    Also, everyone asks me for interior decorating advice. My #1 rule, put every light on a dimmer switch. Some LED bulbs won’t dim. Then get LIFX or Philips Hue bulbs and use an app. I try to keep lighting as analog as possible. A classic soft white incandescent bulb in a beautiful fixture on a physical dimmer switch is my favorite lighting option.

    I think there can easily be a room added at the back, I don’t know how much if a hassle it is with the town for approvals.

      Yes, that was interesting, but I guess the only place they could fit another full bath

    Pretty home BUT it's NJ. How high are the property taxes? Has the house ever been flooded? Also, for future renovations, you've got to stop with the pot lights that litter the ceiling. Pot lights are great for department stores and mini malls, not for beautiful residential homes. An architect that relies on pot lighting is an architect who doesn't know how to control light. Pot lighting must go the way of acid washed jeans.

      Hey, thanks for watching and commenting. I tend to agree with you, I call them the CVS lights because it is like being in a retail space. Nice to have switched outlets and floor and table lamps in my opinion. Or at least make sure all the lights have adjustable or warmer colors! Are you located in NYC?

      @@Jeff-Suburbs-of-NYC Hi Jeff. Yes, I'm in NYC. I'm an artist and I'm obsessed with residential architecture. Love the "CVS" association. You're sooo right. The most beautiful ceilings are open expanses of uninterrupted white and, depending on the room and home, with hanging light fixtures on a dimmer switch. All other lighting must be controlled with natural light from windows supplemented by brilliantly designed table and floor lamps. It's not rocket science but people are too lazy to learn.

      @@davidhunternyc1 You are preaching to the choir here! I especially like your comment about the dimmer switch! I lived in Brooklyn years ago, do you mind me asking you what your favorite neighborhood in the city is?

    • @davidhunternyc1
      @davidhunternyc1 10 วันที่ผ่านมา +1

      It depends. My favorite neighborhood is Greenpoint Brooklyn. It’s stunning. Low pre-war buildings, wide open skies, the best swimming pool in NYC, quiet, walkable, safe, with the best restaurants I’ve ever been too. It’s gentrifying quickly, like Williamsburg already has,but to me Greenpoint is the spirit of NYC. My friend got a studio apartment on Riverside Drive and 82nd St on the Westside of Manhattan. It blows my mind how quiet and bucolic this street is. Across from the park, near the Metropolitan Museum of Art and Lincoln Center. NYC is at his fingertips. He’s very fortunate. @@Jeff-Suburbs-of-NYC

      @@davidhunternyc1 Greenpoint is beautiful, I helped a client purchase a new construction apartment with a giant double height living room. But you are right the older buildings are really cool up that way. Thanks again for watching and commenting! Please keep in touch if you are ever in need of real estate services and enjoy your summer!

    A $150k.?

    • @davidhunternyc1
      @davidhunternyc1 14 วันที่ผ่านมา

      That's my guess too. The exorbitant price of housing is ridiculous. $150K is what this house should cost. And if people want to fight me on it, enjoy paying the property taxes and homeowners insurance.
