This is inspiring! Again. Thank you 5x5x5 will take 3 to 4 hours because you will not speak to the 1st 5 realtors that you call. You will probably get 2 out of every 5 you call and may need to call 15 realtors to speak to 5. That could take 45mins to an hour alone because you get the company number on MLS not their private one. So next 5 for finding sellers would take 2 to 3 hours if you are calling and not using mailing. Follow ups are the easiest. You contact 5 you will get a response from 5

Joe, thanks for the video, however I do have a question. If we acquire a land deal from a real estate agent, what purchase agreement do we use, and in case we use their agreement do we have to add some clauses like the 90 days and so. Can you please clarify?
If you buy a vacant land deal from that an agent brings you, you probably have to use their agreements. Not a big deal... Just add whatever special agreements you want.
How does the commission work for paying the real estate agent? Do you pay them 10% when you buy and then 10% when you sell through them? Or is the offer only for when they are your selling agent?

Yes, it's lots of work... but what's wrong with that? ;) (And BTW, it's easy to find Realtor's cell phones online)

It all depends on what you want to do... It's up to you. Whatever you pay in commissions, figure that in your offer.
7 to 8% is still a nice commission for realtors
