Thank you to all concerned for an informative & entertaining live stream. It struck an ideal balance, providing useful detail in a light hearted manner 👍. As Helen stated, from the the outset, on areas other than Estate Agency, they were offering their comments based on their own experiences. In all areas of moving to, or buying a property in Spain, you should always speak to qualified people. Therefore, if you need an Estate Agent, Helen is a suitably qualified person you would turn to. Great video this one, very helpful, we used to stay in San Luis but haven't been for a few years, we're hoping to one day buy a place between the lakes because of it's micro climate so all the things discussed tonight were very helpful, a big thanks from us 👍
Hi Ste, yes, a very healthy place to live with everything you need including hospitals, banks, bars and restaurants. Torrevieja is an upcoming town/city with great developments underway including the excellent new park at La Siesta and the marina development which is coming on nicely. Thanks for watching, all the best, Mike and Yvonne.
Hello, nice video. How is the mosquito situation where you live between the lakes? I have heard both good and bad and you who live there should know best.
Hi Magnus, some years are better than others, generally the mozzies are kept under control by the local council as they go out and spray after rain storms etc. We couldn’t say it’s perfect but the situation is no worse than anywhere else in Costa Blanca. Thanks for watching and for your comment. All the best, Mike and Yvonne.
Hi Guys, thanks, great info. Can you recommend how to bank just to pay bills in Spain as with the charges by La Caixa, including charging for Sepa transfers in Euros! Fed up with these charges, can you point to vid or info to bank elsewhere with little / no charges, just to pay bills by DD send spending funds when in Spain? Regards, Mary & Chris, Non Res in La Manga👋 ❤
Hi Mary, thanks for watching. We have a Wise account and manage everything with that. We closed our Sabadell account after we got fed up with the 160€ a year charges. We changed all our DDs by going to each office and doing it in person, then waited for each one to come out to ensure it worked. When we were confident all was well we closed Sabadell. That was two years ago and we have had no problems. We haven't done a video on it as we don't consider ourselves qualified to do it but you now have our experience, hope it helps you.... Thanks for watching, Best wishes, Mike and Yvonne.
@@BetweenTheLakes Great, thanks both, will deffinately try the Wise account. Can I ask, do you put resident UK and Euro for currency you want account in (bit confusing)? We are out next week until New Year, spent 1st Christmas in La Manga last year and loved it! Keep up the good work, take care, Mary & Chris ❤️👌
@@marybsmart50 Hi Mary, Your name and address on the account should be your place of residence (i.e. we are UK residents so we put our UK address) it doesn't really matter from a currency point of view as you can have many different currency accounts. I have three: GBP, Euros, and Turkish Lira. You get an account number and IBAN for each one and you can open many. All the best, Mike and Yvonne.

Hi Jason, thanks for watching and for your comment. We wish you all the best with your plans to buy in Torrevieja. Any queries regarding properties, contact Casas Espania, Helen and Andy will be happy to help.
Excellent video and information. Thanks so much. We are heading over on 5th July to continue our property search. Still a bit confused about using an agent. Whether you should only be viewing with 1 agent? Or do you need to visit a few?
Hi Alison, thanks for watching. We initially visited a few different estate agents around the area we were interested in. The house we eventually bought, after many trips out over a few months, we knew, was the one for us. The whole experience was a good one with no problems and we had information every step of the way from Casas Espania and their recommended solicitor. Good luck with your house hunt, best wishes, Mike and Yvonne.
Hi Rob, thanks for watching. We had an account at Sabadell but found the charges very high, 40€ per quarter, so we closed the account and went with Wise. All Spanish non-resident accounts are about the same...lots of charges. Resident accounts are a bit cheaper but still a lot more than the UK. All the best, Mike and Yvonne.
Hi Clare, Yes, we can walk to several different urbanisations from here in Altos del Limonar. There are lots all within walking distance as this is quite a built up area and will be even more so when La Hoya is finished over the road. Thanks for watching, Best wishes, Mike and Yvonne.
been following you for a while and enjoy your fun and informative videos. Im looking to buy soon Budget up to €120.000.We wo t be driving so we need to be walking distance or bus route. to amenities.I thought with your knowledge could briefly guide me to what areas. Was looking at Playa Flamenca La Zenia Cabo Roig ...was looking at VillaMartin but i think to far from beach with poor bus service. We started up at Grande Alicante and Santa Pola but ruled it out to far and hilly.Went down into Murcia Los Alcazares but they have had bad floods. So looking at Torrevieja..the places i mentioned. Thanks in advance if you have time to answer. Just to say it will be a holiday home.
