Rates may fluctuate, but most units will remain locked. Investors has disturbed the complete equilibrium in Noida. They purchase all the best location units for resale even before the plan gets approved, and the actual end user buyer can't purchase anything due to jacked up prices.
that's 100% correct. The actual buyer is hassling and unable to find a good home under his budget just because of investors + higher ROI on loans.
No matter which society you go for enquiry Noida/Ghaziabad, there units are almost sold out but very few families are living there. (words of a normal middle class guy who is trying to buy his own house).
Lots of East Delhi residents coming to Noida for better and safe living. This is real cause of price hike in Noida

how do you define luxury segment. Its mainly based on amentities and FAR.. if builder is building high rise with average build quality... luxury segment will get diluted.. This has already happned in noida before where sports city was sold as luxury area with best in class amenities and every builder was promoting luxury flats.. later on they all increase the FAR area and all the premium is diluted.
Old affordable is the new luxury. Compromised poor construction is the new affordable.

It is true. Noida market will crash in next 12 months. Take Nirala estate for example. They have raised prices by 20% in just 3 months.. ppl are falling for FOMO trap. Not worth it. Pricing is too high and unrealistic considering location. Should be 20% cheaper if not more. It is tooooo conjusted. You wont get to use club aminities ever because over 100 thousand ppl will be living thr and fighting for same pool and club 😂
MNC Companies are not hiring anymore, global recession is underway. Even firing will happen soon. Then why burden yourself with 2.5x worth emi when rent is just X?
Multiple things are at play, brother. People are buying after Covid and are ready to spend even with debt. Though layoffs are there but it is not reflected in the real estate markets, at least for now.Buyers/investors are optimistic about the new airports and the government at helm. Some are FOMO buyers. Certainly, a bubble is there, always is. But I don't think that people should expect a burst that takes property rates to what they were during 2022 or before. I think it's highly unlikely.

100% correct. Builders 1100 Sqft mei 3BHK bana rahe hai and uske bhi 1Cr asking. Kya non-sense chal rhi hai. Mostly buyers are from middle class family and 1Cr wale mei Luxury jaisa bhi kuch nahi hai. AND then Rental properties are also getting expensive, Logo nei RENT increase karna shuru kardiya hai.
Still … the demand supply chain will not appreciate a 18K launched (born) project to touch 30-40K .. and who will buy at that rate … super limited folks to buy at that rate with over supply n multiple options
In Noida very average flats are somewhere around 1.2 to 1.5 cr.. which is unrealistic.. people like these are taking rates high and on contrary people salary has not increased that much and decent flats have gone out of budget for common person.

I got a flat in Purvanchal Royal City in 2022 october (under constrction then) in 4990 rs per sqft. Today when the possession time has arrived, the same flat is being sold at 10,000 rs per sqft. I dont understand How?

Very true. I was also looking for a flat here. But then these prices don't justify and moreover I don't think in upcoming years these metropolitan cities will be feasible to live in. So not putting my money here.

@@realestatea2z gaur k projects mein already lot of issue hai in gaur city 2, they haven't delivered what they promised. They are big builders in terms of projects been delivered but They can be put in Luxury segment. correct me if I am wrong can they be compared to any luxury project of gurgaon? like DLF projects? sobha? etc. Godrej is a top builder I can agree with you on that.
But apart from Godrej, tata, ats, ace. which have most projects in 150. other builders which are coming up in sector 10 and 12 are not trustworthy in terms of past experience as well as any proven luxury project delivered.
aap correct kar saktey hain mujhe where I am wrong but being a buyer and been living in this area since quite long I have lived in gaur, mahagun, Jaypee, prateek, supertech etc So I have first hand experience of how the projects are from inside when they have been delivered to the Owner.
we too want greater noida to be at top and flourish more but, due to most builders working as just for multifold profit and not for making there brand and being in for longer run, They have put up black mark on Noida property market. which is feasing faster development of gurgaon which is behind infrasture of Noida.
I hope that you understood that by luxury projects what I meant vs what the builders are saying is luxury. (also I can understand that delivering luxury in 1.5-2 cr is tough but why mention it)

There is no big bang IT Projects coming in Noida. This is just a rub off effect of Gurgaon Real Estate which is booming because all top notch companies are in Gurgaon. There is absolutely 0 sense to have Luxury Segment booming in Noida

Definition of luxury changes with time for everybody and I agree about the so-called luxury projects starting with 7-8k price earlier but now the projects starting with 15-16k price they are way above in terms of construction quality and the services they offer plus the price of land and construction has also increased..so comparing both is not justified. Especially avoid Noida extn.. very low gentry at this place. Most of the people who have bought here at cheap price way back in 2015-2019 are from low middle class.. accordingly your child will get exposure.
Agree gentry is a problem in these societies....low middle class people seriously have issues in coping in society....I have seen some residents throwing garbage from the above floors....specially some flat owners act like beggars and give it to rent for anyone.

It is the truth. There are 1300 sqft properties in greater noida that were 35-40L in '22 and are at 70L and upwards right now

Ye jo Luxury naam ka churan bata ja raha hai bina bataye ki how will you differentiate what is luxury and whats not luxury 😂. So far whats i have seen just flashy interior and a bit spacious flat. Thats it. That is luxury 😂. I have also seen flats where price is 2 + cr and in kitchen there are no appliances like Oven, Dishwasher, there are no bathtubs, Jacuzzi in bathroom. Only shower vanity at some places. There is no Central cooling or heating. No multiple living areas. No home theatre? Only thing is there
