Lina did you know that most mortgage companies don’t allow this as it breaches contracts on a buy to let. There are specialists companies out there that allow HMO or bespoke mortgages but most of these landlords will be breaching there contract. If anything was to happen to the property or any tenant than firstly insurance won’t pay up and every party will face criminal charges. I think you need to tell your viewers this as no one mentions this and it’s one of the most important facts if not the most important, it’s like driving someone else’s car without a drive any other car insurance policy.

Probably because your renting one room if your renting an entire house that's a different ball game, your now advertising to larger family and friends going on holiday or NHS contractors etc. Fortune favours the bold. Just go for it look for a house to rent with 2 rooms or more if it doesn't work what's the worst that can happen, you'll learn from your mistakes.
