    Blessed Sunday po Atty. If dipo natapos yon contract at Dina Kanyang magbayad dahil no permanent job. At yon pong security deposit ay Dina raw inabalik dahil nasa contract daw po ito na Amin pinirmahan. At maliban po sa security deposit na 1 buwan may advance din po kami Ng 1 month advance n 1 month deposit pa rin. Dina raw po Namin LAHAT yon ma kukuha. At need po raw Namin bayaran yon mga nilalakaran bills. Kahit na may mga deposit pa kami. Yon lamang po at konting gabay po sana sainyo para maunawaan Namin GANAP Ang mga bagay na ito.     Pwede ho vah magtanong sir at ma advice poh ninyo sa papeles naventahan ng lupa at pinirmahan ng 2 witness papeles bintahan ng lupa.nanyari poh pinabulaan nila 2 witness ang kanilang pirma.may kaso ho bah na tangihang kanilang pirma laban sa bumili ng lupa sila naging witness.

    Hi Atty! Itatanong ko lang po, paano po kung walang lease contract and then itinatanggi na ng landlord yung pinagusapan? Like for instance po, ang usapan ay pwede umalis anytime basta magsasabi lang ng maaga para makahanap ng new tenant, 2 months deposit ang pde gamitin as rent sa remaining months na magstay and yung 1 month advance ay maiiwan para sa unbilled utilities and repairs kung meron. The time comes na kailangan ng umalis kse hindi na makakabayad eventually ang kaso itinitanggi na ng tenant and iginigiit na 1 year ang contract, wala naman po kaming written contract. Ang gusto iforfeit na ang 1 month advance and 2 months deposit na naibayad. Thank you po.

    Good morning Atty ako po ang nangungupahan ng bahay at gusto akong paalisin na ang may ari ng bahay at pumunta kami sa barangay para ma settle ang problema namin pero isang bwang lang ang palugit sa akin at mypinirmahan na ako ng kasundoan hindi pa ako umalis dahil wala pa akong nahanap na mauupahan na kagaya ng pag up ko dito sa bahay na inuupahan ko ngayon kaya ako pumirma dahil sabi ng may ari ay Elementary na raw yung bahay na tinutyloyan ko at ngayon bwan na ito at hindi na ako nakavabad

    nice video po... sana po ma discuss din yun about sa tax code para po sa nag papaupa, yun BIR po kse meron hinihingi every Jan and July medyo naguguluhan lang ako bakit may ganon pa e every January po ay ay nag rerenew naman ng business permit dami napo binayaran na mga tax.     avid fan nyo ako atty. libayan and atty. magalong. may tanong po ako tungkol dito sa rental apt. nag lease ako ng apt. for 6 months but later learned na di i renew ang contract on my 5 month lease. meron akong 1 month advance and 2 months security deposit. informed ko landlady/landlord na moving out ako at the end of my 5 month. my question is since my contract is for 6 months, do i have to pay the full six months of contract even though i have 2 months security deposit that i could use ? can u help me on this matter. more power to you atty. murillo. ty

    Atty , morning. I rented a parking space in our condo. I overpaid and owner is not privy to refund me. I also gave evidences (bank statement, check image) of the overpayment and sent it to her. She is not responding anymore and told me she will not renew my contract. Last payment /month na kasi. Ty for the advice

    Good day atty i rented one unit in pasig for almost 3 years with a 1 month advance 2 months deposit. my rental supposed to be ended this coming september 15 2023.bigla kmi na assign mag asawa to work abroad last april 22 moved to other country but still i paid the April rental.since na breach contract ang unit i knew that my 2 months deposit would be forfeited yes agreed with that.but the agents wants me to pay the repaint or damaged wall of the unit because the owner living abroad if im not paying she will ask the admin of the condominium to block me to enter since i rented a small room with the same bldg.besides my car still in the parking na im also renting from the room owner that i rented. Atty do i need to pay the repaint amount or damaged of the unit since i have 2 months deposit.and may right ba ang isang agent of the unit to ask admin not allowing me to enter the condominium perimeter.

