    I signed his petition. This is the man we need! HB-76 didn't get thru, but I think with this man's whistleblowing and knowledge, we can DO IT! No more property tax. Let us own our home as the Constitution under a democracy allows. Stop the thiefs!

    a homeowner is NOT a taxpayer!!! There's no revenue made when living in your home that would make it taxable. Property tax on living in your home is illegal/unlawful.

    I live in GA, so I pay low property taxes. My father-in-law lives in Chicago. I've known him for 25 years. In that time he has spent $575,000 on property taxes alone (for his primary residence). Does anyone else feel that this is robbery and should be illegal? Asking for a friend...

      It's unconstitutional. It is a tax on money that you would gain if you sold your house, only you gained nothing because you didn't sell your house, bt you are taxed as if you had sold it.

Obviously you are not paying close enough attention to what is going on. These cities and municipalites are completely out of control. Especially when you start looking at these peoples wages as they are completely out of control. Douglasville head of board of education is making nearly 400,000 dollars a year. This is what the president of the united states makes. So any board head making the same amount as the president is completely insane. There are (several hundreds) other employees making over 100,000 in the douglasville district alone. Citizens are being illegally robbed!!!

    Yes! This happened to my house! I'm a Realtor and they just upped our taxed by almost 1k from last year. Homes in my neighborhood are NOT selling for the tax value so folks are trying to protest

    Property tax is why I left the USA over a decade ago. I own a 4,000 sq ft home and pay $400 a year in tax. And it doesn't go up in Spain. Same with insurance.

    So an elementary school sent home a permission slip for a field trip but it also had a FOREVER release of liability, Heck NO , i speculate that the insurance premiums for the school has increase dramatically, only way they could negotiate is if the had all parents sign this forever release of liability, omg these are some sick people , if this school is doing it in Florida i bet all of them are

    Our town in California has a measure on the November 2024 ballot for the school to get a $50,000,000 bond. I looked at their financials and they got a bond in 2012 for $35,000,000 and today they still owe $31,000,000 on that bond. Now they want $50,000,000 more!! Outrageous! There are only 2,300 students from PK - High School.

    I am a relatively well-off retiree in Annapolis Maryland,...and have thought many times about buying a very affordable vacation/full-time home in beautiful Western Maryland,...however,...knowing how dysfunctional the entire housing situation has become (buying, selling, maintenance, property taxes, insurance,etc, etc)I wouldn't even consider it now. I don't trust anyone or anything concerning buying a house.

    Taxes should forever be based on the purchase price of the property and it shouldnt change until the property is sold to the new owner. The county shouldnt be allowed to keep assessing the property every year or 2 for higher and higher values. This is taxing unrealized gains! The government is DELIBERATELY trying to bankrupt homeowners and force them out of their house so that eventually all homes will be owned by the government or hedgefunds 🤬

    I live in rural east tn, no red lights, internet(just got cell tower last year), septic, no trash pickup, closest grocery is 30 minutes away, closest school is 25 minutes away. My property value went from 65k to 325k. On an 1100 sq house

    Here’s the FACTS !! People are busy working a job, some 2 jobs since Inflation and don’t have spare $$ for a Law Suit. There is the problem!! I certainly can’t afford an Attorney to fight it.       You don't need a lawyer, the courts are there a public service, we the people just no longer know how to use them, by design i'm sure. But you can file any all documents and suits you could ever want completely on your own. The actual court costs are low without a lawyer. And it's not so much about winning your personal case at this point as sending a message that people are aware of and unhappy with the situation. It only takes one case to change legal standing. Class action law suits can help split the costs of lawyers. I mean short of torched and pitch forks it is something every citizen does have access to.

    My husband had a student loan with Navient for 20 years and they jacked his interest rate which was supposed to be “fixed” at 4.0% and next thing it was at almost 7% and they said we need to refinance with yet another company and he would get “forgiveness” because of being a teacher and that didn’t happen. They are screwing us!

    It is difficult to make exact projections for the housing market as it is still unclear how quickly or to what degree the Federal Reserve will reduce inflation and borrowing costs without having a substantial negative impact on demand from consumers for anything from houses to cars.

      If anything, it'll get worse. Very soon, affordable housing will no longer be affordable. So anything anyone wants to do, I will advise they do it now because the prices today will look like dips tomorrow. Until the Fed clamps down even further, I think we're going to see hysteria due to rampant inflation. You can't halfway rip the band-aid off.

      The new mortgage rates are crazy, add to that the recession and the fact that mortgage rules are getting more difficult, and home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes. For now, get your money (as much as you can) out of the housing market and get into the financial markets or gold. If you are at a cross roads or need honest advice on the best moves to take now, it is best to seek an independent advisor who knows about the financial markets.

