    Whats up, my name Karl Pierre and today, I want to share some valuable insights about securing a long-term visa for Italy. I have already purchased 4 properties in Sicily and shared my experiences right here on this channel.

    Italy offers a special type of visa called an "Elective Residence Visa". This is a visa designed for non-EU citizens who are financially independent and wish to reside in Italy without engaging in any work activities.

    Dear Karl thank your for amazing videos.
    I would like to point out that something you said twice in this video is not accurate.
    I am quoting you:" as long as you are not taking away jobs ".
    Actually, Italy, like the rest of Europe has been facing labour shortages in several sectors for quite some time. This is due to a labour demand and supply mismatch. Currently, in Italy there are half million vacancies which cannot be filled.
    Italy, in reality welcomes anybody (regardless where they are from) who has the right skill set which satisfies the labour market needs. Needless to say, provided that people have a valid residence/working permit.
    Just to clarify, this comment is not a criticism or what so ever, I am just adding this comment so that also USA based people know that if they got they right skills can find jobs in Italy. This awareness among Americans, potentially could result in some vacancies being filled and amplify the positive impact you are having on the country.

      Thank you for adding to the conversation. Are you saying with a work permit, they can enter and stay beyond the tourism limits, if yes do you know what skills are in demand and the process of obtaining the work visa?

    Hi Karl, thanks for your video. Just a clarification: Italy no longer accepts "rental income" as qualifying income for the elective residency visa. I was just told that last week from the embassy in NYC. This is my main source of income (which is over the requirement) and how I wanted to make the move, so as you can imagine...I have to pick myself up from the floor and seriously PIVOT.

      But I bet they accept dividend distributions. Have your rental properties feed up to your Corp and then get dividends from your corp. Did they review acceptable forms if income?

    Thanks for this and all your content. I’d love to hear something specific about the different options for bringing family to Italy. It seems like one way they come with you from the start, but the other way they have to wait 3-6months. I don’t understand the pros and cons of each way.

    Are there any capital gains as a non resident or citizen when selling in these countries?
    I live in Jax and also have a Polish passport, so in this case it’s easy., when investing in Poland. However how is Spain, Portugal, Greece, Croatia or South American countries in this case? Argentina prices are making opportunities for example? Also are your property taxes higher without home owners exemption like stateside ?

    I’ve been looking at property options online and have been considering countries like Spain,Italy, France ,Portugal. Basically warm weather regions.
    One thing I’ve noticed is a lot of older remodelled stone character homes in Italy vs newer builds in Spain.
    Aesthetically I prefer the older stone homes of Italy but otherwise Spain seems more appealing to live long term.
    Are there many older character homes available for sale in Spain to the same degree as southern Italy?

      Different style...remember Spain was very rich during colonial times so alot of the homes were built 1700-1800 so style wise not the same.

      @@Karl__Pierre yes noticed the different style. I watch the Alicanti real estate channel for Spain and it seems to be mostly newer build condos. Do you see a lot of older character homes for sale in Spain? Does Spain have a lot of the older smaller villages like you see featured in Italian real estate channels?

    How often do you have to show this income? Initially or ongoing? I would hope to get residency on my current income, and then when I actually move there it would be much less, unless I travel back and forth. My job does not translate to remote, but I could easily make the minimum requirement if I traveled back to the US.

    Also, if you’re just looking for content ideas. I’d love to see you compare some of the tax applications of your real estate portfolio. For example how short-term rentals are taxed in US vs Brazil vs Spain vs Italy, and similar for other classes of real estate.

      Not sure about that I think the calculation varies on family.size but not directly

    How about using an IUL, an insurance index funds is an investment but I'm able to borrow from it to pay for whatever I want so I borrow from myself and still grow my investment account every month. That would be an investment technically correct?

      Depends are you drawing down from it currently or is it still is the payment cycle? I think it boils down to how does it report on your taxes and will the Italian government understand the product. My best advice is contact an immigration attorney to review your best options. It will be worth the consult

    How do you tell who can buy in Italy? I'm from New Zealand and finding it hard to find that information.

      I think new Zealand is excluded because Italians can't buy real estate there. I think best bet would be to book a call with an attorney familiar with real estate.

      I would recommend paying an Italian immigration attorney to advise you in this area. I personally don't have the expertise and don't want to provide misinformation.

      Yup, I'm not a resident and own 4 properties in Italy. Just remember that owning real estate doesn't qualify you for residency.
