Hi Anthony. You're correct that prices have increased substantially vs what they were during Covid. These villas per sqm are higher due to location, especially considering what their nightly rental rates and occupancy rates will be for short term / daily rental investment income. Our goal, always, is to price to sell based on market demand, and work with the owners to find that price despite owners often wanting much more than what we think is best to sell quickly. Right now we're confident in our formula for both buyers and sellers so everyone wins - that's what being a Real Estate Agency is all about and also why we carefully select which properties we represent.
