What I’ve found is that when I charge more and get more per night that Airbnb guests are more probable to complain about silly things, try to get refunds or even flat out complain about how much they had to pay for their trip or per night…sometimes even in the public review. Airbnb of course is no help at all, as they affirm the guests complaints about how much the guest agreed to pay for the property as “relevant information.” So we are penalized for raising our prices. Is it worth it?

How would this be applicable to other OTAs if I’m using Pricelabs. Does your book cover those scenarios? When OTA is connected to channel manager I can no longer customize the rates directly on the OTA.
I can see most of these ideas going right over most people's heads, as I even think that you had to make up a lot of them just to have something new to put into that book and differentiate yourself from other gurus out there, whether these strategies can be measured and monitored by the rest of us, peasants, or not (like the adjacency, booking / pricing zones, first booked/last booked, pace, etc)...
Appreciate these insights and definitely interested in the book. That said, I’m a new investor and have no booking data to be able to draw from to create zones. How would I overcome that?
