I would add SWOT and RIM (Risk Impact and Mitigation) analysis, which would include sensitivity analysis on the IRR and other return metrics. For example, you could have a large office tenant come up on expiration, so you’d have to run an upside and downside case on that. Maybe a 75% chance they return vs a 40% chance. What happens to the IRR if you assume the worst case scenario?
