Best Buys of 2024...So Far

  • I’m seeing some good value in our current market. Buyers are taking a break for Summer and are still cautious with our elevated interest rates. It’s allowing me to buy quality condos with no competition below asking price for just over $1000 a sq ft. (Downtown / Concrete units on large lots). I think these are going to prove to be an excellent buy 10-15 years down the road

      Correct ..and that's one of the reasons rents are at record highs and still rising & vacancy is near zero. NDP just doesn't get it and never will.

    Theirs some good deals but people are waiting for further rate cuts. Most don’t realize you need to buy prior, because once those hikes get going it’s going to end up being intense competition and you’ll be getting a lower rate but spending more in purchase price most likely. It’ll cost you much more in the long run, can’t follow the crowd.

      Agree 100% i'm expecting a very strong Spring 2025 the units i'm buying right now with no competition, writing below asking and with subjects are not going to there next year. Realtors will be doing holdbacks and bidding wars and over asking sold price will be the norm on all the high quality units.
      Take the stock market for instance.. markets have been on an incredible rip so far this year, my portfolio is at all time highs i have stocks that are up 30-75% in the past 6 months. I see in the news now that retail investors are now getting out of fixed income ( Rates are dropping) and rolling their money into the equity markets. They should have been doing this 18-24 months ago when equities were on sale ,not when most are trading at all time highs. I still see some good value in certain areas of the stock market but most of the big $$ has been made and this new wave of buyers are late to the party. This is the way most investors operate, they chase instead of getting in front of it... they buy high and sell low.

      Fixed mortgage rates are based on the bond market, these miniscule Central Bank cuts are having no real time effect on buyers' purchasing power. We're a high income professional couple and can barely qualify for a 500K mortgage. I don't see local buyers coming back any time soon, and to compound the problem, Chinese investors are having to liquidate their foreign real estate to bring capital back in to China. Banks have also pulled out if Canadian real estate, which says something. From a global perspective, I see things stalling and falling over the next decade.
