    Thanks for the mention. I might as well double-check with my parents on the fine print they went with on the estate plan. At least on the latest effective documents. PS In their case, apparently they could "afford" the luxury of taking literally decades to update their estate plans. (I imagine other relatives falling ill spooked them into finally getting around to it.) Which no lawyer or competent counsel (or perhaps even random strangers on the internet) would recommend. Especially if you want that certainty of somebody being of sound mind and/or perhaps a documented trail showing relative consistency versus prior wishes should somebody attempt to contest it.

    Wouldn’t the due on sale clause trigger if there’s no appropriate mortgage rider upon trust transfer deed?

    How do you transfer land? We own some vacant land in NM. How do we put that into the trust and should we put it into the trust?
