    If the person can use the same amount what he is going to use in SIP to increasing the EMI amount, the loan will get closed earlier. Also there is no guarantee on the mutual fund returns to be sure of the final amount

    I paid 20 years loan in 6 years. And no, I am not among those who take loan only to show government that they are poor, holding a stash of money without paying taxes. It's simple, I keep my expenses minimum. I use all money of my salary increaments and bonus for loan payments. No holidays and no splurging till I am in debt. Simple rule.

      @@jacksims8837 Nope, to be able to live without any concerns by paying off loans as soon as possible. Being in loans is the worst thing to be, but can't avoid it either, as the property prices keep sky rocketing and waiting to buy later doesn't usually work.

    Instead of paying sip one could part pay the home loan that will reduce the interest and principal amount in much faster way

      That's correct but if you invest that money wisely,you can earn more than the interest to bank. But yeah of you want to play safe,then part payment is better.

    From my personal experience: 1) If you have a car loan EMI of say 8000 and home loan EMI of 25000, after you finish the car loan, increase the home loan EMI to 33000 or more. 2) Whenever you get an arrear of say 1 lakh or 2 lakh due to pay hike or anything else, please don't buy a new LED TV or go for a holiday. Part pay your loan. If you manage these things, your home will be loan free in no time.

    Option 1 make sense, How come it's intrest free when we invest in mutual fund, because it's our own money invested in other area , it's not profit we made out MF investment. And how can someone invest in MF along with EMIs it's difficult.

      Home loan EMI is generally maximum 40% of your take home salary. 12% or 24% of your emi means you invest 5 to 10% over and above your emi which is not much.
      So for example your salary is 1 lakh per month. Bank will allow you loan by considering maximum emi of around 40 thousand. What this video says is you invest 10 thousand in mutual fund along with your emi. So your expense comes around 50k per month with same amount for day to day expenses.

    I prefer doing a loan repayment whenever we have money. In 2020 March my outstanding loan amount was 24lak. By 2021 Apr I brought it down to an outstanding amount of 15lak. I did a aggressive saving in pendamic time at home town. I see lot of monthly expenses were off and could save money for loan repayment. In 2021 also if same strategy is applied I can close loan by 2023 May where actual loan tenure ends at 2031. I believe clear home loan at earliest , get peace of mind and then start investing.

    I think we all missed to consider one basic point inflation.
    So how our basic needs cost will remain constant for 10 years.
    For example just compare the inflation level from 2010 to 2020.

    The only good options I personally feel are the 10% and 36% cause by the end of 10 year you are loan free + we don't end up pay excess interest amount. Post 10 years if we use half or 3/4 of the EMI towards SIP we will make a good amount similar to the one shown in option 2 and 3, intact we don't pay out the extra interest so more profitable.

    This entire plan does not consider risks such as death, loss of income or job etc.. best way is to keep paying minimum amount towards hime loan until you are debt free except your home. Once you clear all your other debts then start investing 15% towards retirement monthly and throw rest towards your home loan. Also keep 3-6 months of income as emergency fund always

    SIPs are taxable, plus you pay fund manager fee, gst on every installment. What I have found effective is:
    - Creating yearly recurring deposit, earn 6-7% yearly intrest
    - by end of year, make part payment with that corpus against your principal amount.
    - Get tax benefits under 80c
    - reduce your EMI every time you make part payment instead of increasing it. Don't worry about increasing tenure.
    - Major portion of your EMI goes towards interest. By doing this exercise, you will pay less intrest in a year
    - add that little difference to your RD installment every year
    - repeat cycle.
    This way, you will have control over your payment against your mortgage rather than banks controlling it, giving them lesser intrest amount every year

    What's the return % taken for Sips for calculating wealth accumulation is not explained. Your returns can vary depending on market and kind of MF selected. First option is the best option I believe.

