This kinda thing has been Epidemic In my state of Alaska, for decades, We call them Trash Haulers, young cpl with big dreams buys a plot of remote land builds a Structure or park an old bus on it that they will call a cabin, spends one winter there dam near freeze, Then they spend the next summer and fall Hauling 55 gal. drums, of waste oil, or any other burnable heating liquid's + old barely running vehicles loaded with junk of all sort's. They might make it thru the second winter then book it south, Leaving 2 + years of Trash behind, Never to B seen again.
What a negative perspective. Guess you’ll just have to watch and see what happens. Shit happens it’s called life, you either roll with the punches and figure it out or quit. At least I can say I’m following my dreams.
I have lived all over Arizona moved here in the late 1980's one thing to watch out for when you buy off grid property neighbors who like to shoot guns. I'm not against shooting I even own several guns, but what can happen is situation have a neighbor who has a shooting range on their property. They get up at 8am and shoot all day long until 4pm 3-4 times a week. When you narrow it down to few properties visit the property several times weekdays, weekends. If your property is big enough won't matter if you look at 1-3 acres that where it can be a problem.
Again I may add, stay east of flagstaff a little, ashfork and that whole area is to remote with some heavy snow sometimes.there is a nice 39 acres with mini house on zillow in Winslow check it out
I used to have 10 acres in Alpine Ranches 18 miles north east of flagstaff, way nicer roads no Rock, mostly cinder roads. Very close to flag,compared to ashfork! I would not buy in ashfork I looked at dozens out there. Just bought 5 acres 14 miles south of Winslow. 7500$ clean roads not many trees but that's better in AZ ..you can see people coming up on you..also my property is close to clear creek! Best deep creek for cliff jumping in az. I personally would've bought in Alpine ranches but I'm now priced out
I have found that trash is part of rural living. Clean up what was there before--you'll have lots of free time, then you'll produce your own. Most importantly, look at the quality and condition of the structures.
Thought my road was bad 😂 I was down the road in Seligman, but didn't like the county, so I sold that place and went to Concho. I did consider Ash Fork.

New tires ever couple months, 500 gallon water haul every week, outdoor toilets, generator and gas storage or solar power, drive kids to school daily, clean that mess up, Ashfork probably gets to 105 in the Summer, maybe 0 in the winter. No thanks.
For sure. We have a summer place out of Show Low, water, electric, septic, dirt road maintained by the county, private garbage collection, 1/2 mile from highway.

We are pretty remote now. Sitting on 40 acres I think we are good. I have guns too, I want to build a shooting range.

I think it was around 95K for this property. I believe it was sitting on 20 acres but I agree we were not interested in buying either.
