    I just subscribed because I saw that you include floor plans with your videos. It makes a HUGE difference to the viewer, so thank you for doing that. I noticed there wasn't one with this video so I didn't finish watching. But I think that must be an exception (as I saw several other videos with floor plans). It makes a difference because just looking at a video makes it difficult to understand the floor plan. Once I see a floor plan I can follow along the video just fine. Thanks!

    It's beautiful, Timothy, buuuuutttt, over half a million dollars for this home? No thank you. Manufactured and even modular homes are made in a factory, with faster production times, but also are supposed to be affordable. Manufactured homes are struggling at this point to be affordable, but tend to be slightly more affordable, even once land is purchased, but then lose value in the resale, so how much are they REALLY affordable, especially with the higher loan rates? And many of them are not made to the standards of modular homes. Modulars? About the only reason to buy one at this point is the time line for move-in, or environmental/energy saving practices, which may or may not be more affordable than conventional building. Basically? Buying a manufactured or modular home isn't the option it used to be for people who needed an alternative to conventional home purchase. It is mostly due now to the timeline and the aesthetic. Thank you all the same for sharing. As one who has been in property management and sales for manufactured homes, I'm sad to see what has become of this industry, in terms of the affordability, even with the rising costs, it used to be the better option, but I'm also dazzled by what they are able to accomplish. They have certainly come along way since the mid-80's proto-type. It's just a shame that the price point no longer reflects the customers we once served in this industry. I live in California near Yosemite where price points in a tourist and retiree community are high. And, still, I can find land, and a home, for less, or at a minimum, equal to, the cost of one of these homes, without land or all the extra costs. It's disheartening. I do love these homes. I just wish they were as affordable to families as they once were. Good luck with it all.

      Modular homes are not like trailers. They are place in permanent foundations. They have to meet/exceed local building codes and don’t loose value like a trailer. Trailers are registered like vehicles. Modular’s are not. They’re appraised like a stick built home.
      I live in one.

      3 story home is going to be expensive no matter how it was constructed, & the land value is likely adding a lot to the price

      @@justkidding7523 it may be different in different states. But here, manufactured/modular is a property type designation and most definitely is appraised at lower value than stick built. In most states in the west this is the case.

      @@gryfinryder not in NW Florida. My home and every other modular that I know of is appraising just like the stick builds. Granted, I live on a very good area that’s growing massively and it’s a coastal town too.

    This is a different looking house. It reminds of a lake house. It’s beautiful piece of property. The outside colors are nice together. I like the back patio. A picnic table and grill would be perfect. I love the how large it is. I love the basement. The living space upstairs is perfect. It would be very Easy to place furnishings. Tim this is a gorgeous home. Thank you for showing it.

    I’m sorry Timothy. But the builder missed so many things that cannot be overlooked. Steep drop offs, the garage should be side by side. But nope. 1st floor as a rental? But the owner must walk up a million stairs with groceries-not happening. Wasted space. No wow factor. And at that price- holy cow! Nada 👎🏼

      I can't believe they made the first floor rental space. That's completely ridiculous. I would not buy a home that doesn't give the owner a front door.

      I think that’s how the person who had it built wanted it- think with these you can have modifications. It’d also a lot like having a mother in law suite

    Gorgeous!! But THAT PRICE! And could have been played out so much better. If it wasn't for the price I could use this! In my current home we built an apartment in the basement with a walk out door for my daughter but she has to use our kitchen (ok since it is my daughter)! And the laundry is in the common basement area. This would be perfect and my son could be upstairs most of the time.

    It's a beautiful home. I think if it wasn't for the lake, the home would be around 400 - 450 maybe. The home has high end finishes and the above ground basement level is a plus. I would have like a tankless water heater. Hopefully that was a gas furnace. Love the look of the home, it's amazing. Overall, the lake access is making the price higher than normal.

    Steel containers stacked on top of each other with makeshift plastic bathrooms in Indiana of all places. Would not waste $550K on that one for all the tea in China!

