    Our entire development has problems. Flooring looks bad by year 4. HVAC & plumbing problems due to the cruddy build. "Luxury" from 4th largest builder in USA. 2 nearest developments we hear same horror stories

So basically, I looked on Zillow for a while now and when i get older and saved by a lot of money by salary, but I always wanted to know from the black part of the money do we have to pay that, or do we pay by monthly when it comes to buying a house or apartment? and what for the blue of the est per monthly.     Just had my first showing yesterday, I felt like I flopped! I printed out mls sheets and recited off them and all the property disclosures they had, but there were so many questions they’d ask that I responded with, “I’ll have to check and get back with you on that”. I felt like an idiot because when the husband asked if there was a crawl space on one of them, I responded with “I don’t believe so”, then he found it. 😅 They seemed interested in one of the properties, they weren’t pre approved, so I told them that was the first step for us, I forwarded them my lender’s info but they haven’t filled it out yet, so now I think it’s my fault. We learn from our mistakes!

    Reconditioning is NOT cheap! Sherwin Williams paint, $145 per gallon, average flooring, 7-8 per square foot. That’s over 20k just to freshen up a 2k house. Mechanical costs 10 to 20 grand for HVAC. 20 to whatever for windows, roof, just had mine done $28k (approximately 1500’ sq feet) for HVAC. That’s almost $100 grand. If you can do the work yourself, great! Contracting the work, assuming you paid near retail for the house, you just lost years of appreciation. Personally, I’ve had 6 new construction homes. Each time checking pre-existing homes. All of them needed tens of thousands of dollars just to bring them up to what’s expected when buying a home. Instead, I put in around 20 thousand to finish the lower level or porch. Genuinely I doubled my investment and sometimes even more. It’s been over forty years and six homes that I’ve been doing this. The formula has never failed me. Just a thought, hope all your plans go well too.

    I’m 35 now.. in my early twenties I’d say prolly 22 yrs old.. I deleted my facebook and never got any social media again.. was the best thing I ever did.. people always think I’m weird or crazy wen they hear that I don’t have any social media but I still have TH-cam 😂

    That isn't a sustainable way to live most of not all of what you mentioned costs money to start so let's all keep wasting are money on ventures that will go no where due to already having an extremely competitive market with multiple high value companies standing in our way sound just like every get rich quick scam I've heard since I could understand speech
