      This 50 to 70 % I am speaking during the time of buying at Launch around 2004 and Selling at the time of the Handover at 2008, so this much appreciation in 4 years, which is about 20% every year, and we also need to account the fact that around 2008 the Dubai Real Estate market had crashed because of the Global Recession, so A lot of Investors exited soon in fear, but those who held their properties till now , have had even more appreciation in these Downtown projects, and till date making great Rental Returns

      @@symo9097 - you mean in Downtown, well it varies a lot from Project to Project and Unit to Unit, Some investors have doubled or even tripled depending on whether they bought a Distressed deal during the crash or during a peak of the cycle , and in this last decade, Dubai has seen two downturns, one in 2014 and other before Covid, so giving an exact figure is complicated to say , Moreover most of the properties have been great Cash Cows to generate consistent solid Rental income, so long term appreciation didn’t matter that much for the Investors, it’s mostly about owning an Cash flow generating Asset in an area like Downtown Dubai