    Floorplan at 5:33 -- main floor. 12:32 -- upper story.
    Main floor: The kitchen could easily be moved to the front, move the hallway access a little, then the living and dining could flow better. Managing groceries would be easier..
    2nd floor: The 2nd bedroom and study could be flipped, too.
    Garage level: Could be business space or guest space. Not well set up for apartment space.
    Does look nice from the outside.
    Too bad these companies don't install dumbwaiters. Lugging laundry and groceries can be unsafe...
    Thought you said lake property. Oh well, lol.

    Tim this missed the mark for me quickly!!! $500,000.00+ and a lot of wasted space…. I can see someone falling down that slope after a few drinks into the gully!!! No way, Jose!!!

    its different,the 1st floor could be used as a parents suite/a teenagers apt./or a rental apt.with their own enterance you could also put a washer/dryer hook up in the garage,onto the 2nd floor outside patio steps could be your enterance way into the 2nd floor i like it

    I think it's way over price, but you could use the 1 story as a studio apartment and rent it out, I think that's probably what the person that built it was going for

      I was thinking the same thing about turning the first floor into a rentable apartment but I would like to see a wall added next to the second/back door of the garage so they could have a washer dryer and pantry that goes with the apartment.

      Considering that the stairs to the upper floor aren't closed off to the apt, I think what they had in mind is generational living. Parents or inlaws live downstairs and the rest of the family upstairs. Everyone gets privacy but the elders can be cared for easily. We're considering an option like this as well for my still very capable mom who currently lives with us.

    What I see on the third floor who brings up the furniture will have a sore back at the end of the day. Nice size garage plus driveway. The first floor could rent out a one bedroom or studio apartment.

    Litterally my only complaint with this home is the master being a lil small or it may jus be how it looks on video. Other then that, it’s great. I can work with the 500k simply cause it’s on a acre and the thing has 2 kitchens and technically 4 bedrooms.

    Love it but so much wasted space!! The window placement in the master bedroom is off - 2 small and one large - limits the bed placement. Great idea, but if I were to purchase I would redesign to fit my liking.

    I can see that concrete patio cracking when the ground settles. Slopes off too close to the patio. Also too many stairs. With almost an acre of land I'd prefer a nice ranch home.

    Love the physical house, especially the garden apartment. I really dislike the property with the almost all concrete front yard and steep drop-off backyard. Not a fan of the furnace in the garage. In many other States that is a code violation.

    Does anyone know the actual cost of the home/foundation without the land? It's deceiving that he said $575k since we have no idea what the land would cost. The owner could also be adding a markup for it already being completed.

      What part is deceiving?? You can literally buy it all for the price I mentioned? This is not a model you will find anywhere? It is a spec home built from 4 modules. It is listed on Realtor.com (a place to buy land and homes for that price with Everything included.

    This place is awesome being old and sick my husband and myself could never dream of owning a place like this but i surely would recommend to anyone whos looking for a dream house to check this out. Theres so much room my livingroom only holds 2 recliners and a tv one bedroom because i have cancer and my husband just had quadruple heart bypass he sleeps in a recliner but anyone who has the money to buy a house should really look into this amazing house.     That's nice but what if a crazy person tried to get in do you think a house should have that much glass like that all those windows even the door is glass what if a crazy person try to burst through the glass to get in you have no way of protecting or defending your home because you have so much glass or access away of entry into the home so easily

    This is not a good model to sell manufactured homes to serious buyers. The garage alone is a poor design. The stairs are impractical unless one is a mountain climber. Nobody over 40 yrs could possibly spend years in such a home. The wasted space to have high ceilings is silly. $575,000 for an undesirable property is insulting imho. Surely, manufactured homes can do better than this.

    Is that a tandem 2 car garage? NEVER a good idea.
    The home is beautiful. I’m finding the trend of using the same colors and finishes throughout to be very boring, uninspired design. I’m glad they chose different finishes in the primary ensuite bath and secondary bathroom. I normally dislike carpet in the bedrooms but the saving Grace is that it’s in the same color as the LVF