    The beauty of selling tax delinquent properties on the courthouse steps is a great opportunity for BlackRock, State Street and Vanguard to buy up properties for pennies on the dollar. Surely these hedge fund types will allow the previous owners to pay rent to live in the home the previous owners once owned. How glorious….

    Our mayor did that for years, bought unpaid tax homes some as little as $100.00 also without telling public. He then rented those homes to HUD “family member” boss of the office here. He did NOT pay property taxes for 10 years! His excuse, homes were for sale 😂

      @@waterlevelroute The concept of property tax should go away. At least in Texas, property tax is used to fund local government and school districts. In my area the school part of the tax is about 3/4 of the total bill. Consider:
      Retired couple: Living on, say, 6,000/month SSI/IRA/401K, etc, bought their house for $250K 20 years ago, now appraised at, say $650K. They drive on non-state roads, say, 20K miles a year.
      Working couple: dual income, 170K / year. 3 kids in school, their house is appraised at $450K. They drive on non-state roads over 100K miles per year, their kids are "using" all the school facilities, the teaches, the vast array of admins, the buildings. They are in sports so they are using the football field, soccer field, expensive field lights, etc, etc,.
      The working couple is using resources at a vastly greater amount than the retired couple but their taxes will be considerably less. The retired couple on a fixed income is subsidizing the working couple making double their income.
      It should be use based. If the working couple had to fork over $1000 per month for little Johnny's school maybe they would be more interested in what goes on at school.

    Study Ron Gibson’s work on Alodial Title and your Land Patent process. You can be legally removed from county Tax rolls in these circumstances and keep your home.

      Tell whomever is representing you to show proof of appraisal value and to justify the tax amount. Also let them know they can't base your appraisal on what someone else's house sold for.

      @ I am fighting it myself I have no attorney. I did that I’ve requested a hearing. They’ve denied me many hearings. I’m having much problems with the state. The sheriff comes here every day and bangs on my windows. He tries to open my doors. I’m doing the best. I’ve been going on for four years and I have a bankruptcy, which the US gave me the house back because they stole it in 2020 it was Marshall back in and give him back to me. It’s a long story I appreciate your input. I’m trying I did do that recently filed an objection to the sheriff determination and I requested a hearing again it’s being ignored. They just want to evict me and I’m not behind. I’m paying my taxes, I don’t have a mortgage. I have requested to see it many times and they have not produced any documents to prove anything. It’s pure harassment. I possess the land title in my name back by an insurance policy, which I purchased, and I have the deed to the property. Both of them are original blue ink signatures with all the stickers and it’s recorded in the record.

    When we claimed the Double Homestead Exemption, our property tax almost halved. Once we turn 65 property tax freezes for singles making 25k and less, couple who make 30k and less.

    Lawmakers are the key component of the problem the guest is attempting to address. The market value of a home or any other property can be placed in a very narrow range by professional appraisers. The systems of many county tax assessors and revenue commissioner are not designed to perform a "professional" appraisal for every single tax parcel in a given county. That's why this sub-genre of appraisal practice is called "mass appraisal".

    I agree totally that linking the property tax net income stream directly to a bond or bonds is dangerous. Property values change over time; while they mostly have gone up in past years (due to broad inflationary policies), in times of uncertain economic conditions property values can decline very quickly. Also, the decline can be systemic in nature. If property taxes are connected to a bond, there is an incentive to adhere to a biased valuation model and a potential for fraud in county governance (to meet the ostensible demands of the bond). This could lead to pressure on tax assessors, which could then lead to a potential for political abuse of the citizenry.

    It could be over 10,000 people facing lawsuits but if no money in bonds where you all going to get the money if their bankrupt?

    This should be topic #1 on every real estate site, YT channel, podcast, blogs & articles- but sadly it’s not. IMO All realtors & those catering to that biz (lenders, title cos) need to be aware of this as tax value plays in to running comps, negotiating list prices & assisting buyers w offer price, payments etc. How can anyone help buyers buy a home knowing they will be on the hook for this scam. Mitch you should reach out to either large brokerages or boards & speak on this issue. Particularly since govt wants to blame high home prices on realtor commissions!

I’m hearing so many people in this county complaining & yet most are saying “Well there’s nothing we can do and it’s just going to continue”! Yet, I’m not sure it’s gone up as much as some counties but it was definitely a big increase.

    Again, if a fair and unbiased appraisal forms the basis of property taxation in a county, and, IF it is not feasible to obtain a professional appraisal on every parcel, the only practical near-term solution is to increase the budget of the tax assessor offices and make an honest stab at upgrading the knowledge base and competency of their staff. The law requires an understanding of what a reasonably accurate valuation of a property is to be on, at least, an annual basis.

