    We have almost the exact same parcel size and building, 4 acres with a 6000 square-foot building all paved

      Thanks! We were using ESS but recently switched to Rig Hut a customer management built specifically for truck parking!

    I have a lot I am developing into industrial outdoor storage or potentially an overflow parking lot that rent by the acre. How do you find the tenants?

      Rent by acre or single truck/parking spaces? Online, facebook and google business are key!

    Owner operators are getting squeezed with higher expenses and lower freight rates . Do you worry about that at all . And how many trailers can you get per acre

      I agree, but the parking cost is such a small percentage of the total revenue. I think we're positioned to capture people moving off paved parking if things get worse. Gravel is nice in between. about 20 75' per acre, depends on access roads, poles, shape, etc.

    Curious which model you use from A.CRE? I see a few self-storage/ storage development models but nothing specific to IOS. Thanks

      I adapted a self storage model. It has the best input for multiple units (width and length) and was a gross revenue model

    Not many videos on IOS investing. Thanks for sharing; would be great to have an update on your current IOS yards, vacancy rate and cost per spaces (then even a breakdown of IOS market comparison in different TX cities).

      Definitely can make one about that. Rates probably range from $1-400 in Texas. You’ll find it all within each county pretty consistently Biggest factor is location in the city

    What sizing for parking spot is good?

      75 for tractor and trailer 40’ for tractor only or box trucks. Width can be 10-12-14’ depends on your aisle width!!!

      @@RonaldRohdeLaw thank you for the information. I normally do flex space with 800sqft bays and aggregate for larger sizes. The open storage looks interesting because the outlays. I also expect truck traffic to pick up with Mexico taking over china’s assembly and
      /or manufacturing.

      Fascinating idea. It would be nice to sell at a decent price to a utility. Do big rigs need to be hooked up to shore power? This should work for an RV park. There is a fellow who has a good plan for RV and Boat park in Del Rio Tx. On HWY 90W.