Hi Steven, thanks for watching. We always recommend you do what we did: come over and see all the different areas for yourself. Everyone is different and has a different take on things so what we might like, you might not. Having said that, we are delighted where we are as it has everything we need and also Torrevieja is a very much, "up and coming area" with the new harbour project, new park in La Siesta, new bus station soon and a massive new development in La Hoya. We have supermarkets nearby and plenty of bars, restaurants and entertainment. The areas we like are all around the CV905 road coming out of Torrevieja towards Ciudad Quesada. These include Jardin Del Mar, Altos del Limonar, La Siesta, El Chaparral, San Luis and Limonar. The new development at La Hoya will be one to keep an eye on but not ready for a while yet. The places you mentioned are all great places so it's difficult to pick out what would be best for you. I would recommend you get in touch with Helen, Andy or Gareth at Casas Espania to get a feel for what's available in those areas I've talked about and they will set up some properties for you to look at, I'm sure. Their details are on the QR code on the video and in the description.. All the best in your search and we hope you find what you are looking for. All the best Mike and Yvonne.
Can you recommend real estate agents in Valencia and Alicante? We want to buy city centre in one of those two cities so an agent located in the cities would be best for us. Would Casas Espania be a good fit? Thanks x
We don't know any estate agents that are physically in Valencia or Alicante but I'm sure Casas Espania would point you in the right direction...Their details are on the video (QR Code) All the best Mike and Yvonne.
We have a friend in the Uk with a property in the area, he wants to sell and it’s possible we would buy it. Do we need to use an estate agent? He wondered if he could sell it to us in the Uk- but we don’t think that’s possible?
Hi Alison, we are not experts in this, but you would need to have an NIE number, which is your Spanish Tax number. You would need this to buy a house in Spain, and I would suggest that you need a solicitor to make sure everything was ok with the property, no outstanding debts on it etc. Debts stay with the property and not the owner so it must be checked or there could be some nasty surprises. for example Non resident tax could be outstanding if the previous owner never paid any. He or she may not have been aware of it, it does happen. I would suggest use professionals....All the best, Mike and Yvonne.
In the video you mentioned someone called Alex I think who could give me advice over a zoom call about living and immigration paperwork. Would it be possible to share the information please?

There are lots of routes to residency. There are some good videos on line about it....start here: th-cam.com/video/-3ZRbbGMzvA/w-d-xo.htmlsi=oBbErjznJla5LawD Thanks for watching and your question, best wishes, Mike and Yvonne.
I would want my own legal representation, the lawyer acting on behalf of the seller has not got my best interests in mind - so based on your advice I’m running away from you guys !!!
That's fine Joe, no worries, I can understand this. We can only describe our experiences, and they were good for us. We would trust our guests Casas Espania, they are good people with many years of professional experience with all the relevant certifications and many satisfied customers. All the best, Mike and Yvonne
With the greatest of respect, some of the answers from these Estate Agents are nebulous and debatable. If you want clear answers to the queries that have been raised then my advice would be to seek correct LEGAL advice from qualified lawyers OR from the President and Administrators of the Community of Owners if the property you have bought or might buy is on a Comunidad de Propietarios. AKA a Community of Owners. Do not buy in Spain thinking that you can do what the heck you might wish, because property law is very different in Spain as opposed to the UK. ALSO, they speak of Non Resident Tax being so much lower than on e might find in the UK , true and the "Council Tax" in Spain or S U M A as it is known is much lower than the UK, BUT and a big BUT, if you are on a Community of Owners and have communal facilities like a pool for example then you will be liable to pay Community Fees each year for those communal facilities. These can vary tremendously. For example a Community of Owners with 14 apartments with a communal pool pay 700 euros annually ! That is what the Community of Owners paid when I was the President of the Community for pool maintenance, water electricity and communal areas cleaning etc. So, beware.
Agree with everything you say. The problem is that it is not in the interest of the estate agent, or developer, to divulge all the hidden costs, as it might result in a no sale situation and loss of commission. Information about costs need to be far more transparent at the point of sale.
Hi Roy, Thanks for the comment. I (Helen) am actually a qualified real estate agent and legally registered with the Valencian Community, therefore my agency complies with the law here in this area. We did actually say that community fees can be anywhere between 100-3000€ P/A depending on the community and the amenities within the community. Any good agency will be able to tell you the community fees of a property before you buy and I would advise anyone to find out this information before considering a purchase as some fees are equivalent to the costs each month of a mortgage. The council tax equivalent here in Spain isn´t called SUMA. SUMA is the company in this area employed to collect it. The tax is actually called IBI (Impusto sobre Bienes Inmuebles). Again, any decent agency should be able to tell you this amount before you make a decision to purchase. Our answers to questions were as accurate as possible and for questions about subjects we are not qualified in, we did say that we are not experts and expert advice should be sought.
I would never buy in Spain, rip off prices and poor quality building work. The 90 day rule, and pressure from the Spanish government to curb the influx of tourists will have a massive impact on property values.
I personally think the prices in Spain are generally low and good value. The 90 day rule is the main issue for me. I might still buy in Spain in the future
