Andheri area is a high price real estate, also Andheri railway Station handles Harbour line, Western line and also METRO (Versova-Ghatkopar) connects the busy Saki Naka & goes very close to the airport (walkable distance) being close to the airport, there is limit to how tall the buildings can be built there (Airport Authority dont give permission for high rises)
Airport located in the middle of city does pose problems in development of high rise buildings in Mumbai. The same problem I think is going in ghatkopar where buildings have height limit bcoz of the flight route. Government should shift the airport to the outskirts of city in place like navi mumbai

The Quality of life improves, travel becomes much easier, time spent on travel becomes less and cheaper, this is specially important for place like Mumbai, Lets say I want to travel from Borivali to Mulund (both mumbai suburbs) Earlier I would maybe take a local bus or ST to Thane, with local bus there would be at least another connection. Then from Thane, take a train or rickshaw to Mulund, Train would cost Rs 5, Bus Rs 10 and Rickshaw Rs 100. Other alternative is Trains from Borivali to Dadar (North to south) and then change train at Dadar and take train to Mulund. Now with this connectivity improvement, there are multiple options Also now I can go Borivali to Andheri, then Metro from Andheri to Ghatkopar and then to Mulund. There are new metros connecting whereby with few metro changes, I can go from Borivali to Dahisar to Thane to Mulund. with these metros the road congestion will be less (at least for few years) connectivity becomes easier. Slowly but surely, all important cities should have metro to support the local trains and Road infra

Not to mention various tunnel tech we india learnt making them. I also believe there is a port commissioned in Maharashtra.

Dadar on both sides also needs a revamp. Platforms are so tiny in terms of width.
