied)
    Is the Father better off simply buying the property and if so, are there time restrictions or risks when it comes time to sell or the Corporation terminates .. is this a 50 year term typically and I assume we must check the Corporation is not leasing the Land .. ;-)

    Kung buhay p parents They can dispose ,sale or donate, parts of their property, (example to other people or their children without the consent of the other siblings)
    But after 1parent become deceased , children with the surviving spouse are the heirs already or becomes part owners db po
    Ask po how will be the partition among compulsary heirs, for the surviving spouse and child or children?
    If for example, there was frm both parents a sale to child2-100m2 ; surviving spouse wants to donate to child2-200m2 and how much can the spouse sell for herself?
    On the subject of Inheritance po since s LAW ay DAPAT hindi mwalan ang compulsary heirs s manahin, as in ang surviving spouse or a child CANNOT SELL or DONATE further than what he or she can receive as inheritance from the property

    Can I ask Attorneys, how to resolve when an unmarried son who had made an improvements of a conjugal home asked a parent to be paid of his expenses in giving improvements in the said conjugal home?

    Atty. magtatanong lang po sa procedures or estimated niyong cost kung paano na gagawin kung gusto kong ilipat yung title ng lupa ko sa corporation/business ko. samakatuwid ang may ari ng lupa is sya din pong may ari ng corporation. Ano rin po ba mas magandang gawin kung deed of donation po ba or deed of absolute sale sir. Salamat po atty. sana masagot.

    We have 3 kids & 3 properties. Can we sell these 3 properties to our 3 kids, though valuations are not all the same?

    Ask ko lang po atty. Citezen poako dito sa israel pero di pa ako nakakapagrenounce dahil gusto ko muna matransfer yung property ko sa nagiisa kong anak. Tama po ba gawin ko ito.

    My mother and father both 82 still have properties in the province passed down from there respected parents. My siblings and I had a long talk that once they pass away we will sell all the properties and they said no and want us to pass them down to our children. All my siblings and there family been living in Southern California for over 40 years. We explained to my parents that our children never been to the Philippines much less speak or understand the culture. So if my parents don’t transfer does the land go to the government? Only my folks have benefited from the properties. My siblings and I have our own homes and work in corporate America so never really cared about the properties until now since my folks are old and have health problems. Just need your input…thanks

    pwede po bang bumili ng property tapos sa mga anak ko ipangalan, I am separated from my husband. not legally though kasi hindi ko pa maasikaso and I dunno kung meron po bang mga Public attorney na pwede kong lapitan kasi wala din akong funds para mag file ng annulment.

    No. In the US it’s best to create a Trust Fund. I worked hard to build my fortune. Why would you give assets to children?
