      this is what i was saying since the first video . they really need to remove all that green stuff in the lake and put a big amount of money for cleaning and taking care of it . Estate development is not an easy thing to do , gotta think about alot of stuff .

    Beautiful view 😍 hope they 'll work on the lake and clean it up. The finishing is not that great but i understand that u 're selling the view. I'm impresse with the rooftop view & th3 solar system.

    What I notice in the nigeria real estate is that don’t plant trees to make the estate more greener compared to other countries Africa with their modern real estate. I don’t think I can spend my dime in this kind of estate

    That's a very basic design for 750M. I wouldn't want to pay 150M for a house with that tiles, design and finish.

    I am very disappointed. Nigerians should learn what luxury is. This is no where near luxury. This project used cheap materials with very poor finishing and calls it luxury? The choice of tiles very poor. The kitchen too ugly. I think I need to pull out my luxury real estate expertise and start consultation. Abuja real estate are not impressive at all. Very unfortunate.

      Yeah to me this isn’t luxury also, they just crammed lots of buildings, there are no trees nothing. Probably because the land was expensive or they were just being greedy and lost focus. Also I’ve never heard of the developers of this property before. There are some top ones that are good and are however evolving like cosgrove, bilaad etc

    Terrible job. They should have given a proper Estate developer that comprised of landscapers, with a team of different specialties to be to maximize and optimize this place.
    No be just to build house gba like that who does that? A lot of things needed to have been considered

    Very beautiful location to have this development on the water's edge but the architect need to come to the party on the layout and finishes. The architect played it too safe in my opinion.
    For such a big house, the bathrooms could have been a little bigger with more natural light. The kitchen and lounge areas need to be a focal point of the design as those tend to be the selling points.
    There seems to be a few dead spaces as well which cost the developer to build but not quite practical as usable spaces.
    The use of big tiles on floors is spot but perhaps the brownish colour choice was not the best.
    I also feel that the architect missed an opportunity to integrate the master bedroom balcony with the bedroom and the lake You can never go wrong with big sliding doors that open directly onto a wide balcony. You want to be lying on your bed with open curtains/blinds and still have the view of the lake.

    it's a good development by the water don't get me wrong tho but the finishing is just poor to me , the interior design poor , the jabi lake is dirty and smells so they need gonna have to invest some money to cleaning and removing the green stuff in it .

    What a waste of space and resources! All these mushrooms property developers in Nigeria need to take a tour to American home designs and see what is obtainable in the developed world. Imagine a 3ft wide washroom for a house that is listed for 300 million? Also, how do I reach the stupid topmost cabinet in the kitchen? I guess they will provide a permanent ladder 🪜 in the kitchen.

      All these homes are so cold on the inside, no warmth at all. No creative interior design styles or themes. No beautiful baseboards or wall paneling to showcase the skills, or encourage creativity of local artisans. Doors, windows, ceiling and wall switches installs are often messy. Paint finishes are often messy. Kitchens are often plain, bathroom layouts are often suffocating. Lack of attention to very important details is consistent. The price tag on these homes are often absolutely ridiculous. Almost $1 million?

      Greedy is an understatement. Just look at the clusters of blocks, no space, no landscaping, no room for greenery, houses are just choked up, I can't spend such amount of money for such space, is not about the name "water front apartment" but the serenity that supposed to come with it.

    Interesting house but poor joinery (doors, kitchen units, wardrobe kind of h outdated for a high end property). Service charge and particularly, facilities management will need to be on point after ripping out the interiors (except the glass balustrade and the recessed LED, ceiling lighting. Hopefully, given it’s almost $1m price tags, the waterfront property, is smart home facility installation ready.

    The houses are far too close to each other and it would have much more presentable to have carpet grass rather the unkempt looking grass. Didn’t like the cheap looking sliding doors and I think they could have been a bit wider for the wall space. The wardrobes in the rooms should have been fitted and the rooms looked quite bland and lacked any sort of design. Overall I wasn’t too impressed, but I’m sure the developers would do much better with their next project.

    I love that this house is not just a slab of shiny white tiles. It’s just a relief from the crap heavily pushed in the Lagos real estate videos. I love the doors that lead right out of the bedroom. Just a really nice view to wake up to. I love that walls are not also overdone in the bathrooms. It’s a home you could move into and not be forced to spend millions ripping up what developers put in. Much more tasteful.

    Beautiful property, in general. Looks like finishing touches are on the way. If I wanted to come in for $900K USD, I would need to know a lot more about the quality and proximity of water, electricity, sewage systems, schools, public transportation, hospitals, shopping centers and more.

    I'm glad to see a lot of people in the comment section have sense. The majority of the cost here is the land. They could* have gotten a smaller parcel of land instead of TWO WHOLE PHASES and built a high rise (maybe even multiple towers) so that they could focus on the interior finishing with more of their budget and justify the price tag.
