In rhe end they will fly...and properties will still on their estate names.which they own...
This sort of attitude is the problem holding us back. Investments always have an element of risk its never a 100% win on every case.. Even in the worst case there is much to loose. You bite what you can chew, thats the beauty in fractionalizing. Even if these guys fail, the learning process in terms of regulations and appetite for risk aversiveness in society will evolve and someone better will replace them and a better regulatdd environment.
As a crypto trader since 2017, I love this idea coz bitcoin is not backed by any asset if the bubble burst you have nothing just worthless code but in this case, you are trading a part of an actual property that exists in the real world. buying and selling plots in the virtual world already exist buy these guys take it to the next more secure level. this is A multi-billion-dollar idea and your UX design is amazing decent and simple

This will create huge gap. This will add huge market cap in real estate and people have tokens of plots, but as a whole no one has a plot in actual. The real concern will then arise that people will not have possession for their land and investment for the sake of investment in real estate will inflate the prices of property to skyrocket.
Real estate in pakistan and around the globe suffers from one major issue and that is liquidity. Asset fractionalization concept by xstate solves that. + only elites taking advantage of the lucrative real estate sector while lower middle class can't afford to invest or even save themselves from inflation or currency devaluation

This was a really amazing podcast. The insight these guys had with amazing questions from muzamil to extract the core idea behind their project was phenomenal.
The only thing which I see is that most of the Startups founders are foreign graduates and that does raise a valid point that our education and universities are not good enough. We need to work on it as well.
Actually when they go outside they observe many things and than they come and start same business here. But now here university students should not completely rely on their education today youtube and internet is one of the best university.

real estate exchange sounds very interesting, if I can sell my real estate shares independently, I would not be hesitant in buying them, but on the other hand, if everybody starts doing it, it will definitely prop up the real estate bubble, and you know what happens when real estate bubble pops.
The idea has been adopted internationally as OPTIONS. To be able to implement this idea a lot of work needs to done in terms of legislation and legal framework. I have been working as a Property Valuer and I wanted to invest in Property Market in Pakistan but I am reluctant just because of lack of legal security.

They are trying to adopted crypto currency method into housing. 3. 2008 housing crises started because of unregulated housing market. So its gonna be ticking time bomb in future. 4. Prices can go sky rocket. And ofcourse there are other factors aswell.
I hope following answers your queries (although late) 1. Asset fractionalization market is strictly regulated by SECP and hence xstate too abides by these strict regulations. 2. Firstly, stock market has been around for decades which offers shares (fractions) of companies and we can trade them as well. xstate does the same with real estate. Secondly, using blockchain ensures transparency and security of records like ownership proofs etc. Crypto uses the same technology. 3. The housing bubble in 2008 happened because lots of people borrowed money to buy houses, but then they couldn't pay back the loans. Middle class in pakistan don't usually take loans to invest. 4. Yes. but with additional liquidity and benefits will now be shared with middle class as well (instead of only elites).
The idea sounds interesting, however even though it is great for investors it will make the situation bad for society or normal people. Keep in mind that rich people currently investing in real estate will be able to same money in these type of marketplace which will hike whole price a lot much like stock burst.
As the property is owned by xstate and some one buy a chunk of the property. Now xstate have both property and investors money. My question here is what is the guarantee of investor's money is protected and xstate Wil not run away with money and property?

Good question. I'm an REIT stock holder. DCR. and same question came in my mind. there are many types of REITs, Buying, Renting, and Hybrid. They're more secure and auditable. But I like this Xstate idea because people in Pakistan are afraid to invest in stocks and only way to attain an REIT is via a broker, will their lengthy account opening process, and their fees, and fear of stock market as well. This Xstate is doing Foodpanda stuff. Bring REIT to doorstep. That's what I have concluded...

This concept is already practially implemented by commercial builders in bahria town private builders by selling their commercial un-built property and giving investors pe4 month fix profit aswell.
Is it safe to say xstate is a REIT management company? Secondly where will you guys be listing the stocks? How to find right people for app development please ask startup founders as they are not programmers mostly, do they hire anyone and pay them monthly or they get job done by software house. Basically i want to know how to take start.
They didn't get my confidence to invest. They haven't listed it yet to PSX how could we be convinced? We already got option in form of REIT on psx (DCR) who even giving dividends quarterly regularly. It is not working gentlemen for now but would love to see your company listed on psx so we follow.
One question for the founders. What if yall have some complications and this idea doesn't work out, what happens to the money of the investors? Do they get a full refund?
A very good friend received 100% refunds when the company paused their operations for SECP approval. + idea did work out and there were hundreds of investors who trusted xstate with their hard earned savings.
Dao Proptech is already offering real estate shares. I personally don't like this idea, we already have an army of real estate agents who have made property unreachable for a common man and now these shares companies will make it worse. Real estate is for the people to build homes and live with their family, it's sole purpose is not to invest for capital gain and make it unreachable for a common man.