    One qs on 12% option. I understood that 12% recurring return will get upto interest paid value to the bank for the loan. But that fund (12% of emi) is also going from pocket, so how it's interest free? 🤔

    The only problem with the 10 percent rule is that if one invests this 10 percent then it would give a good return after 20 years, especially in a EEE tax free instrument such as PPF. In fact, after a point of time (say 4 years into the loan) 10 percent rule falls apart, and it is best to invest this sum of money in something such as PPF since all of it would be tax free.

    how are you calculating 3200*240 = 34,00,000. It totals out to 768000, I'm assuming some kind of compounded Interest rate is being calculated here. Additionally, option 2 , 3 aren't free or anything, it's my money being invested elsewhere, assuming there's a timely navigation done to ensure that the returns are quite positive. Option 1 and 4 are all subjective to inflation, we cannot assume people will contain expenses for 10 or 20 yrs as the same as is current. this is good thinking, but not really practical

    There is catch where i guess no one has taken a look. SIP which you have to pay for 20 or 10 years that goes from your pocket and it will add up in your overall expenses for home. So that is not considered here.

      Emi increment is annually (let initial emi be 100)
      100, 110, 121,133,......and so on
      But sip is fixed (let for 12 %)
      It is 112 for whole 20 years

    i guess if a person selects 12 or 24 or 36 option and rather accumulating in sip for 10 or 20 years a person just keep than money in fd for 3 or 6 m,onths and after every three or six months person goes directly to bank for prepayment then his home loan will finish much early and he will save more interest on his tenure

    24% Option = 43K EMI + 15K SIP that means shelling out 58K every month...Is the understanding right?
    Because if this is what you are trying to explain & a person had 15K extra every month then would he not put it in the loan itself to foreclose & also be risk free.

    Very nice content and nicely explained. However one doubt in option 1. Every time you increase the EMI value, the bank charges 0.5 percent of the outstanding amount as processing fees. This works to be a couple of thousands every year. Further the mutual fund SIP return is very very optimistic. Have to be little bit more realistic.
    Notwithstanding this, the video is very enlightening and encouraging

      you are talking about transferring the loan charges from mclr to rllr or from one bank to another bank, as per rbi prepayment of home loans dont attract any extra charges.

      However to best of my knowledge, in case there is a change in the EMI value, loan tenure, floating to fixed ROI etc, private bank charges 0.5 percent processing charges. However, when we pay a lump sum value, no charges needs to be paid

    Sir mene home loan liya hai 18 lac. ka 20 year ke liye 7.65 interest rate par agar me har saal 2 lac. Rupye bhar du to muje kitna time lagega lon ko colse karne me 👀👀🤔🤔

    First option is making sense as I am saving my interest paid to bank.. other options doesn't make any sense.. If I have money to make sip, I will go for increased emi.. correct?

      3 sal bad hi apko 33% extra of EMI pay karna hoga.
      Uska bad to or vi barte chalega....

      Few tips which I am myself trying to implement -
      Quit shopping unnecessarily specially on sale, Do not go for home interior, Stop outing & alcohol & travel & non-veg
      Opt for running, cycling, free movies on internet, home cooking
      Stop using credit cards
      Convince and build team with wife and kids into mission mode to quickly finish home loan, you need their support and help to do this.
      Earn more on weekends like freelancing or coaching classes or whatever.

    Last option is not worth it as Banks charge higher interest in the initial years. So after 10 years, you will be paying a higher principle and less interest. So after 10 years, interest rate on loan is not exactly 8.5 or 9%. Instead of closing the account, this amount can be reinvested in any equity instrument and you will get better returns in next 10 years and it will beat the interest you are going pay in those 10 years. Prepayment is always good at the beginning.

      @@TheArtOfWealthBuilding basically your interest is to your total principal, EMI = INTEREST+ principal, so initially principal repayment is less, so interest accumulated is more comparably to the principal after 10years. Hope I didn't confuse you

      If you get returns also you need to pay tax on it based on slab 😁
