Totally agree with you Eric. Price is everything and as agents we have to pay attention to what qualified buyers are actually saying and explain that to our sellers. If the property is getting lower offers, it's clear data for sellers to see where they need to reduce to. And no offers means the price is too high. Adjustments must be made quickly to keep buyers interested because so many of them are getting scared into "wait and hold" mode right now.
Agree and both buyers & sellers needs to learn about creativity to both get what they want - a price that works and an interest rate that isnt a death sentence. Hence, sellers are offering seller financing or buying down interest rates for buyers. But we both know that prices will adjust accordingly as not all can offer a seller finance opportunity. Cheers!
