    All of these developments will continue to drive up home prices in the area. Grandma’s house will get sold to the highest bidder, and they will renovate it, flip it, and get a realtor from Beverly Hills to sell it for $1.2 million to a “gentrified” family. Wash, rinse, repeat.

    • @SouthLARecap
      @SouthLARecap  2 ปีที่แล้ว +2

      You’re certainly not wrong with this. If we don’t sell, there will be tons of amenities for our generations to enjoy. But you’re right, it’s gentrification if we don’t hold on

    • @AtomicSaunders
      @AtomicSaunders 2 ปีที่แล้ว +1

      My biggest problem with gentrification is not neighborhoods getting nicer. All classes deserve good communities and the things that make good communities. My biggest problem with gentrification is displacement.

    In regards to low income housing, transitional housing, affordable housing: If you look at maps of these developments in Los Angeles including HHH and others, you will see South L.A., Korea Town and East L.A. are hosting a disproportionate number of these types development projects.
    I am not sure of the impact this will have long term on these communities. On one hand concentrated poverty; as well as concentrated wealth; are inherently bad things. Concentrating these projects in just a few areas of the city can attract the unhoused from other communities compounding some associated problems. Skid Row is an example of Los Angeles Public policy doing exactly this. It was the civic planning of previous generations which created the extreme density of unhoused people in that community. While these projects are decidedly more benevolent in intention it's something we should pay attention to.
    Concentrated poverty can bring systematic problems such as increased crime and education system strains. Poverty and crime are very much related. Conversely there are societal benefits in having mixed classes living next to each other. I don't have the bandwidth to go into all of them here but one example is access to better funded schools in wealthier areas, to poorer families as well as more job opportunities and better commutes. Where there is money there are jobs.
    I do understand that land cost, in extremely expensive Los Angeles, is a driving factor in the trend to locate these projects disproportionately in these three communities. The "cost savings" does allow for more of these projects to be built, which everyone agrees are already not going to be enough. The question is well these projects attract homeless persons from other parts of the city into these communities. My hope is that they would house people from our South L.A. community preferentially, but I know it would be very difficult to verify that. So that's probably a no go.
    In the plus column, these projects represent huge financial investments in these communities . This infusion of cash brings economic vitality to areas of the city that haven't seen significant investments in decades. There are jobs that are created in construction and maintenance, as well as new retail. This extra economic energy flowing through a neighborhood can attract additional non- affordable housing investments thus helping to lift the community as a whole.
    One of the things I like about this round of new low income developments is that most of them don't look like projects. They look like nice modern apartment buildings. This not only benefits the tenants who live there, but it also benefits the community.
    I think overall, while we should be looking at ways for all thirteen council districts to accommodate affordable housing projects equitably it's not a completely terrible thing some communities are carrying the bulk of the burden. They're also getting the bulk of the investment.

    • @SouthLARecap
      @SouthLARecap  2 ปีที่แล้ว +4

      We’ll said, Jason. I agree entirely with this. Our city had a housing problem, but the burden needs to be spread equally across the entire city!
      On one hand, like you mentioned, these high-rise apartments aren’t eye sores. On the other hand, they often rarely fit the aesthetic of the neighborhood. They really stick out, and that might affect how people who have pride in their neighborhood feel about where they live.
      I would love to see city council tackle this with a more equitable lens. However, more affluent parts of the city are more equipped to fight developments like these-with the prime reason being flexibility to attend city council meetings at 10 a.m. on a work day.

      Excellent points, a lot of this has to do with land values and how it interplays with zoning. KTown (being disproportionately Hispanic)- has had the land up zoned and it has created additional housing opportunities for those in the lower end of the spectrum. In comparison to what’s been delivered in the recent 5 years- the affordable versus market rate ratio will help improve the vibrancy of the community in levels that haven’t been considered by other market rate developers. At the moment there are over 3,000 market rate units being built in this submarket!

    Love all the new investments happening in Watts! Jordan Downs is coming along nicely and I have seen so many new opportunities for the community at Nickerson Gardens/Imperial Courts👏🏽

      @SouthLARecap  2 ปีที่แล้ว +2

      You’re definitely right. It’s great to see that level investment-and the new shopping center in Watts was needed. I’m really looking forward to see what’s next in the region within the next few years

      @buenobomb 2 ปีที่แล้ว

      @@SouthLARecap Well, the Imperial Work-source center is underway and that’ll play a huge role in preparing our people for jobs at both Jordan Downs and at the Kaiser facility expansion in Watts. Also, Nickerson Gardens recently kicked off this summer with opportunities through the GRYD Foundation. This organization assists the City of Los Angeles Mayor’s Office of Gang Reduction & Youth Development (“GRYD Office”) in creating safe spaces and providing free activities at each site beyond what is traditionally offered!

    That Santa Ana line should have a slosson branch and express tracks for Santa Ana carrying metrolink trains as de facto express trains yes electric EMUs on it as regional rail it can also overlay as express service in LA county like express service to LAX and the south western suburbs

    I hope the African Americans of South Los Angeles can afford these new developments. I know for a fact black and brown will be priced out for sure. Profits is the drive and if you end up on the streets that's your problem. That's the mind set of affluent whites.

      I’m really sorry to hear that the city has been dragging its feet on your block.
      It’s crazy that the news just spun a story a few Montreal again how much progress has been made-buts it’s been nearly a year. Since then the story has been dropped, so it would be far too easy that everything has been fixed…
      Definitely, if you haven’t already, message Councilman Price on Facebook, and find his constituent personal and send them money directly. There have been several times that I had to reach out obnoxiously for things to move in council district 8. Also reach out to the tips sections of the news. KTLA. NBC. CBS. Send it to them all, but only give the story to one. Let them know that you haven’t been helped and that you have pictures (all they care about are some snappy visuals that will rule people up). Negative news coverage makes local politicians move at light speed.
      Keep me updated with this. Let me know if I can produce any content to help on this.

    I heard the K line might be delayed or opened in phases because the city of Inglewood wanted a bridge built over Centinela

    • @SouthLARecap
      @SouthLARecap  2 ปีที่แล้ว

      Thanks for sharing this, Andre. In April of 2022, Metro confirmed the K line will open up in phases as early as this summer.
      The grade separation is in consideration, but there’s no word on how much it will impact the project just yet. That’s going to depend on what’s in the master plan for Centinela Ave, I guess.
      Anyway it goes, the project has been delayed long enough.

    I'm in that weird spot where I make 6 figures, so it's too much to live in any of the new developments, but not enough to afford to buy property in my hometown. It's going to be a city of extreme rich and extreme poor.

      Art and culture are the soul of an urban center. It's also a $1B investment so your comments miss the mark.

    Being honest great video but South Central Los Angeles will always be a town filled with broken promises . What happened to the so call Vermont Manchester project that was supposed to built a huge shopping center supposedly it was supposed to have big retailers and a movie theater and a gallery of shops. Yet I still see the vacant lots on Vermont and Manchester including imperial highway in Vermont. Look what happened on Central and Gage they were supposed to build a huge shopping center . And this was back in the early 90s yet they built a school instead nothing but lies our city politicians are just liars. Metro is the biggest fraud of transportation they also lied about putting electric line trolley buses on Vermont Ave and throughout the city. To limit the breakdown on standard fuel buses. I get a kick out of Metro's advertisements it says you talk we listen yeah right we talk they ignored. Going to their so called board meeting and discussing the problems of what goes on in our public transportation system to them is a waste of time .
