Today we're touring at a brand new construction single family house in Vienna, Virginia. These types of floor plans and designs are not easy to pull off! A builder runs the risk of having a home's floorplan feel unbalanced if they are not meticulous about the flow of the design. With such an ultra-modern exterior design, you have to have an award winning architect navigate the interior. They did a great job here and this luxury home is most certainly different from the ordinary, but it works!

I was born in Virginia, but i left and moved to Orlando Florida, i have been in Orlando Florida for about 45years, it's nice to see how Virginia has come along and changed with the times when it comes down to architecture because living in Orlando the homes are just amazing, but you have done a great job showing the new Virginia architectural designed homes, i follow you here on you tube, keep up the great work your doing. i always figured that Virginia would stay with the early American colonial home designs.

So question, having a house like this in a mixed neighborhood..does this affect the appraisal value of the new construction due to it being next to old houses?

Good question.... the same question was asked on a separate video! Here was my reply:
"It depends on a couple of factors: 1) The region where this is occuring & 2) Are there other homes of like-kind in the neighborhood. Our area VERY commonly has neighborhoods with large new construction properties mixed among older 1950s ramblers. Here, it's accepted and expected that this will occur, so resale is not hindered. There are some caveats though: You don't want to be the ONLY luxury home in a neighborhood of older properties.... I like to see at least ~30% of the neighborhood with new property. This shows that the builders and developers are commited to renewing the neighborhood. Also, it would be ideal that your direct neighbors have maintained their properties is a nice fashion (They can be old, you just don't want to see a junkyard sitting in their lawn.) Pride of ownership, no matter what age of the home, goes a long way in keeping the value of all homes on the street."

Ugly design, cheap looking bathrooms, blah kitchen. Million $ homes are nothing special anymore. This house sticks out like a sore thumb and doesn't blend into the surrounding environment. Looks more like commercial than residential.
