At first glance I thought this penthouse overpriced . BUT after having seen the video tour, and been on the paseo maritimo this week, this is clearly a master piece. The decoration is great 👍 and all living rooms and master suites should have their own hidden dry bars ! 😍 This is so much convenient and fancy 🤩

I think people like a penthouse because it is safer than a villa, less maintenance, less isolated, you can lock up and leave, ...
Sin ánimo de ser hater, pero hay que ser realista, esos 11 millones de euros supongo que será sobre todo por la zona donde está ubicado , , porque ese dúplex en sí tiene un sobreprecio excesivo, , por 11 millones de euros tienes villas de ensueño, con muchísimo más espacio( piscinas interiores climatizadas,piscinas exteriores, zonas de jardín, casa más amplia , etc) e incluso con igual de lujo y refinamiento, sólo que en éste caso se paga la ubicación, pero éste dúplex en sí no vale esos 11 millones de euros.

Another incredible house tour, thanks for it! Nice penthouse, however I think it will be a real struggle to sell it for that price, simply the spaces are very small (certainly it feels cramped) for that price tag, even though it has really cool gadgets and details all over it. I am not an expert but guessing that even in some the most expensive areas in the planet people wouldn’t rush to pay that amount for a ‘regular’ apartment like this… but nevertheless, good luck to the sellers.
Yes first 2 bedrooms and bathrooms are smaller than where I live,10 minutes outside Marbella, and with way much less price tag. Is purely the location.The master suite is perfection, superb though.

Well you definitely showed us the most expensive apartment and it certainly has some redeeming positives like the view and location. But compared to the masterpiece of the last home you showed I’m afraid I couldn’t get over the lofty price tag. Hello again, sensational apartment, the attention to detail is spot on, Principal bedroom is awesome, although the other two bedrooms are wonderfully presented BUT a bit small …… BUT ….. 11.5 million Euros … plus no doubt high ground rent and maintenance charges …… on a yearly basis …… overpriced I’m afraid……. QUESTION …. when you were sitting in the sauna close image of you showed your sunglasses ? What’s the make of them , I like ? ….. great video as always …. My estimate price range would be more around 9.5 million Euros, but hay far to expensive for me , and I do not think I’m on my own there ?? Haha 👍

Property tax is crazy in Spain thou. Amazing living nonetheless. You buying a life style if you buy this house. Love it.

Ceilings are low for tall people.
Plus: sea views indeed, custom made yes, location for sure, but it is not even 400m2 ?!?
Terraces are pretty cramped when you are 6 people... (only 6 people)

Wow! That apartment is everything. Puente Romano ist already the best location you can buy, than it is in the Japanese garden, which is the best of the three different courtyards in the compound. And if that isn't enough it is a penthouse front row to the beach !!! I love ANTIMA's design. It is so distinct that I can spot it right away! Love all the Marbella villas they have refurbished. This would certainly be my spot to retire if it did not have that high price tag. Love the master floor, but it is a bit extensive. And 3 bedrooms is just not enough. Whoever buys it is a lucky person! :-) Very well presented from both of you as always. Keep going guys!

Yes, it's a great apartment with some lovely design features, quality bespoke furniture and high end appliances/bathrooms. However you are paying a high price for the great location, along with those fittings and furniture. This pushes up the cost/square metre and hides the true value of the apartment itself. The indoor dining area looks very small about 2.7m wide I'd say, but whoever buys this is unlikely to be eating in; most likely dining out every night.
Someone no doubt will buy it, to say "I own the most expensive apartment in Puente Romano", but I'm sure there is better value for money either in the development or elsewhere in Marbella.

To much money for the deparment i bought one in maimi for the half. And way more beatifull.
The hotel is totally overrated in my opinion. I ate in the seafood buffet one Sunday lunch and was seriously I’ll for several days with food poisoning. The whole development is outdated looking. That apartment is about 9,000,000 over priced. Sorry guys but that’s my opinion of the place.
