I've watched quite a few of Arvin's videos and there's not a house that I would buy no matter how rich I am. The design theme seems to be to make the house as big as you can with no idea of what to do with the many rooms, so the houses end up looking like office buildings or shopping malls. Although Arvin talks about selling to families, I suspect these properties are places to park money and not for living in.
Hi Arvin, Great videos I love your channel and commentary. I just wanted to point out something about the fireplace screen. I believe the screen is supposed to be operated by lifting the screen itself not by reaching your hands out to pull the counter weights. The counter weights just create a track for it to move and to reduce the weight. I imagine the realtor smacking their forehead when Enes did that.
Now that I’ve watched Arvin’s reaction to this it still won’t change my mind that I like this house despite of the flaws. I can actually see myself living here and if I have money and this comes back to the market I might even hire Arvin to represent me on buying it.
I love this house too. I've watched the video at least 3 times now. Just something about it. Maybe some rooms are small for a megamansion, but so many of these homes are just wasted excess and that's worse. He is correct about all the different types and colors of wood, that is definitely a miss. I'm a cabinetmaker and it looks to me like the brown cabinets were refinished or something and they were not done well. Those doors could be replaced to match the floor and that's most likely natural white oak.
Would love to see your take on "the One" mansion, probably following the Enes tour. From $500 million asking to $140 million bankrupcy auction just like that...

But ... ultra-wealthy people probably don't buy these properties to live in. They buy them to park their money some place that's relatively safe. Heck, they probably don't even buy these properties. Instead, their businesses buy the properties and expense the price from taxes.

Why do most of these modern homes look like corporate office buildings. This one looks like something I'd see driving up Rte 22 north of White Plains, NY. Also, the interior is just a bunch of corporate board rooms strung together. Maybe they can change the zoning to commercial and sell as a high-tech company HQ.

The house has it's plusses. You can warm it up with changing the sealing and put in some gardening/ landscaping. Arvin is sometimes overly negative with stuff that can be easily changed. And going on about a pillar which is just classic design. I also loved the louvers for instance, you never see them on that scale. Of course Arvin didn't talk about that. It had nothing to do with containers, it had to do with volumes. I guess the architect/ owner loves volumes. You can make that work. Glass sides can be easily tempered with lace curtains and keep energy in, Arvin should know that. 🍹
Arvin, let me explain to you why the piece of glass in the swimming pool is expensive. If you look at the edge of the glass, you will notice that it is not green like normal glass. It is completely transparent. This means that the glass does not contain any impurity. As far as I know, only Saint gobain in France makes a small production of this kind of pure glass. It is really expensive, I do not know if 35k is the correct price, but it is way more expensive than regular glass.
Cover your room with 60% of a main color (typically a neutral one), 30% of a secondary color, and 10% of an accent shade. Keep this consistent and only change the accent. It's the number one rule in interior design and breaking with it is a real art very few can master. I don't like this tap brewer and knock-knock dishwasher either. If your interior design becomes to depressing be careful those guillotine doors might seem like a fix.... Alternatively you could use the heat lamp gallows for the outdoor dining table. Maybe this amount of heat lamps on the outdoors is for more intense interrogation on the hot chair. I am surprised they didn't put in a food truck in there instead of a dining table on wheels next to those garage ehm guillotine doors Maybe this piece of glass in the pool comes from Murano but I don't think so and it show a general problem in the luxury industry and that is getting overcharged. The entire home is a giant bulletproof panic room. The staff quarters in the basement are actually nice and even have some Liaigre furniture pieces. Those home cinema sofas are easy to clean if you ever throw one of those snctm parties in this property... Those olive tries are there to provide proper cover for the soldiers waiting for their next mission below the property. The garage doesn't have a turntable because tanks can rotate on their own as they are tracked vehicles. Even cooler than a washer and dryer in the master WIC is a V-Zug RefreshButler.
Top marks for picking up on why there isn't a turntable in the garage. So many people would insist on putting one in not realising their tanks have built in rotator functions. My one critique is there isn't anywhere discrete enough for the panic button.

