    I'm in Winfield and prices keep going up here. I paid 335 for a townhouse 2 years ago (the year prior they were going for around 279 to 300) and now some are selling for 445, 465, and aren't as nice as mine inside. It's crazy. I think of a house pushing half million as a small mansion, not a 2000 sq ft townhouse; I have trouble accepting it.

    Waukegan? I usually get shot once or twice while towing the boat to marina. Mundelein taxes are ridiculous. I have 6 properties in round lakes and grayslake, mchenry is next. I also have a property in Streamwood but cook county is a no go for me. Great show, thanks!

    Folks complaining about property taxes in IL usually miss the fact that it's one of the reason prices don't shoot up as bad as say California. Artificially low property taxes can be a disaster for the public.

      It's better to have price shoot up with low property tax. Mortgages can be paid off. Property tax cannot.

    What about the freakish property taxes? You buy now, you get locked into a stupendous property tax. Don't do it.

      Property taxes can definitely be a major consideration when buying a home. It's essential to do your research. Chicago does have some low-tax spots that are hidden gems. Property Taxes are a big deal here in IL.

      Just talk new extreme climate change weather just over the last 4 years? I track weather daily for outdoor work. Your dream destination likely hurt by or continually affected by fires, mudslides, erosion, deluge rains, tornadoes, hurricanes, storm surges, tropical storms, smoke and, and and…. Illinois suburbs still standing, rarely threatened and is proven reliably weather safe. Amazing how north suburbs of Chicago spared so many times when even the dangerous winds, rain, storms, potential weather patterns w/“rotation”…..are near. Extreme weather wiping out communities all around the country for awhile now. Safe is smart. Money, investment & “Bang for your Buck” stupid if health & safety are not your first consideration for where to call home.

We are a bunch of investors and there are some people from Chicago, but in Puerto Rico there is 0% in income tax and capital gains and that’s why we move here.     lol anyone living in IL aka the 2nd HIGHEST taxed state for home ownership makes me giggle. My brother and I both owned a 200k home and I was paying $1,000 annually in AZ, while he payed $4,000 in property taxes. Can you imagine lighting 3000$ a year on fire? If you took 3000$ a year and put it in an IRA with 6% interest, you would have 254,000$ at the end of a 30 year mortgage. Heck no.

However, many find Illinois' top-notch school districts and four-season climate justify the cost. Plus, while investing in an IRA is great, real estate in the right market can also appreciate significantly, offering a tangible asset and potential rental income.
