I really liked the layout for the size, but 2.15 Cr is a lot. But I have visited Sobha and their landscaping is top notch. The construction quality also seemed really good. It's a huge township. They even have a full-fledged cricket ground inside. So I guess all that money for that flat is for the amenities that it comes with. Otherwise 2000 Sqft for 2.15 Cr that too in a developing area is overstretched. Just based on the flat since it's not even fully-furnished like in the video. The price of this flat should be 1.5 Cr ( It's still a lot but that society is next level, believe me). Also, another concern will be the maintainace. The township is huge and I'm not sure how well they will maintain it in the coming years. Also the maintenance charges are gonna be ridiculously high. So even after buying something so expensive, the end-user will have to take out 10000- 15000 every month as maintenance charges.

This apartment seems bigger than mere 2000 sqft except there should've been more balconies but floorplan n layout is nice nevertheless, brownie points to sardarji for explaining the apartment so well. 👍

I have no idea if the cost is good for the area apt. is located in however, I like the layout of the apt. I do think that the bathroom sink counter space is too small for the master bathroom. I think it should be bigger, at least as big as the other bathrooms.

There are already some good competitors actually. Check out Mahindra Luminare, Tata primanti, M3M Golf estate, Bestech Park View Grand Spa. I feel all these projects are really great and on par with DLF.

Overall the layout is good but price is to high for 2003 Sq. Why i am saying this as it is on upper Dwarka Expressway and Drain is not far away from this Project.

1 Cr will be too less. I know as per the layout yes, 1 Cr feels good but Sobha International society is a very luxurious project. They have first-in class amenities and the location is too is quite promising. It's on Dwarka Expressway quite near to the airport. Also, it's really difficult to get a good 3BHK in Gurgaon in 1 Cr. Noida, Ghaziabad and Greater Noida especially has better value for money options. Gurgaon is a bit too expensive.

No window for fresh air, how one can sleep in night without fresh air. No cross ventilation in rooms , spending crores is waste. Govt should not approve until there is fresh cross ventilation in flats