I did start going down the rabbit hole of Enes and the like's tours of houses last year...and admittedly other than the "that chandelier is stupid" or "why the hell did they put this here" type comments, I never thought about all the stuff you bring up in these videos...the hallways, ceiling heights, the stupid knock-knock dishwashers, entryways, etc. Your videos are great, man. I look forward to them...honestly only really TWO channels anymore I genuinely get excited/situated and ready to check out when I see on my feed!
I mean, it's designed by Tom Kundig after all, so the owner probably likes this type of aesthetic. As far as Olson Kundig design goes, I feel like this is already relatively tame, some of their other homes look more like an art piece rather than an actual home.

That’s a lot of orange greeting you. “The designer and architect of this home designed a lot of different gadgets and details throughout the home.” Electrically operated doors, motorized space heaters, motorized covers, motorized rising table, motorized louvers, do you know what happens to motorized anything? It eventually stops working. If anything is placed in a home, and it moves, it needs to be manually moved. And kind of related to that ... an iPad that is the only control for the coffee maker. I have to admit that I love this mid-century vibe home (that is the vibe I get starting with the orange screen and entry). I love those olive trees. I love that the rooms are on the small side. I love those cantilevered exterior sun screens. I even love that shower with the pipes serving as some privacy. Of all the houses I've seen you cover (and I am a huge fan of yours notwithstanding that I disagree with you on this house) this is one of my favorites.

I notice a lot of features and gadgets showing up in these modern homes have been used in the Luxury Yacht and Luxury RV market for decades. While many of them make a lot of sense in those industries due to limited space, they seem odd to me in massive homes.
Thanks Arvin, great one. I’m sorry, but NO pulley systems in the bathrooms to raise and lower the toilet seats? How thoughtless. I was thinking, replace the black kitchen with the dining table, and just use the caterer’s kitchen in its place. But then Enes distracted me with cantilevers, board forms, toggle switches, outdoor heaters, and minimalism.

Everything in the house is industrial motorized gadgets except the outdoor fireplace screen, which makes zero sense. But alot in this house doesn't make much sense.
The nice chefs kitchen the back splash is all bent and dinged, not what you want for $37 million. The ground floor powder room looks like a stable block, and how is its door a cool gadget? for that price and you can have at max 8, well 6 other people round for a meal. The maids areas is by far the nicest rooms in the house.
Great video again--I learn so much from each of these. That said, one thing about movie theaters that you say in this and other videos: You often criticize home theaters for being too dark and generally too "boring." However, a theater SHOULD be and boring because visual "bling" distracts from the thing you're in there to do: watch the movie. For example, lighter colors bounce light all around in what should be a dark room. Even worse, decorative paneling, moldings, etc. will really screw up the sound; framed movie posters will rattle during big bass sections, etc. It is true that some of the wood-clad sound absorber panels and diffusers can actually look quite attractive but, again, those can be visually distracting and are often better in music/listening rooms than in theaters. If you care about how the room performs in the dark, rather than how it looks lit up in a home tour you're probably going to end up with a pretty dull looking theater. I believe that anything that detracts from the actual movie-watching experience is a negative rather than a positive for the house.
This is a beautiful modern design mansion. The bird view, and down mountain view of the building are awesome. This is a L shape Black building with a light backyard that has two blue pools this house make the Black color look cool. I like the orange color door that contrast with the Black paint. The city view from the house is awesome, the open design is good, the inside outside design is nice. I like the terrace garden, and the big car garrage The front of the house needs more Windows, Sliding doors, and French doors would have been better than the garage style doors in the house. The different color of woods in the house is a matter of taste, they do not badder me, some people like one color of wood, stone and paint to be used in a house, other people like each room to have a different color of paint, wood, and stone. The beauty of the house, the view, the land use make up for the few imperfections of the house.

