    What do you think I listed this house for...and what will it actually sell for? - LIST PRICE IS $3,890,000 - So those guessing around $4M were pretty accurate! Well done!

    Love this boots on the ground look at a property as a way to showcase what is important to looking into buying a property. I know these are more effort, but they put me in a house, understand what to look for, what to expect, pricing and the neighbourhood. I'd love to see more of these Sebastian. Thanks a lot.
    It's been raining for the past four days. I have a gimbal review video, so when we get a brief break in sun, I rush out to shoot. My wife isn't so happy with the rain.I told here to think of it as vancouver training. I guess after a long winter here, I can't blame her.
    I never understood why we didn't add the basement square footage to the size of the home... it is part of the home space...

      Thank you @ordinaryfilmmaker! These are pretty fun to make...but not certain of how broad the appeal is. I need to improve the technical aspects of shooting like this, though. Lighting was a bigger issue than I anticipated. :)
      Haha...and yes, your wife needs some more Vancouver training.
      It did really surprise me when I learned that most other markets don't count basement space!

      @@LivingInVancouver-BC They are useful at showcasing what's involved with buying a home. This one obviously not affordable to most, but doing this with $1M to $2M could be very useful.
      For each rain day, I feel vancouver calling, though today it is snowing...
      As far as the technical aspects, a camera like the DHJ Osmo make exposure much easier. Give me a shout if you need to know more. Besides, audio quality matters much more than video. Don't worry about being perfect ;)

      Appreciate that @ordinaryfilmmaker. I totally agree that these types of videos can help people understand the market a little bit more...and thank you for the tips! I have the old DJI Osmo Pocket 1...but have been considering the 3. I'll check it out. Thanks!

    One Dollar Canadian is around 0,68 Euro ( I live in the Netherlands ), but if this property is getting sold for 4mln Dollars, it is around 2,7 mln Euro's. Well, as rich the Netherlands are, this price tag in my country is only for millionaires, ordinary working class people can only dream about this. In my country the average housing price at the moment is 420K Euro's because of all the craziness on the market....even a 2 people income with middle class salaries is not enough to buy a house at the moment. I was lucky to buy my place for 160K ( lucky basterd by Dutch terms ) 10 years ago, today I cannot even buy my own house again with my current salary....when that is the case, there is something very wrong on the property market. Anyway, beautiful house and place in Vancouver. I can understand those prices, Vancouver is a very nice place to be I guess. The mountains 🤩🤩🤩

      It's just crazy what's going on world wide. I'm lucky I got in the housing market at C$229 - which wasn't cheap when I got it, bit it was affordable. But as with any bubble, it eventually bursts: the prime time for a burst is when everyone says a burst won't happen, though some markets might be exempt.

      Yes @napke8571 it's a struggle here as well. Very similar in that obviously only the very wealthy can afford to purchase a home like this...and also have the money to then either build new or renovate on top of the purchase price. But, this is the situation we have with a city that is so desirable for so many. Appreciate your contributions! Thank you.

    Definitely close to 4 million. As a builder who worked in the area those corner lots are in high demand. If it doesn’t get torn down it will need a lift for full height basements and a complete renovation. Reno would be 1.5-2 million depending on details

    You basically pay 80% for the lot and the neighboorhood (and the location), and 20% for the structure itself.

      @xXxFaustoMoraesxXx Yes, in Vancouver the most significant factor in determining the value of the property is going to be the value of the land. But the exact ratio depends on how old (and in what condition) the house is. In this case, the land is likely worth nearly 100% of the asking price. If it's a brand new luxury home on a big lot, it could be that the value of the lot is only 25% of the market value of the property.

    The price makes sense to me, and looking at the recent bcassessment data, so did the buyer (800k over list).
    Its interesting that you mentioned how more buyers are looking for detached without suites. I'm in the process of moving there, and had a similar criteria. It was really difficult finding any that weren't renovated with the maximum number of rooms for tenants. Often times the renovations were ramshackle, and would've taken effort to undo. Even with the increased inventory, only a handfull were untenanted and intended for a single family.
    Hopefully the buyers of 3905 will enjoy their big new plot!

      Imagine what the taxes paid in the mid-90’s! Interesting how per capita income, property and income taxes and the price of a house compares. The former isn’t congruent with the latter whatsoever. The secession of Hong Kong from the UK to China set a whole series of events into motion beginning in and around the mid-80’s fueled by Expo 86. There’s an online newspaper article addressing the beginning of the exponential rise in property and real estate prices. Govts at all levels turned a blind eye to much of what went on. The middle classes are disappearing in many countries

      @LLitterally what’s changed in recent years is what was once only a local market is now fully global. We live in a world where people, foods and money flow freely…and those things flow to desirable places. I don’t see Vancouver ever becoming “affordable” because that is no longer the world we live in…for good or bad.

      Well, it’s the value of the land in one of the most desirable cities in one of the most desirable countries. The price is justified because buyers are willing to pay that amount….and yes, the cost of the new construction will be the value of the land + the cost of construction…none of which is inexpensive. Well, well over $6M if it’s one house on that double lot.

      If you are asking why Vancouver is so expensive...it really comes down to supply and demand. It's one of the most desirable cities in one of the most desirable countries in the world...and it's tiny (just 110 sq km). Hedged in by mountains, rivers and ocean. So we have immense demand and extremely limited supply which has made Vancouver relatively expensive ever since it was founded.

      @@LivingInVancouver-BC I think 1980' are coming back.There is nothing special about "Lower Mainland"and immigrant started leaving Canada already, even Canadian born and for generations are leaving ,because Canada is not what it used to be?

      The thing is that fear sells. I could make all sorts of videos about the inevitability of a market crash and the world as we know it coming to an end. It's easy content and it gets lapped up. My channel would blow up.
      What doesn't sell is that we'll all be fine. We aren't in a bubble. In fact, I think we are about to see Vancouver real estate become increasingly more expensive.
      The wringing of hands over what Canada used to be is also overdone. It's a trope that politicians lean on to appeal to our basic instincts. The world doesn't stay the same. We must adapt as we have in the past and we will continue to do so...Vancouver and Canada will continue to be desirable for generations to come.
      Personally, I prefer to live with optimism rather than fear...and to feel grateful to live in such a wonderful country and city. :)
