Hi, if a property (house or land) is being sold by an owner directly, you do not need an Agent. Normally, if the owner does not engage an Agent, he will not agree to pay them their commission, so no agents will be involved in that sale.

I made a video explaining the process of purchasing with a Mortgage through the NHT a few months ago, here is the link: th-cam.com/video/a6QpT0GJwNM/w-d-xo.html It is more advantageous in my opinion for a seller to sell their house to someone who can pay cash, because the time in which the sale can take would be much quicker. Cash sales normally take between 30-60 days, while Mortgage Sales can take between 90-120 days on average.

Hi Davin, thank you for watching my video! Much appreciated! If you are buying a house through a Mortgage Institution or Bank or NHT you are required to obtain these reports. If you are purchasing cash, you can decide if you want to or not. It is your choice if you have your cash.

Agreement for sale has been signed by both parties, and deposit sent to my solicitor's..roughly how long from now before i can pay the final amount, and call it 'Home: ?

As it pertains to your question, the amount of time that your sale should take; should be stated in your Agreement for Sale document. Normal Cash sales are usually between 30 - 60 days. Also, how payment will need to be made, would have also been stated in your Agreement for Sale. Normally Payment would have to be made to your Attorney and then your Attorney will pay the monies to the Sellers Attorney; who will take the necessary fees, taxes and charges out of the money and then pay the owner the remainder owed to them. Hi, the Seller pays the Agents in a Sale. The average commission in Jamaica is between 5% to 6%.
