  • Can you believe how expensive these homes are? Who can afford this??
    For this episode of dashboard tours, I wanted to show everyone the richest neighborhood in San Francisco. Now, this city gets a lot of bad press because of the huge gap between the homeless and the elite, and has become one of the most unaffordable cities in the united states.
    The average home in San Francisco now costs $1.5 million dollars. And that was when I wrote this on November 4, 2021. But the time YOU watch it, it might be close to 2 million bucks for the average house. It is officially the most expensive city in the nation and it’s not even close.
    There’s no way most of the young tech people who move to the bay area can afford to buy a home here and they never will at this point. Most rely on renting crummy apartments across the bay over on the oakland side or cramming into a small bedroom in a bad part of town.
    And up here where we’re heading, this is the elite status fella. The area we’re going to now is called Pacific Heights. Here’s a map of where this neighborhood is. It’s on the northern end of the peninsula. The area is roughly defined by Union and Jackson Streets and Lyon and Buchanan.
    The first street we’ll take is called Broadway. This is Billionaires Row. The man who created PayPal, the guy who founded Oracle, the founder of Yelp, key Apple execs, famous novelists like Danielle Steele and other super rich people live here in an area with amazing views of the Bay. But this area is ONLY 10 minutes away from the Tenderloin, which looks like this. The Tenderloin might be the most poverty stricken and sad place in the state of California where many of this city’s homeless drug addicts live on the streets.
    That’s San Francisco. A place where the elite rule the day, and a city that’s totally out of reach for just about everyone.

    As someone who lives in San Francisco, the most expensive neighborhoods are St Francis Wood, Sea Cliff and Pacific heights...I can only dream about living in one of those houses some day...

      Same, I drive through st francis wood everyday and I always stop to just admire the homes. Most of the homes value at like $3 mil - $4 mil right now (I recall seeing some going as far as $6 million). I could never afford to live there.

Also I read from somewhere that Denzel Washington once said "You do what you have to do so that you can do what you want to do later."

    Just an FYI to people, that house in the thumbnail is the most expensive house in SF at roughly $50 million. It's remarkable to see in the evening as it looks like an absolute palace. Larry Ellison also has a house down the street (the boxy chrome/metal exterior one)

    I learned how to drive a stick there. It was terrifying. I was at the Presidio back in the mid-80’s. The city used to be a beautiful place.

      Growing up there at the top of a steep hill, I had no choice but to learn how to drive a stick shift since the '73 Toyota Corolla my grandfather gave me was a 4-speed. You master it after awhile. You also master parallel parking in tight spaces. ;)

    SF unaffordable because the amount of people who want to live in SF. If people did not want to live in SF, the housing prices would crash. But just the opposite is happening. Prices keep going up. Do you really not understand economics? Why do you think it is so cheap to buy a house in Texas and other poor red states? Low demand. If the poor red stats were desirable places to live, the prices of housing would skyrocket. People only move to the poor red states because housing is so cheap and taxes are low. Can you imagine if houses were cheaper in California compared to Texas. There would be an avalanche of Texans moving to California. Thank god houses in Texas are dirt cheap.

    It's the Silicon Valley influence. The names they mentioned in the billionaire rows are all founders of high tech companies in Silicon Valley. The average home price in San Jose' is around $1.3 million - and SJ is not a world class city, there's no GG bridge, Ocean view ... It's just a city near high tech. Oh, and weather doesn't hurt.

      Pacific Heights was the most expensive neighborhood in San Francisco long before Silicon Valley came into existence, although the tech boom did accelerate home values as more high paying tech companies moved to the city in the early 2000's. Many San Francisco homes in this part of the city are prized for their architectural and historic value. With all it's problems, it is a beautiful city and many people who want to live in an urban setting want to live in San Francisco. You're right when you say San Jose is "just a city near high tech". San Jose and the majority of the other cities in the Bay Area have more of a suburban/sub-rural feel.

      SF Pacific Heights has always been expensive, although the tech boom has inflated it more so. Pacific Heights had multi-million dollar homes 30 years ago, when $500K was expensive in most places. The wealth and money has been there since the Gold Rush in 1849, followed by the Silver boom. It’s the Financial District of the west coast and home of Venture Capital. Many noted families in this neighborhood have recognized household named companies. Folgers&Hills Bros coffee, Pope, Getty, the Fishers who own The Gap/Banana Republic, the Haas family from Levi jeans etc etc. Our Speaker of the House, Nancy Pelosi, and senator Diane Feinstein both live in PH. The SF Bay Area has an ideal climate, exceptional natural surroundings and public places. Location location location. A great place to live if you can

    Pro tip: I’ve got several friends that live in SF (Sunset District), they pay $2,000 a month to live in a remodeled garage (rooms upstairs are rented separately for more) and it comes with a small bathroom, kitchen and curtain for closet

      I lived in the Richmond and was there for almost ten years. Paid 1300 a year for a big efficiency with a separate kitchen and only remained because of rent control. I left when I realized I'd never be able to buy or upgrade.

