    It is difficult to make exact projections for the housing market as it is still unclear how quickly or to what degree the Federal Reserve will reduce inflation and borrowing costs without having a substantial negative impact on demand from consumers for anything from houses to cars.

    You timed your villa in Goa very well. Appreciation happened in major city in last 1 year but this cycle will return after 5-9 years now. If some one buy now anything appreciation will be dramatically slow and complain will come back

    Thanks for the guidance. Looking for clarification on 2 points.
    1. Is 4 % yield calculated based on total money needed to acquire property. Since there are various fees ( Gst, stamp duty, registration, maintenance deposit, other fees, finishes before apartment can be rented) based on the purchase price, almost an additional 20 percent on purchase price.
    2. Also if rent is 40,000 a month, so 4.8 lakh a year. The owner may have costs for taxes, insurance, society, maintenance fees. So net amount in pocket maybe 3.8 lakh. So we use 4. 8 lakh or 3.8 lakh to calculate the yield.

    For real estate there are additional 7-9% transactional charges( registry, stamp duty, lawyer fees) + 2% brokerage if anyone is buying through a broker. I am not calculating the interior costs. So roughly including interiors it would be an additional 20% over and above the property price. I have not taken the processing fees, franking, hypothecation charges in case of a bank loan.First 2-3 years ka gains are all gone. RE will give returns only after 7-8 years with a very poor IRR.

      In real estate you also have a benefit of leverage. You need to have only 20 rupees in hand to buy property worth 100. In long run property appreciation has outpaced home loan rates.

      @@abhijitkhopkar1500 Everyone knows about home loans, not a very good argument. Property prices won't appreciate at 10% cagr, except some specific pockets in the country. The final costs incurred are very high which eventually eats away your returns. RE is only for the end use.

      ​@@abhijitkhopkar1500But you won't be paying back 80 to bank. It will be 120-150. Consider actual returns after removing downpayment, stamp duty, registration, paper work charges, maintenance, interior, property tax and loan amount including interest then you will get the real picture.

      @Vikas-nt3mk In tier 1 cities, real estate has already become a white money business. Home loan is good as interest rates are lower than the appreciation rates or grow in stocks. So park your excess money in equities and keep paying EMIs. Home loan lets you appreciate the money you didn't put to begin with.

      @@abhijitkhopkar1500 See RE is only for end use of the buyer. This gives you comfort, mental peace and pride of ownership, apart from this there are no financial benefits per se. People investing in properties by taking loans and renting it out is not a very wise opinion in my perspective if you have a single source of income or aren't a millionaire. There will be lots of overhead costs involved in managing and making the property liveable, after the purchase. I have put this perspective on the basis of flats and not a villa or a piece of land where you can demolish after 20 years and reconstruct something on it. It's very easy to put these enticing videos on REs if you earn 15-20 lakhs a month and you have lots of discretionary free cash flow. For middle class salaried guys it's very difficult.

    Not sure if I am missing something or you missed to deduct the home loan interest from the yield of ~9% per annum. A person will end up paying 1 Cr interest on a home loan of 1 Cr taken for 9-10 years. So, logically that amount should be deducted from the profit earned from the rental yield and Property rate appreciation.

      I think he is mentioning gross rental yield. Mortgage payment is taken into account for net rental yield.

    I live quite cosily in my 63 year old ancestral home (after all that’s what my ancestors meant it to be). I’d invest in a place where I wouldn’t stay and use it purely for the cash flow.
    And if I ever build a house, I’d be designing it myself as it would be an expression of my individual style and aesthetic. That way I won’t be compelled to buy something that’s not my kinda home. I could also restore and maintain an older property of my liking.

    Fundamentally we need to distinguish if you are buying property based on complete leverage (loans) or you have over 80percent cash in hand to invest into the property. The equation on yield will be determined based on the above scenarios.

    In Bangalore the scenario is completely different,within the last year(past 12 months) prebooked property prices have increased by 35-40% and every unit of property is sold.These are all high rise high density properties.What would be your recommendation for these?

    For cash flow why not invest into bank fixed deposits. You will get 7% interest. Compared to 3% rental yield.

    Problem of black money I have felt also. I went with one of my family member to buy a flat. They were asking 45 lkh. They gave a whopping discount of 9 L when we said we can give all in cash now.
    Max politician takes the cream of real estate in Kolkata..
    Just to show lower valuation on paper. They bought a whole top floor and had not built all the walls to keep the rooms bigger.

    There was spurt in prices in real estate all across India, but this would be just one time and again a long phase of no gains after this. Buying 1.5 CR property in metro is no joke especially when salaries are not going up in the same proportion. Don't get swayed away by the recent jump that happened in the aftermath of Covid where people saved some money to invest. It won't repeat each year.

    I have been watching his videos from 2 years . Initially when he couldn't find property at desired price he spoke against real estate investment and now b'se he has got some appreciation on real estate he is giving Gyan .
    Also sometime back he was crying on TH-cam saying villa price in Goa is around 3.5 cr too high . It's better that I buy property in Portugal this way I will have citizenship as well . Now he is owner of 10cr property. Kuch bhi

    Can't deny the fact that *VRI TOKEN* has the strongest bet to bring lights back to this industry after we suffered FTX, Celsius, Tera and so on. Sure if they fail it's done for good but the pressure is too high and I think they will keep proper liquidity rather than these others. Don't see them going bankrupt any time soon.

