A few years ago, the average wage for a CNC operator in Ontario was $25 per hour. Today, it has decreased to $20.70 per hour, despite being a skilled trade. In my apartment building in Cambridge, Ontario, the rent for a two-bedroom apartment was $1,600 per month a few years ago; now, it has risen to $2,300 per month. In my opinion, this situation with immigration is a significant disaster for both Canadians and immigrants.

I think the biggest obstacle is regulation and red tape. Not only towns with zoning laws, but theres millions of acres of forest and agri land available, but you cant build housing without permits. 2nd largest country in the world doesn't have enough land to build on? Completely self-inflicted problem. I uderstand Toronto and Vancouver for shortage of land, but prariries, notthern Ontario not...

It does and the "cost" is immeasurable for the quality of life of either one group or possibly both groups eventually. Of course the reason that groups of people wirh different values are immigrating in the first place might be relate directly to those values (morales systems or lack there of). But let's just pretend that doesn't exist right? Let's talk pure GDP and shareholder value!
Could you get a data-driven conversation that analyzes growth in population/households alongside growth in household units (both ALL kinds AND single family units separately considered) for as long of a time horizon as possible? Everyone focuses on the *Since 2009* component but if you zoom out, it looks to me (using FRED data) that there is no shortage. There is just a shift in preference towards using single family homes for travel (Air BnB has taken market share for example) and a shift AWAY from apartments (COVID spooked a lot of people) and I wonder if this shift in demand is the real reason for a "shortage", not a factual supply deficit. Especially because commercial real estate pain would likely result in more affordable apartment units, thereby skewing demand back towards that type of unit and any significant job losses would alleviate those excesses in demand for travel.
Free market Economics has answers for all of this. It really is very simple. Fire all the bureaucrats, and let markets work. Quit all this political non-sense, how many houses should we build?? The answer is none, not a even one. Let the market handle it. It is called Supply and Demand. It sets the price. Having all this state involvement only causes higher than market prices and shortages.
