    It took me a few views to get through it but I thought it was first class and really a must for prospective purchasers. We rushed the viewing process too but 2 years on we have a nice reformed townhouse. We got caught with the cadastral value a week before completion, luckily we had the extra 3000 euros but it did hurt at the time. The only thing I think was missing(but I may have missed it) was the ability to buy your currency forward for up to a year if the rates are good.

      Thanks for watching. Various money companies have different deals on and work slightly different to each other. Buying it forward at a good rate can have penalties if you don't complete the transfer, though. You can also get them to contact you when the exchange rate reaches a predetermined value you agree on... thanks for watching.

      Hi. A community and an urbanisation are really different due to size. An urbanisation could have different communities within it and also amenities like shops, restaurants, doctors surgery etc. an urbanisation also does not have a president and specific rules put in place by a committee. I suppose an urbanisation is a little like a village, hamlet or suburb. A community is a smaller group of properties with a committee of owners which has community rules in place. It can have communal facilities like swimming pools, gardens etc. A community will have community fees in place to be paid each year towards communal amenities. An urbanisation won’t (unless you’re in a community within an urbanisation). Both communities and urbanisations can be gated but not all are, and not all gated communities/urbanisations have security guards. Hope this makes sense.

    i tryed to work out the non residents tax.not sure i got it correct.im hoping to buy a property of £70000. i worked out 2% of that is £1400 and that multiplyed by 24% is £336.00
    that doesnt sound alot.is that correct?

      Yes. But it would probably be even less than that. It’s usually calculated at 1%, not 2% but can fluctuate.

      Also, you need to submit the forms for each person who appears on the property deeds and each person is responsible for their percentage of the tax. So if 2 of you own the property you’ll be responsible for 50% of the tax amount each.

      Hi. If rented out: short term, you need a tourist license and pay 24% tax on EVERY BOOKING. If long term, be advised as soon as tenants move in they have the right to stay in the property for upto 5 years... (but you don't need a tourist license for that)- we'll ask our accountant that is helping with the videos on visas etc. to cover taxes in one of the videos...

    I guess now, when property market is a bit softer that earlier, one should at least to try to negotiate the price also for a new build property. Btw, what Spanish bank would be a good choice for a foreigner, do they all have internet bank in English and so on?

      Hi. You can always try an offer on a second hand property but at the moment demand out weighs supply so be realistic and don’t expect a big discount. On new build properties you will not get ANY reduction in price, the price is non negotiable. The cost of building materials are constantly increasing and so are the prices of the new build properties.

      Hi. It’s 100% a sellers market at the moment and there a lack of resale properties available. This has pushed the prices up and making it less likely that sellers will actually consider offers at all. That being said, I’d still try an offer to start with, maybe 5% but be prepared to pay asking price if it’s somewhere you really want. Hope this helps.

    Great video! Very informative and thorough. I have a question. For buyers who do not live in Spain but buy as a holiday home and not a primary residence and can only use the property for 90 days at a time (Schengen rules) and it will sit empty for months at a time. Is it safe leave it empty for months at a time? Are there companies that will look after your property for you while you’re not there? Thank you.

      Hi. There are key holding companies who will Taylor packages to your specific needs. Also, you can have alarm systems fitted, security grills to windows etc. I would also recommend maybe putting lights on a timer so that it looks like someone is home. Generally speaking there is not a massive issue with squatters but it is something that rears its head occasionally and needs to be considered. Thanks for watching and the comment!

    If you're resident in Spain and want to sell in order to buy somewhere else, I presume there's no capital gains tax?....I'm assuming capital gains tax is only applicable when your Spanish property is your 2nd home?....

      Hi. Capital gains tax is always applicable if you have made a profit gain when you sell a property regardless of residency status, and is taxed as a percentage on the gain made. However, if you are going to reinvest the full capital from a sale in to a new property purchase it is often possible to offset capital gains tax. There is an annual tax to pay on second homes if you are resident but this is different to capital gains tax which is only charged on sales.

    How can you say that the agents fees are the responsibility of the seller, when they are added on yo the purchase price. That means the buyer is picking up the costs when they pay for the property. Please advise.

      @@linda6131 because the seller should agree with the agent to pay a % of the sale price to the agent as their fee for marketing the property and hopefully finding a buyer. That fee is between seller and agent. As a buyer, you should not pay a fee to the agent you are buying through.

    I have lived in spain for 6 years and have spanish residencia.
    The prices have not followed inflation but greedy owners from Madrid and Barcelona who own theses properties and will along with the agents hike the prices up to stupid levels.
    That's why Spaniards are complaining as well.
    Seeing that your both agents I never included you , but don't be rude to me.
    You will know from the uk on a national survey of the most hated profession is estate agents, there is a reason for that, again I am not including you, but please even acknowledge, idealista puts a property on there site, you ask for agent to view it, they remove the ad and a week later it is up 10k, that is distortion in any language
    Good luck with your company , but spain is still a dodgy place to buy property

      @@michael49288 Idealista IS one of the massive problems. Anyone can advertise whatever they want in there. It’s not a portal specifically for estate agency use. We made this video for our TH-cam channel (Brits Living in Spain) which is a hobby and not a work tool, because people asked us to. If you look at our back catalogue there is hardly a mention of estate agency. We just wanted to give people a little advice on what to do and what not to do from an honest and professional opinion. If you actually watch, you will see that we are warning people of the things to look out for that might be underhand practice.