    Hello Akshat, have you thought of investing in Real Estate in Dubai? The RE market in Dubai is exactly opposite to India with very low mortgage rates (3-4%) and significantly high rental returns (10-11%). And above all appreciation. My one property in Dubai have fetched a return of 340% in 3.5 years and other property of 120% in 1.5 years. This is including appreciation and rental return.

    Rental yield in lucknow is the worst. People will buy houses for 1.5 to 2 crore and the rent will be 10k to 15k per month

    High rise high density can also give 9%+ overall yield.
    Bangalore is a city which has ocean of individual houses but people who are not native to Bangalore, they want to buy house in a gated society. High demand and low supply of gated societies in many areas drive up the prices.

    My quote: "Any course which is valuable is paid => Any course which is paid and actually valuable will be found for FREE on freedom internet" -1) I think I will buy this course, cause almost 0 Indian paid courses are firstly available on freedom internet; 2) I trust you and I don't think any such class is available anywhere.; 3) Do consider why you support freedom (AKA Bitcoin) - Bitcoin has extremely strong roots in actual freedom, and bitcoin is considered as ultimate freedom tool. Paid courses for free on internet is just 1 part where bitcoin started.
    FYI- I deleted 50 BTC worth ~10USD in 2010. I wish I could ask for more discount on your course, given the hard job and my humble beginning. Just hope coming to Goa would be worth for a salaried person like me. and not for business folkes

    But however if you invest 1cr in suppose ITC stock, you will roughly get 23255 odd shares at current rate of rs 430 each. even if company yields a yearly dividend of rs 20, it will be around 4.88lacs per annum. The amount is not bad in any manner.

      I will tell you with my experience from 2006 since I began working. All these financial influencers recommend not to buy real estate. I was also a fool to buy all these stories and my colleauges built a sound portfolio with real estate. In long run all across the world nobody has regretted buying property unless someone has really duped you. It is a proven way of wealth compunding even in very sparsely populated countries like Canada and Australia.

      He is just talking about Tier1 cites in India, it may give 20-30% returns in cities like Goa, Bangalore,south Bombay. But when it come tier2 and tier3 you hardly make 4 to 6% including rental income and property growth.

    Actual rental yeld really reduces after paying property tax, maintenance, etc, great to know the 4% rental yield guideline, its an easy indicator to buy at correct price.

    This guy said all this time that people are not wise financially they invest their money in real estate rather than other important aspects.     Most of the guys here if they are going to buy real estate , it would be via a Loan . That's why it never made sense to invest in real estate , if we had money we would have put it on real estate too.

My house and vehicles are paid off, I have one Visa card for all purchases, which gives me air miles, and I pay it off monthly, but my score bounces between 800 and 820 without changing any of my patterns, so it’s manipulated for some reason. *VRI TOKEN* made it stay at that range and getting it up

    Hello Akshat, i have some properties where the yield percentage i have as of today is 7.65% without appreciation. The property is on loan. Is it good? Or a property needs be loaj free for the rental yield percentage to make sense?

    But i bought a high rise apartment when it was launched in bangalore. All flats sold out and when the last flat soldit was sold for 17% more than the price i bought during launch. Akshat what is your thought in it?

    So even if a property like a flat gives more than 5% yield, should be buy it (more than 1) ? Or should we only consider commercial properties or houses(with land), which is obviously more expensive

    Can't deny the fact that *VRI TOKEN* is the strongest bet to bring power back to this industry after we suffered FTX, Celsius, Tera and so on. Sure if they fail it's done for good, but I don't see that the biggest tech company in the world would put everything at risk just for that.

    Some how, you calculated yields based on property prices. I base my yield on the amount investment (down payment) I guess that’s the right way of calculating.

    I still think *VRI TOKEN* has a great future because it's owned by amazon. Also I don't hear anyone about DFI? Taking the biggest blow right now. From 5000 euros to 330.... will this still work out in the future? And since BTC will fall even further I think we haven't seen the bottom yet!

    Goa is a very small state with limited Land.Outsiders should not be allowed to buy land/Villa in Goa as bcz of ths there is pseudo rise in prices of land which becomes difficult for locals to buy at such high prices. There should be some domicile like 5 or 10 yrs stay mandatory before buying land/Villa for outsiders.

    Majority of peole have 0 gyan about investing...and they will quetion anything and everything you say akshat....
    I remember he never said or asked anyone of you to follow his investment ideas.....he simply gives you info about what he is doing and where he is investing......its finally your call to do the same or not....
    Nd rahi baat that real easte me ye cost voh cost hai....real estate is one of the biggest wealth creators for a lot of people when done correcting as an investment.....same goes with equity....
    A lot of hate commentors are investing majority of you wont become jhunjhunwala. Yet you all are investing....same is the case with real estate.....
    Its all about the deal you are able to crack....i have bought many lands and sold them at good profits in matter of few months and sometimes a year or so....in some cases even at double in 2 years

    Real estate is always better for long term..... i saw people earning more than 15% cagr in agriculture land and open plots.... if you purchase agriculture land and develop you will get more..... constructed properties have different sinario.....
    Another benefit is that.... if u purchase and sell in cash... then u can also save huge tax.... it is not possible in equity and mf bonds etc.
