Did you mention the level 2 survey fees. I'm going through this process at the moment. I paid for survey,the report wasn't great . I then got a damp survey done highlighted by the Initial survey report level 2 survey,together they cost me nearly £800. Went back to the seller asked him to reduce his asking price for cost of all the repair work the house needed and he refused so I lost that money and walked away. One month later he dropped his asking price to less than I renegotiated"eat humble pie". Just had another offer accepted and paid for another survey yesterday so fingers crossed this time. No one tells you , you might end up paying for multiple surveys another added expense.
Buy freehold not leasehold as you don't own the land and you have to pay service charges and maintenance and you have to ask the landlord permission to do things it's ridiculous. With a freehold you own everything

Defo complain at the SRA as solicitors are regulated. Conveyancing solicitors are mostly incompetent you need to do most of the work and chasing or they will frustrate and cause delays! you should have asked for a reduced fee for their incompetence

So if you don't want to be stressed out, a moving company is ideal. If you have friends to help or can do the packing yourself, then you can rent a van.

Freehold means you own the land the house was or is built on. Lease hold means you do not own the land the house was built on.

In wales I have seen new build for 244k for 4 bed, also seen 280k for 3bed, Flintshire wales
