    Excellent work as always, Michael, Thank you. I find the rationale behind why "we aren't in a new bubble" a bit disconcerting. The optimism data above 75% is concerning; also, the idea that a 3% Cap can be justified by extrapolating recent rent increases far into the future seems a bit dangerous to me. Its true that rents have been increasing, but how can it possibly continue when Real wage growth hasn't kept up? Eventually, one of these trends will revert. I don't know that I would be ultra confident in Real wages suddenly jumping, given the BLS data. I would be curious in hearing more from the PWC guys on this topic. Thanks again, Mchael.
