I was wondering what the catch was, because 550k seems a bit cheap. But it's located on the outskirts of Tulum. Not a bad place maybe, but i do think you need a car with good suspension and some courage if you wanna be driving over those roads ;). Where a house located between Hotelzone and Centre will mostly be used using a bike?
You're correct, it's a short drive to the town of Tulum, hence the price. The road to the turn off is often a bit rough, though only for a short distance. Once you turn off, it's waaaay more manageable. I've done it in a Prius, so I know it's passable lol.
I appreciate you watching the vids and taking the time to offer some feedback. 👍🏼 However, Mexico is a great big country with very diverse real estate situations. To say it's expensive for Mexico might be like comparing real estate prices in Mississippi to those in California. We have a number of folks trying to find properties here in the $400k - $600k range, already built, in ideal locations - for them. Everyone has their own idea of an "ideal location". Unfortunately/fortunately, we are in a highly desirable location, of course that drives prices up, as does limited inventory. So here we are. I'm sorry this one is not for you, but if you would like some help trying to find something in the area that suits you, I'd be happy to speak with you about that.

Us as foreigners hold real estate here through a bank held trust called a fideicomiso. Outside of that, and being a cash market (there really is no good/easy financing available), it is not that different. Attorneys check to ensure the property is free and clear, they ensure the seller is actually the owner, taxes are paid up to date, etc. They also look after applying for the trust on your behalf, really, they act like a 1-stop shop when it comes to closing.
Where we grew up, in Winnipeg, MB, we had 2 seasons, winter and mosquitoe. lol Here too there are seasons where there are more mosquitoes and then plenty of time where you don't think about or see them. Living here in the jungle, there will always be at least a few around for sunrise and sunset hours. The family who was living in this house kept all the windows wide open just about all day, every day and would close up during the mosquitoe witching hours.
This year during the summer it got pretty bad cuz of El Niño, I got dengue fever and it sucked (I live even more in the jungle than this place tho). But during the winter from like September to April it’s not much of a problem. And still, even at its worst here, it is better than the mosquitoes in the north woods of Wisconsin during the summer
This is actually a nice build. Location is in the middle of nowhere...though. 20 minutes out way too far. Hard time getting any real rental income but not bad for a place if all you want to do is live and chill. I'm a developer in Tulum and I have some 3 Bedroom but in the middle of action close to everything for the same price. Way better for renting and walkable to cool spots.

It's safe. You just have to go there and see for yourself. The people are wonderful. Most major cities in north america are more dangerous than Akumal by a long shot.

House should have high razor or electrical fence. Power is sketchy so the internet doesn't matter if the power randomly goes out for hours.
