    Hello po. Salamat po dito very importnt ang information.
    Yung isang dorm po sa may Sampalok Manila nagpapataw po ng 1% interest per day sa mga delayed payments or arrears like utilities (water, electric, monthly rent) and pati yung pinababayad nilang advance payment na security deposit (which is 2 or 3 months from now. May po tayo ngayon at sa August po ang security deposit nila) ay included sa 1% interest per day na penalty nila. Meron po bang batas sa ganon at meron po ba silang violation sa ginagawa nilang iyon? That is 30% in a month, masyadong malaki ang interest.
    Nandon daw po pala sa contract na pinirmahan nung nagre-rent. Pero alam ko kahit may contract na ganon kapag may violation sa batas ay hindi siya enforceable.

    under commercial leasing
    -kung yung company/lessee ang magpapaconstruct ng building sa property ko magbabayad pa rin ba sila ng bukod na rental ?
    -pwede pa rin ba akong tumira o tumapak sa property ko pag occupying na yung lessee?
    -in worst scenario meron bang istorya na nakukuha nung lessee yung ownership ng lot/property?
    -sino na magbabayad nung amelyar? may bukod na tax ba ang pagiging lessor?

    Atty. I hope I can get a good response. Thank you po. Ask ko lang po kung Sino po dito ang mas may kasalanan, ung tenant na lumabag sa policy na bawal mag dala or magpatira ng aso sa boarding house or Ung owner ng boarding house na walang fix rate sa rooms kase pa bago bago ung rate na sinisingil, pataas ng pataas at wala din business permit or operating the boarding house business with no Business permit or no registration sa BIR.. nag aaway kase ung boardmate and land lady ko about this..

    Good day! nagrenta ako ng space na ginawa ko ng tindahan, sa halaga ng 5,000 monthly, at nagpagawa ng contract sa barangay namin ng dalawang taon, after operating ng mga 6 months, talagang lugi kami...nagpagawa ako sa barangay ng two years sa pangamba na baka paalisin ako agad..puydi na hindi ko tapusin yung dalawang taon?

    Atty., pano po pag may middleman kami ng may ari ng condo na inupahan ko tapos nalaman ko na hindi nia binayad ung 3 huling buwan kong bayad sa upa. nalaman ko nung kinausap ko ung may ari na ako pa pala ang may utang sa knya dahil kinukuha ko na ang 2 months deposit ko. Admin or employee ng building ung middleman namin.

    Good day po, may tanong po ako. May karapatan po ba ang 2nd wife ng tatay namin sa conjugal ng deceases mother namin at father namin na inasawa siya sa ipinatayong conjugal apartment ng magulang namin.

    Kelangan po ba ng permit pag magpapaupa? Paano pag walang permit at hindi nag iissue ng resibo. May kaso po ba ito

    Paano po kung sa kontrata ay nakalagay na non refundable pero di nakasign sa kontrata me bisa po ba un nagbabayad na sya ng upa

    Sir ano po gawin pag ang renter di nabayad ng 6 months puro promises af magagalit pa tpos ang electricity umabot na ng 30k kasi nagiisue lang sila ng cheke na talbog.may right ba ang mayari pumunta at paalisin sila kasi one year na sila sinasabihan na paalisin pero wala parin puro pangako lang
