    Is there any reason why you don't include land acquisition as part of the costs to make it even more realistic?

      Hey Andrew! Not all properties are purchased - most sales information can be found online so you could always reverse engineer .. if you search the address check that data. If it was purchased you’ll see the number. If not you could factor in the estimated value at that time. Hope that helps! 😎

    Great videos! I'm in binge watch mode. I need the Peter Kelly & Little Fish of low rise residential apartments in Tweed Heads. Any advice for finding and choosing residential development management outside of townhouses in Melbourne?

      The best advice I can give is make sure you do the work, cast the net as far and wide as you can and take your time - and not being funny, but keep binging the content, plenty of transferable gold 🤙🙏✊

      @@peterkellyofficial thanks for the reply. I've definitely found useful parallels even though the location and type of build is different. I almost feel there is enough information in your videos to give it a go myself. Although what you said in one of the videos about a good development manager being worth more to the project than the cost of the management fee makes a lot of sense. I will follow your advice of casting a wide net and taking my time.... and of course watching all your content. Thanks again.

    Hi Peter, suprisingly I havent seen the cost of engineers (stormwater & structural), are these part of any cost listed that I dont see?

      Cheers! Our rolling average of recent years is circa 20% ROI on overall project at completion.
      The internal rate of return (so return on actual equity/capital committed) is much higher.

    Hi can Peter or anyone explain why the last property in Williams town construction is significantly lower approx 17 k per sq as compared to rest others 25k per sq .
    I understand townhouse doesn’t go sq wise by why such huge differences?

    What is the ‘open space contribution’ cost for in the construction costs?

      Hey Alex, it's a contribution to the council so they can improve the open space in the local area, parks etc.
      Hurts a bit, but it is what it is!

      @@peterkellyofficial damn just another expense I’d have to factor in. Seems like subdivision and townhouse developments aren’t very profitable now with the increase in construction costs and land being so expensive

      Its more conservative - Both usually work ok for us and the townhouses as our projects are on the conservative side 👍👊👌