    I've lived in SF for 40 years, the last 23 in Pac Heights. By far, the best 'hood to live in. I can leave my car in the garage for a week and walk to dozens of restaurants, food stores, shopping etc. And, 2 spectacular parks you failed to mention -- Alta Plaza & Lafayette, with postcard views. This is a totally urban luxury neighborhood -- no sprawling grounds like you find with SoCal estates. Pac Heights also has better weather (i.e., less fog) than Presidio Heights or Sea-cliff. Sea-cliff is too far out and offers zero amenities without getting into the car. And the views -- I look directly at Alcatraz in one direction and Twin Peaks out my front windows. Perhaps no better city view anywhere in the US, if not the world. And, if I want, I can be down the hill and onto the GG Bridge in 10 minutes, & in Sausalito for lunch in under 30 minutes (which I do regularly).

      @@rayray4192 Cow Hollow is OK. Lot of good dining and mostly flat walking, but no views. And, importantly, it's built on landfill (not bedrock like PH) which is VERY susceptible to earthquake damage as we saw in 1989. BTW, my comment had a typo -- I just had my 30th anniversary of living in Pac Heights (June 1, 1992 was my "move in" date).

    I grew up in Presidio Heights, which is right next to Pacific Heights. I'd say the Real Estate in the Presidio is comparable to Pacific Heights also.

      Yeah right. A delivery guy who looks out of place can't even go through there without being harassed. Meanwhile I can't even remember when the Van Ness or Geary projects started because the city is so corrupt. I can't imagine they would even allow a single pothole in Pac Heights.

    It's also attractive to those who can afford it because of many nearby amenities. The coast is beautiful, Marin county, and a very well known wine country a short distance north. Plus Stanford University, UCSF, UC Berkeley, Silicon Valley, so much in a relatively small area. A lot of the well educated and wealthy people who live in this expensive neighborhood have some kind of connection to those institutions and businesses.

Zero gun smithing, zero mechanical, zero plumbing, zero drywall, paint, carpentry, metallurgy, metal work, nutritional science, gardening, preservation science, masonry, landscaping, etc. If society collapses, these people will be dead weight and the first people to be turned into soups.

      I know tech types. They wind up specializing in a skill that winds up aging really poorly and they don't deviate from that skill, except maybe pick up a side-hobby. Learning useful things is not something that interests them. Only exception might be electronics, but some of the most reliable and important skills are for super simple objects. As NASA said, KISS: keep it stupidly simple (TH-cam will probably delete this comment if I say it correctly).

    Regarding 6:42, San Francisco encompasses 7 miles by 7 miles = 49 square miles if you also include Alcatraz Island & Treasure Island in the Bay as well as the Farallon Islands which are located 27 miles West of the Golden Gate which are all technically part of the City and County of San Francisco. However, San Francisco itself as a contiguous City land mass has a slightly smaller area of 46.7 square miles.

    San Francisco is a relatively and small compact city - it has always had affluent neighborhoods close by poorer neighborhoods. That's one reason why residents will likely tell you where they live by naming the neighborhood rather than the street, or naming the street AND the cross-street. One street usually passes through all kinds of income levels. About 35-40 years ago I rented a tiny studio apt in an older building on California Street (cross-street was Fillmore Street, a trendy shopping & dining street even then), in a neighborhood called "Baja (Lower) Pacific Heights," for $410 / month (no garage and hard-to-find street parking). Little old Italian lady was the landlord that used to (illegally) enter your apartment when you weren't home (no prior notice) just to check on things if you were a newer tenant. Today's rent would be...??? Her children / grandchildren must be rolling in $$$.

      Broadway is an example of a street that changes character. As it crosses Columbus, it has bars and strip clubs. Then, not far away, it becomes Billionaire's Row.

      @@dennisguilder1 There didn't seem to be the severity of problems. There were drugs, car break-ins, robberies, homeless, like any city, but not at today's explosive level. Real estate in SF was expensive then, but a lot of neighborhoods hadn't been gentrified yet, so there were more average wage earners living in SF.

    It is expensive for many reasons including the weather: you almost never need a heater nor an air-conditioner. The area is limited, about 7 by 7 miles. It is historic, lots of technology companies, hospitals, etc.

      Don't need a heater? San Francisco is cold 10 months out of the year. You have to go to Marin, the Peninsula or the East Bay in order to warm up.

An ongoing joke among the residents of San Francisco is all the tourists in the summer shivering in their shorts and t-shirts as the wind picks up and the fog rolls in from the ocean at 3:00 P.M. Mark Twain is said to have written, "The coldest winter I ever spent was a summer in San Francisco." When I lived there, the coldest time of the day was between 3:00 P.M. and 1 A.M. Then, with the fog finally covering the whole city, heat rising from the city streets would get trapped and things would actually warm up a bit.

      Still think the overall cost of living across the US is becoming insane but even crazy expensive CA was not that expensive 7-10 yrs ago. When did the "average" CA home price of $100K jump to $500K or more? It's a ridiculous jump in pricing & I can't believe there's *that* many super rich who can afford these prices. It wasn't _that_ long ago in OR good homes were in the $30-$60K range.