What's with the dark, corporate office looking mansions? The best part is the lower level. Cut the top off and wallah, one story mini mansion / bat cave for the WFH bachelor. Love your videos, Sir. You have a fine eye for detail and think of every buyers needs.
Arvin, another issue that ruins the kitchen is the ergonomics. You want to have the wine cellar either totally separate from the kitchen (hell, install a sliding door to separate it if necessary) or moved to a different part of the house. Why? Traffic. If you're hosting parties in places like this, you want to be able to control people moving around the kitchen island. This is why one architect told me he would push the refrigerator into a corner. This isolates it from the kitchen island and makes it easier for one person to do meals. The issue he would make is that traffic can be on either side of the refrigerator and that can disrupt people when others are in the kitchen. That architect had a personal rule: never put the refrigerator in the middle of the kitchen, always move it to a corner. And while the built in espresso maker is very handy, it should be installed in a separate, dedicated bar. Again, it causes a disruption to foot traffic in the kitchen. I love the views you get at night when coming home from a hard day's work and seeing the city while you raid the fridge for leftovers. It is sort of saved by the dining area because its location requires me to walk by the windows and see the city. And golly, that hallway just screams "Serial killer film!" If the house was half price, I'd buy it and use the money saved up to redo it!
This house is accessible to everyone. It has absolutely no gates. Very sad! I priced this property at $28M only because the view is 10/10 and on a promontory!
Very excited about this episode, I do love some of the interior finishes, design innovations, as well as the cannoleavered sections. But there are many flaws to this property, thank you for choosing this home on Enes's channel.
I would like to know more about Espresso machine think about all of the Espresso left in the faucet it would have to go through a cleaning process every time you uses it but it will always have some kind of fluid in it ?
This is the most pointlessly over-engineered property I’ve ever seen. Robotic arms for space heaters?! A $35k glass separator in the pool?! Focused on all the wrong things but butchered finishes, architecture, landscaping, all the actual important stuff! Yikes.
Arvin, a brilliant video. Humor, and consistency with the faults you have pointed out in your past videos. I have the same reaction as you for a lot of major flaws that seem so obvious.
Not gonna lie, I love this house. Hate that cheesy red front door situation, the 2nd floor bedroom looks like Ikea, and the kitchen is way too small. But overall, these things are fixable and I would love living here.
Basement is cool with the game room and outdoor. The first floor with kitchen and mini sitting areas is disappointing, the second floor is nothing special or high-end luxury except the views. No much wasted potential.

The housekeeper who would stay in the basement has the most relaxing view. It is a beautiful home in general, one of my favorites, but the landscaping is lacking for sure and it shows once they showed the maids quarters/guest suite. I’m a guy without kids so the style is what I would like. I also agree with what you said about the multiple woods used throughout, it was not thought out. But here I am sitting in my $300,000 house judging these houses. 😂They wasted as much money on that piece of glass as what my kitchen costs. Also, I’m getting into the glass business and selling it exclusively to L.A. people! 😂

i also wouldnt say a thin sheet of steel in the entry is a "cantalever" ...thats just metal on a frame and doesnt require stuctural engineering. also as an architect, ok the entry is ok. at least it gives you the color of almost blood, which id love more with darker shades of grey or better yet paynes grey! and i do like a name "guillatine doors" to go along with it. this is what a concept is about! evertything else youre spot on, minimize materials especially! like a handful at most...keep the house flowing and cohesive! i dont even mind the entrance for urban living. even in nyc, we design townhomes with a minimal road side view and the back all glass. theres even a new townhome under construction in meatpacking that has about a 1" thick plate of steel for the front facade. luxury is privacy, so the blocking off the street side, is not so objectable unless youre in pushing billionair status

I want to make a note about that "dining area" by the bar - and the table there. I don't think that's a standard sort of dinging table. It looks like it has hidden drawers at each seat, which makes me think it's intended as a gaming table or has some other purpose. You can see the drawers or trays clearly at 21:38 fyi.

“The One” property was so poorly utalized! A “small” tasteful home with luxurious verdant landscaping would have broken the bank.
That was never designed as a home. It was more of a display case for artwork or for large parties. Not a place where actual people live.
Arvin is really trying to build up the anticipation for that one.

I love the promontory views, but I dislike this house.
Never stop letting viewers guess at what the flaws are. When i started watching you I never got them but now while i am still wrong most of the time but the hitrate is definitely getting better.

The house has it's plusses. You can warm it up with changing the sealing and put in some gardening/ landscaping. Arvin is sometimes overly negative with stuff that can be easily changed. And going on about a pillar which is just classic design. I also loved the louvers for instance, you never see them on that scale. Of course Arvin didn't talk about that. It had nothing to do with containers, it had to do with volumes. I guess the architect/ owner loves volumes. You can make that work. Glass sides can be easily tempered with lace curtains and keep energy in, Arvin should know that. 🍹

Arvin, let me explain to you why the piece of glass in the swimming pool is expensive. If you look at the edge of the glass, you will notice that it is not green like normal glass. It is completely transparent. This means that the glass does not contain any impurity. As far as I know, only Saint gobain in France makes a small production of this kind of pure glass. It is really expensive, I do not know if 35k is the correct price, but it is way more expensive than regular glass.