    Gmorning atty.Libayan may tanung lng po ako about sa inupahan nming unit, may contract po 6months. ung dp po nmin bgo kmi lumipat ng March 4,2022 6,500 X 4 = 26,000 plus 5k deposit sa tubig kuryente total 31,000. then 2nd wk ng May ngbayad po ulit 13k, kaya kumpleto npo ung png 6months nmin hnggang sept.4 pa, ung concern ko lng po may chinacharge ung may ari samin general cleaning, general repainting total 8,300, sa contract po no pet allowed pero bago kmi mgbayad ng dp at pumirma sa contract cnbi po nmin may 2 dog po ksama na pumayag nman po cya, bgla nlng mag 5 months plng kmi sa august 4 binigay nya na ung sulat kamay na kwenta ng chinarge nya kc amoy aso daw sa buong unit pero npka exaggerated nman kc actually dmting kmi dto amoy ipis maraming ipis itlog ng mga ipis sa cabinet,may mga sapot sa kisame at cmula tumira kmi march 4 ako na nglinis mula samin letter D kmi hnggang A ako po nglilinis sa labas hnggang gate at nag alis ng mga ipis kaya nwala ung sobrang amoy, pti mga bulate, wala din nmang nasira sa unit pti daw window ng screen pplitan nya, araw araw ako nglilinis nglalampaso pero ndi po maiwasan ung amoy tlga ng aso naliligo po weakly nman, pti po ung floor color red ung paint pg namuti muti charge samin ei nmumuti nman kc naaapakan at ntatanggal ung pintura pg ngwalis at nglampaso.Tama po ba atty ung mga charge nya mkatwiran po ba?

    Good evening po yung umupa sa amin umalis na pero naiwan yung ibang mga gamit 3 mos. na hindi sila nagbayad yung aso nila nanduon pa pinadlock namin kc wala na sila doon , nag msge ako sa kanila na magtxt na lang kung pupunta para pumunta kami at buksan ang gate. Ok po ba ang ginawa namin na hindi ibigay yung nga gamit nila hangat hindi sila nag babayad?

    paano kung nakasulat naman sa contrata na ang lessor have the right to evict or lock the premises without payment after 30 days and even after the contract has expired at nagamit na ang mga secuirty deposit ???? kailangan mag hihintay ng 3 months na walang bayad sa rent bago mapapaalis? paano naman ang lessor agrabyado?

    Atty. paano po yun kung walang pinapirmahan ng kontrata yung nagpapaupa tapos nung naghanap ng kontrata yung umuupa makalipas ng 1year dun lng magpapapirma ng kontrata dahil kukunin na yung deposit at lilipat na dun palang nagpapirma ng kontra. tapos ngayon sapilitan sila paaalisin

    Atty ask ko lang po panu po pag may contract pero hindi po pumirma si lessee at si lessor,, pero naka bayad na si lessee at ayaw na nila mag Rent dahil may hindi sila nagustuhan sa contract, hindi rin po matirhan ang unit. Marerefund pa po ba ung advance at deposit?

    Kapag poba natapos na ung 1 yr contract sa upa namin sa bhay at ire renew namin ulet ay kelangan pa bang mag advance at mag deposit kami ulet. Un kc nilagay ng nagpapaupa sa new contract namin .

    Tanong ko lang po about sa rental ng bahay
    Nag hingi samin ng one month advance and 2 months deposit ung nag paparenta ng bahay.
    Ngayon one month palang kame nag hihingi na ng renta ung owner. Ayaw nya ipagamit ang advance pag aalis daw kame dun sya pwedeng gamitin. Eh ang bigat pa nmn kakabayad lng nmin mag babayad ulit kame kinausap ko nmn ng maayos ung owner pero pa sigaw nyang sinabe na bukas na bukas bayaran agad namin ung renta.