    If you want to live in San Francisco you had better be young. Old legs do not work out well at all. There are few flat neighborhoods so climbing is a necessity. I used to climb Nob Hill years ago but doubt I could today.

    Real estate prices in and around Campbell (Saratoga, Los Gatos, West San Jose, Santa Clara) are about the same as they are in the City. There are a lot of affordable apartments in San Francisco, also.

      I was told about and looked at the bay area prices as I have family there, and was born there. Homes are going for 2-4M, so the city doesn't look horrible anymore.

    I learned how to drive a stick in San Francisco. Pretty sure I was going to die a few times. It was a little green Ford Ranger. Truck is long gone but the memories will live on forever.

      Sometimes that's how it starts. People drink and drive, come to work smelling like alcohol, never recover from a divorce, etc. They could not recovery mentally or financially.

      Not sure where you heard that from but I assume most SF homeless are in need of mental health assistance and have alcohol /substance abuse issues plus if you talk to them they’re not even from the area, either came from out of town or out of state willingly or forcibly from states who do not want them and bus them for SF to take care of them and and provide assistance from city funds 🤷🏻‍♂️

    San Francisco is a beautiful city. I love the Victorian and Edwardian architecture! I have visited many times and always had a great time. It was expensive to eat and drink and do things but worth it. Pacific heights is lovely.

      Happiness is highly subjective. I know there are very rich people who are very unhappy as well as poor ones. What is really scary is obscenely rich people who are so rich that they can afford to screw with much less rich people, to perhaps relieve their boredom. Of course that implies some kind of "Squid Game" type scenario which I have my doubts about. But I have NO DOUBTS about rich people becoming POLITICIANS, then in their haste to be seen as "saviors" or "good guys" and even just "normal everyday people" make decisions and changes that will 1) Make THEM richer and/or 2)Cause unnecesariy misery and inconvenience for the rest of the schmucks they "serve".

    Remember that movie "Pacific Heights" with Michael Keaton? This yuppie couple buys a multi-family Victorian in Pacific Heights for $800k. I remember thinking how insanely expensive that sounded. I think that was the early 90s. Probably $8 million today.

    San Francisco is expensive because it's a magical place. You have to live there to discover the magic. I lived there in the 90s. My rent was 300 dollars a month. A friend of mine had a huge studio in the tenderloin. So, I spent a lot of time around that neighborhood. It wasn't a big deal. Drug addicts are pretty harmless people. Most of them don't want to be bothered. I spent a lot of time hanging out with the homeless. I learned quite a bit from them.

    Most young tech kids who live in San Francisco actually don't live in crummy apartments. They live in high rises and I know this because I use to work for a property management company out there that owned all of them. Most people are starting off in the tech field at a $100,000 salary which would never qualify them for a crummy apartment and that's even after taxes. Great video though.

      I agree with you. I Stayed at the Hyatt Downtown for Vacation in the 90 s. It was great place to Visit. Coit Tower, Alcatraz, Lombard Street, Fogg city diner, Pier 39, Ghirardelli chocolates, and Chinatown. I felt safe. It’s a shame this happened to a beautiful city.

      Oklahoma, no. Texas maybe, because at least there are things to do in Texas. I wouldn't be bored to tears. I took a tech job that paid really well in Kansas City once. I lasted 2 1/2 years. I was so bored by that time that I quit my job and moved west again. The people were nice, but I had nothing In common with them.

      @@judywilson9003 What fire burned what? The lighting bugs??? There have NEVER been fireflies ANYWHERE in the state of California! I believe they thrived no further west than perhaps (Kansas??) I don't know if they were in the northern part of the U.S. but they certainly lived in Virginia and Kentucky. You tell me otherwise, I want PROOF. I'm fairly certain they thrive in areas with much more humidity in the summer months than states out closer to the west.

    And silver ave near Hamilton
    San Bruno ave near Dwight
    Alabama and 22 nd street
    Hampshire and 21 street
    Gates street
    Then moved to east bay purchase house in 2005

    All the poverty in the US & not to mention we are one of the wealthiest countries on the planet and look at this extravaganza of income yet we can not seem to solve the basic of social issues like HOMELESSNESS

    If its really that important to you. Buy about ten acres in the country and name it Pacific heights that way you can say "I live in Pacific Heights". Savings to you, $44, 900,000.

    American drivers are so polite, taking turns at stop signs. I think they’d be really scared if they drove in England, it’s an everyone for themselves and not much politeness, they drive aggressively here

    Isn't San Francisco losing some population? Maybe that could help the city get cheaper. Also despite it being the most expensive city, there's still plenty of non-tech ppl there, especially Latinos in the area who definitely aren't making 6 figures but still live there, I wonder what is their secret?

      Atherton is too spread out. Most lots are 2+ acres. It would make for a boring video, but Menlo Park, Saratoga, Monte Sereno, and Los Gatos(my home town) would be an eye opener.