Cover your room with 60% of a main color (typically a neutral one), 30% of a secondary color, and 10% of an accent shade. Keep this consistent and only change the accent. It's the number one rule in interior design and breaking with it is a real art very few can master.

If your interior design becomes to depressing be careful those guillotine doors might seem like a fix....
Alternatively you could use the heat lamp gallows for the outdoor dining table.
Maybe this amount of heat lamps on the outdoors is for more intense interrogation on the hot chair.

Maybe this piece of glass in the pool comes from Murano but I don't think so and it show a general problem in the luxury industry and that is getting overcharged.
The entire home is a giant bulletproof panic room.
The staff quarters in the basement are actually nice and even have some Liaigre furniture pieces.
Those home cinema sofas are easy to clean if you ever throw one of those snctm parties in this property...
Those olive tries are there to provide proper cover for the soldiers waiting for their next mission below the property.
The garage doesn't have a turntable because tanks can rotate on their own as they are tracked vehicles.
Even cooler than a washer and dryer in the master WIC is a V-Zug RefreshButler.
I love the idea of an internal food truck.
Top marks for picking up on why there isn't a turntable in the garage. So many people would insist on putting one in not realising their tanks have built in rotator functions. My one critique is there isn't anywhere discrete enough for the panic button.

I did start going down the rabbit hole of Enes and the like's tours of houses last year...and admittedly other than the "that chandelier is stupid" or "why the hell did they put this here" type comments, I never thought about all the stuff you bring up in these videos...the hallways, ceiling heights, the stupid knock-knock dishwashers, entryways, etc. Your videos are great, man. I look forward to them...honestly only really TWO channels anymore I genuinely get excited/situated and ready to check out when I see on my feed!

I have to admit that I love this mid-century vibe home (that is the vibe I get starting with the orange screen and entry). I love those olive trees. I love that the rooms are on the small side. I love those cantilevered exterior sun screens. I even love that shower with the pipes serving as some privacy. Of all the houses I've seen you cover (and I am a huge fan of yours notwithstanding that I disagree with you on this house) this is one of my favorites.
Hey Arvin, Erik Conover recently reviewed a really 'interesting' $35 million home in New England that I think would make for a great addition to this series.
I notice a lot of features and gadgets showing up in these modern homes have been used in the Luxury Yacht and Luxury RV market for decades. While many of them make a lot of sense in those industries due to limited space, they seem odd to me in massive homes.
Not sure why everyone is hating on this house. I think this home is beautiful. I love the industrial look and dark colors.

Agree. When the "owner" is there, s/he can use the caterer's kitchen. When the caterer is there, the owner doesn't have to use any kitchen.

Everything in the house is industrial motorized gadgets except the outdoor fireplace screen, which makes zero sense. But alot in this house doesn't make much sense.
The nice chefs kitchen the back splash is all bent and dinged, not what you want for $37 million. The ground floor powder room looks like a stable block, and how is its door a cool gadget? for that price and you can have at max 8, well 6 other people round for a meal. The maids areas is by far the nicest rooms in the house.
Great video again--I learn so much from each of these. That said, one thing about movie theaters that you say in this and other videos: You often criticize home theaters for being too dark and generally too "boring." However, a theater SHOULD be and boring because visual "bling" distracts from the thing you're in there to do: watch the movie. For example, lighter colors bounce light all around in what should be a dark room. Even worse, decorative paneling, moldings, etc. will really screw up the sound; framed movie posters will rattle during big bass sections, etc. It is true that some of the wood-clad sound absorber panels and diffusers can actually look quite attractive but, again, those can be visually distracting and are often better in music/listening rooms than in theaters. If you care about how the room performs in the dark, rather than how it looks lit up in a home tour you're probably going to end up with a pretty dull looking theater. I believe that anything that detracts from the actual movie-watching experience is a negative rather than a positive for the house.

