    The bit dusty part killed me. Just shows the realism in your videos bro. Keep it up. Next year I'll have enough saved to hopefully get a mortgage to outright buy a property outside on London hopefully in essex or kent coz london is expensive so considering options. I just need to know good locations. Do you have any time bro for a fellow self taught upcoming property investor who's just been saving to eventually start?

    Can you explain how you got to your profit i.e. the lease was more from the Social housing provider so what costs do you pay for? Also which lender and terms to do you get for the Social housing lease

      Hi mate
      So total income per month is £1680
      The mortgage costs per month are £350
      And insurance is £80 per month
      So total monthly profit = £1250
      The lease provider cover all the bills

    Great video. Do use specific contractor or do you find individual trades people?

    Great video Luigi, really interesting from someone who invests in the South. Can I ask how much money typically would an investor leave in the deal?

    Great deal on this, what planning permission is required to convert a 3 bed house into a 4 bed HMO?

    Hi, do you need an HMO licence to do this, or is licence a housing provider's responsibility?

    Do you have to use HMO mortgage for 4 bed house? Also can you get HMO mortgage with 1 year being a landlord. Thanks for the awesome video man, you gained a new subscriber!

    • @LNCapital
      @LNCapital  ปีที่แล้ว +1

      Hi mate yes I use a lender that knows exactly what I am planning to do, so the lender accepts social housing and they accept 4 bed HMOs

    • @LNCapital
      @LNCapital  ปีที่แล้ว +2

      And yes you should be able to get a mortgage for hmo with little experience, however if you can’t then I would recommend teaming up with someone that has experience then you deffo can

    So you took away a small family home to make way for your profit churner. Sure the neighbours will be thrilled. Councils need their heads checked.

    That’s disgraceful that a council thinks that is acceptable housing. Prison cells are bigger.

    • @ThaiBri
      @ThaiBri 6 หลายเดือนก่อน +1

      It is acceptable housing. It’s all brand new, fresh and up to regulations. How more safe can you be. I lived with 3 other people before in a house. Spent most my time at work, but it did the job for a couple years until I saved up enough and moved out into my new home with my partner and soon to have our first child. I paid £250 a month than £650 a month if I lived on my own.
      Everyone circumstances are different. £450 for that bedroom and fresh amenities I would pay that. I paid £250 for a ran down property. These HMO would help quite a few young adults to get onto the property ladder themselves.

      It’s bloody free for them for ….. sake.
      It’s paradise.
      Like a massive portion of the world I come from a place that if you don’t sort it out yourself you’re fkd!
      Anyone in real’ need of social housing would be grateful. You Denise do not appreciate what you have….don’t deny it to yourself … you have proved it already
