Your realtor should have taken you for a final inspection before closing to address any concerns at closing.
Unfortunately Jaylena and Issac didn't have the luxury of waiting until the new place was empty. They had to leave the shop. They were lucky that they had the busses to sleep in while they emptied one room at a time.

This tells me I need to hold back about $3500 at closing, sellers get it upon final inspection of premises. Whatever needs cleaning, trash removal - that gets deducted from the $3500....
What filthy sellers! So inconsiderate of them to leave the property in that condition. You've done a fabulous job getting it clean.

Seller can leave whatever they want. It's the buyer's responsibilities to verbally negotiate a price to get rid of the remains, b4 they agree to buy.

I went into foreclosure on purpose , didn't want the home , deed inlu back to Leander. It was clean , as in who bought it wasn't gonna think I'm nasty ! Wrote enjoy you knew home on the board in the kitchen for writing things ! All rentals I've left I've cleaned as well . Yes leave power on for 2 days after you move . Clean old home then unpack . Clean the oven , dishwasher, everything bathrooms . I mean so easy to clean an empty home !

The past owner may have no one and did the best of his ability and it was probably a blessing it was such a mess because no one wanted to deal with it so left the door open for you,God works in mysterious ways

I totally agree with you. It's pretty clear that the previous occupants underestimated how long it would take to move everything out. It's good to have compassion, and it's very hard to find, these days. It doesn't seem like this couple sees it that way, though.... or do many of their followers, many of whom claim that they'd destroy property, sue, or bill the seller as their FIRST resort. This is why the world is the way it is.
Most people do clean up before they move, but this, is at another level. They acted as if they didn’t know they were moving. Mom and JD are sweethearts. ❤❤❤❤❤❤. Once you make it your own, the house will be beautiful. Hey Debbie.

Wow, the sweat equity you have put into that place already, along with the paint and flooring looks AMAAAAZING!! JD is a beast, powering through lots of heavy-duty tasks. Reminds me of my Mum who could run rings around me even though she was 31 years my elder. It is so incredible to have those initial memories with some of your closest family members there making this place a home...that is time you are never going to forget. Thank you for sharing this time and transformation. You all deserve some down-time to just unwind and enjoy.

Oh my gosh...this gives me so much anxiety. Your agent should have scheduled a walk through before the closing. It's like they just lived their best (filthy) life right up until the closing day, and bolted.
Agent? Always hire a Certified Real Estate Attorney + Realitor.
At times, consult an Engineer Architect, Plumber and Electrician. 1st time home buyers don't realize, THEY DONT Know WHAT THEY DONT KNOW.( Same as 1st time parents)
And Never ask your Realitor to recommend a Real Estate Attorney. No R.E. attorney would Go into Contract without a Walk-Thru! But the Real Estate Agent you hired will. They want their $$$ fast! Buying real estate is not like buying a bus. Owning and maintaining a property is not the same as a bus. Buy a property that's doesn't pass a Perk, poor Leash Line, well not deep enough, your fence or pool on neighbors property (no certified survey stakes), NO water testing....
Clean painted house and trash on property...NOT WRITTEN IN CONTRACT. Buyer signs contract....now trash belongs to Buyer! Positive Note: No words of "trash" classified as Hazardous Waste!

@@brendafainsbert4236 A good Realtor would have been on top of this. No need for a real estate attorney until cloing time, and they wouldn't have had to hire one. After viewing the state of the property, a full trash out (at least of the house) should have been in their contract, and I wouldn't have gone to the closing table without one. I do, however, agree that you don't know what you don't know, but their Realtor did know. I only say this because I've been in Real Estate for longer than I care to mention. Not all Realtors are the same, for sure. I'm just so proud of them for taking on this journey!
The house is a perfect size for you guys. Sorry you had to deal with everything. The owner left after just getting done dealing with all the stuff that was in your shop. That was like having to do it all over again. But it looks wonderful now and you accomplished so much to make it clean and homey in a short amount of time. Great job! Ember’s room turned out wonderful. She is going to love it there.

Mother was a real estate broker she bought and sold a couple of homes and we ended up cleaning them out and yes people can be trashy. But y'all have done a wonderful job. So happy that Ember had other kids to play with. Now that is a nice home. Enjoyed and Thanks. Hugs to Ember. Love y'all

💭 I assumed there was a lot of garbage, dust, rotten food, broken windows, fecal matter, graffiti, bugs, mice, or even drug paraphernalia. Thank goodness that wasn't there. Sorry you had that much to clean up, looks like the last occupants left in a hurry.

He thinks of everything.Forget about the previous owners mess, you rock in making the best of any situation. I heard an old wives tale, ‘You gotta take what you have and make what you want’. The house I bought took me a solid two years to clean up. It was an atrocious auto parts mess!! The sellers left EVERYTHING they owned in the house. This is year 14 of complete remodel for me.

@ABusLifeStory at first, I was frustrated. Then, I realized I could turn it into whatever I wanted it to be. Enjoy the journey... It will all be worth the time it took to get there. And, as a painter for 30 years, drop cloths or old sheets are your friend when painting. 😉

When I saw the walk-through of the house from your pre-offer tour, I knew they were going to get their butt whipped packing up everything because of the sheer volume of stuff they had in all of the garages/outbuildings and around the property. They probably packed up all that stuff first and left the inside of the house last and grossly underestimated how much time it takes to pack up a normal house, let alone an over-stuffed one. I provide that service for clients so if they didn't hire anyone to help them pack, they needed every minute of the 30 days or so of your closing period.

That was so cool , again loved seeing all you guys have accomplished in such a short time is amazing, was so great having your family there to help it was hard for you all to say goodbye to your Mom and JD .. hopefully they will be back soon

I know it was frustrating to walk into such a mess but look at how nice it is on the inside now. You all worked hard to get it clean and livable so now you can take your time on all the other projects. Remember the saying, "It's not a race but a marathon" so it will all come together in time. I'm so glad your family was able to come and help out. I know it was great to spend time with them even though you all were working your butts off.

Reality is: Don't sign a legal document without an attorney.
Reality is: You can't bill/charge a Seller for an item you as named and signed as Buyer, who bought and now maintain possession of the item! Contract did not address or designiate " trash" will be removed from land, buildings or grounds of real estate purchase.
You all have done a bunch of work already. I know you’re so happy that your Momma and JD came to help out.

That happened to my daughter, she ended up calling the realtor n the previous owner ended up giving my daughter over $500 for her cleaning the filth they left behind, i suggest you try doing the same thing

If it's just acrylic paint, use regular 70% alcohol to clean up with. Even will clean out of your clothes and carpet very easy. :) Hope that helps. Looking good ya'll. When I moved and a young couple bought my house, I paid for a maid service to come in and clean after me. Probably would've cost them a lot cheaper than it did just to buy your cleaning supplies. Kinda sh*tty of them to leave that way for a first time buyer.

Oh my! This brings back memories of when we bought our first home. It was a 4 bedroom, 3 bath home with a fireplace and a pool. We worked ourselves silly and it was at least left clean. With paint, new carpet, landscaping, and a pool guy we succeeded in time for a family get together. Lots of works though it left sweet memories. Enjoy your home, all fresh and polished with your family. Our parents helped us too. I love the shop plans and am thrilled to watch what every day brings.