This is a beautiful modern design mansion. The bird view, and down mountain view of the building are awesome. This is a L shape Black building with a light backyard that has two blue pools this house make the Black color look cool. I like the orange color door that contrast with the Black paint. The city view from the house is awesome, the open design is good, the inside outside design is nice. I like the terrace garden, and the big car garrage
The front of the house needs more Windows, Sliding doors, and French doors would have been better than the garage style doors in the house. The different color of woods in the house is a matter of taste, they do not badder me, some people like one color of wood, stone and paint to be used in a house, other people like each room to have a different color of paint, wood, and stone.
The beauty of the house, the view, the land use make up for the few imperfections of the house.

What's with the dark, corporate office looking mansions? The best part is the lower level. Cut the top off and wallah, one story mini mansion / bat cave for the WFH bachelor. Love your videos, Sir. You have a fine eye for detail and think of every buyers needs.
Arvin, another issue that ruins the kitchen is the ergonomics. You want to have the wine cellar either totally separate from the kitchen (hell, install a sliding door to separate it if necessary) or moved to a different part of the house. Why? Traffic. If you're hosting parties in places like this, you want to be able to control people moving around the kitchen island. This is why one architect told me he would push the refrigerator into a corner. This isolates it from the kitchen island and makes it easier for one person to do meals. The issue he would make is that traffic can be on either side of the refrigerator and that can disrupt people when others are in the kitchen. That architect had a personal rule: never put the refrigerator in the middle of the kitchen, always move it to a corner. And while the built in espresso maker is very handy, it should be installed in a separate, dedicated bar. Again, it causes a disruption to foot traffic in the kitchen.
I love the views you get at night when coming home from a hard day's work and seeing the city while you raid the fridge for leftovers. It is sort of saved by the dining area because its location requires me to walk by the windows and see the city. And golly, that hallway just screams "Serial killer film!" If the house was half price, I'd buy it and use the money saved up to redo it!

Not gonna lie, I love this house. Hate that cheesy red front door situation, the 2nd floor bedroom looks like Ikea, and the kitchen is way too small. But overall, these things are fixable and I would love living here.
Basement is cool with the game room and outdoor. The first floor with kitchen and mini sitting areas is disappointing, the second floor is nothing special or high-end luxury except the views. No much wasted potential.

The housekeeper who would stay in the basement has the most relaxing view. It is a beautiful home in general, one of my favorites, but the landscaping is lacking for sure and it shows once they showed the maids quarters/guest suite. I’m a guy without kids so the style is what I would like. I also agree with what you said about the multiple woods used throughout, it was not thought out. But here I am sitting in my $300,000 house judging these houses. 😂They wasted as much money on that piece of glass as what my kitchen costs. Also, I’m getting into the glass business and selling it exclusively to L.A. people! 😂
Dude I love that chefs kitchen, that's like one of the best things I've seen in these mega mansions.
A lot of the "chef's kitchens" in these mega mansions are just miniatures of the main kitchen instead of being a very functional commercial kitchen.

i also wouldnt say a thin sheet of steel in the entry is a "cantalever" ...thats just metal on a frame and doesnt require stuctural engineering. also as an architect, ok the entry is ok. at least it gives you the color of almost blood, which id love more with darker shades of grey or better yet paynes grey! and i do like a name "guillatine doors" to go along with it. this is what a concept is about! evertything else youre spot on, minimize materials especially! like a handful at most...keep the house flowing and cohesive! i dont even mind the entrance for urban living. even in nyc, we design townhomes with a minimal road side view and the back all glass. theres even a new townhome under construction in meatpacking that has about a 1" thick plate of steel for the front facade. luxury is privacy, so the blocking off the street side, is not so objectable unless youre in pushing billionair status

I want to make a note about that "dining area" by the bar - and the table there. I don't think that's a standard sort of dinging table. It looks like it has hidden drawers at each seat, which makes me think it's intended as a gaming table or has some other purpose. You can see the drawers or trays clearly at 21:38 fyi.
THUMBS Up, but Damn…I’m pissed that I stumbled upon this channel, because I have been watching Enes’ videos since COVID (pretty much always impressed) and now this channel has given me a different perspective of proper design elements, price points, and just plain BS that I’m starting recognize from anyone that tries to sell something, vehicles, homes, hell even the moon.