    Mitch, thanks so much for getting back to me and corresponding with the data that I needed to learn more about it. It’s very clear and concise. It’s funny. They just gave me a judgment on my home. I actually owe them only $25,000 and back taxes for a bad three years I paid my house off, my house is going up for auction December 3. I reached out to the sheriff and asked for some advice whether this is legal in constitutional they told me show up with your check Monday through Friday. I don’t know 8 AM to 4 PM payment in full or the house is going up for auction, starting bid is 9900 or so. With all the penalties it’s $36,000 they’re charging me $10,000 in penalties. It’s been a rough three years but they have no mercy. I’ll get it paid that’s for sure I’m gonna sell the house and I’m just gonna live in a trailer for now, and whatever proceeds that I have I’m gonna fight for humanity the truth which my dad always told me never get caught up in lies and deception and pure evil. As far as I’m concerned what’s going on is pure evil. I just wanted my sheriff to explain to me, if this is legal or not, they told me this is what the judge sent us and we’re going to follow their orders. I commented, but you’re my constitutional sheriff, and I was wondering if you had any information for me regarding whether this activity is illegal or not. They told me they do not comment on legal stuff. It’s just the runaround so I’ll scrape. I’ll get it paid as they say they just watered a plant and I’m about to grow, legally lawfully the right way. They have way more problems than I do. That’s for sure.

    It may be a coincidence but the Gov. here in Texas has started talking about eliminating the property tax. If he is successful would that sweep all this fraud "under the rug" to protect the guilty parties? Would it allow all those who profited,(received wages),and the school districts to avoid responsibility?

    I just had to file a complaint with the CSLB put a Stop Notice and file a Surety Bond claim on a public works school project due to non-payment.
    The union and my suppliers are also owed money 💰 my bills and mortgage don't stop each month.
    I'll be 64 yrs old this December and possibly forced to file for SS early just to make ends meet.
    Self employed contractor for 45 yrs I've never seen the economy this bad ever! Keep up the good work and telling the truth.

    i have a 2.8 percent rate in nebraska, 8000 a year and many here pay over 15,000 a hear, im selling i cant afford it on top of triple honeowners insurance premiums

    Travis, re financial advisors to ISD city and county, they all have agreements with advisor firms where the advisor serves for "free" but what you find is they are constantly churning their bond issues and generating more fees. also tell Mitch you can get detailled look back data on all bond issues in excel format from Texas Bond review board.

    In NY and other states, they tax a partial value of assessed w a high tax rate. So you can't just look at MLS and know where you stand. I wouldn't even know if all properties are partially assessed at similar rates.

    In some states, the property taxes are ridiculously low relative to market value. Most county property tax assessors and revenue commissioners have underfunded office structures and poorly trained appraisers. Hence, their values cannot adjust quickly to changes in the market, sometimes lagging the market one to three years.

They also appraise on bought price NOT appreciation. So my house can quadruple in value and it WON'T affect our taxes. We had an appraisal done BEFORE we closed, it came in $100 HIGHER than asking price so the sellers KNEW the value,. I live in rural USA, No 2 homes are the same. On 1 side of me is 1/4 of an acre with a trailer on it, home on the other side is not even 900 sq ft, has 2 bed rooms, 1 bathroom on a corner lot, right across from me is a totally empty lot, next door to that is an falling down abandoned not even 1000' sq ft home on a corner lot.. My home is 1632 sq ft, 3 bedroom 2 full bath home. Appraiser put ZERO comps on the paperwork because there ISNT any. ONLY time our taxes CAN change is IF we make more than 30k a year THEN we have to self report to the tax assessors office, our taxes get adjusted accordingly OR if we sell, then the new home owners WILL pay higher taxes based on BOUGHT price.

    I feel like the property taxes should be applied to what a person owes on a mortgage or loan. People who own their home free and clear of a mortgage should be tax exempt or an amount based on acreage. Incentive people for ownership. Taxes on the loan amount would eliminate unrealized gains and no questions about the value of the property. If you get a HELOC, you agree to the value of your property and pay taxes on said amount owed. Federal taxes should be a set to a flat 10% across the board. We as individuals must learn to make a budget and live on a set amount of income. So our government must be held to the same standards.

    The “governor” on property taxes in CA is prop-13. It seems strong, but is tremendously flawed in that the old rich keep low tax rates while middle class people readjust tax rates every time they move. With the incredibly high housing prices in CA, and the highest taxes paid by the middle class & the young (as in younger than middle age at this point), prop-13 is destined to be overturned.
    Before commenting on this, please note that this is not a desire or choice by me, it is just a prediction.

      It should be overturned. It is totally unfair, inflates the cost of housing at ridiculous levels and is a major contributor to the lack of affordable housing.
