I'm really torn between which bedroom would be the best primary bedroom.
The Sky Suite is my preference but I can certainly see it can be a toss up!

Not sure how many snakes there are, but pest control should take care of any scorpions if there are any.

Curious. I know Blue Heron and some of the other luxury builders have a track record of selling and then leasing back some of the best properties they've built, but if a new buyer came along and bought it and decided to move in right away, would Blue Heron force the current lease-back or just abide by the new owner's wishes?
HI Miguel. Excellent question. Blue Heron tends to sell and then lease back their show homes as they want potential buyers to be able to see their product in that specific community. They do sell spec homes which they do not lease back. There are times when do not need to lease back their show homes but it is highly unlikely.
So if I wanted to build a home somewhere outside of Vegas and they decided it was a “show home” they would force me to lease the home back to them?
@@stacymatthews57789 Blue Heron can build a custom home for you. They only ask to lease back their "Show Homes" or model homes in a community where they are building the same exact homes/floor plans. Sorry for the confusion.

Beautiful home. I just hope they don’t try to be Beverly Hills. $25 mill is crazy for Vegas. I saw this land on Million Dollar Listing LA. But 3 bedrooms? For 15k sq ft?
It was the most expensive home sold in Henderson, but the attention to detail in this home is impeccable. I personally would keep it at 3 bedrooms. Nothing more than 4 bedrooms unless you plan to have multiple guests over all the time.
I have Blue Heron dreams but a Pulte budget.😂

Blue Heron is a local builder, but they have built homes in other states such as California.

Most luxury homes have 3 or 4 bedrooms. Newer luxury homes are moving away from 10+ bedrooms.

This home originally sold for $25M back in 2021 and is now for sale again at $34M.
Love the tour. The only thing that I disagree with is actually showing the panic room location. In my opinion, the locations of those rooms along with private safes, should never be shown. I feel that it's ok to mention them but never actually show them. Other than that, I loved the tour.
Great points. I was contemplating whether or not to show the panic room but it's such a cool feature of this home. Plus the amount of security in this community is top of the line being guard gated and this home has a second gate as well. Thanks for watching!

insane... They had a simialr priced property here in CA, but it was in La Jolla with an amazing beach view, right on the edge of a bluff.

Understandable. They certainly could have built a media room or a gym but I believe they didn't feel that is something they wanted for this home.

Sure. The EMD is $3M.
Obviously crazy cool house. The only thing BH does that I think is silly is the loose stones inside the homes. Totally non-functional and any homeowner who isn't a masochist would probably want to rip that out asap.
That seems the be the general consensus regarding the stones. I don't mind them when they are under stairs or at the perimeter walls vs in the entryway.
let me ask a question here, why do some of you who do these house tours give away the safety locations? Like seriously, its better that not everyone knew where to look for someone or know where to block them off from. And another one if you do not mind, how deep are those pools? I'm not very tall, so I do not need a 8m deep pool.
This is a showcase home for Blue Heron. It is not only meant to be a home but also to display what Blue Heron can do as a custom builder. The panic room is always shown when potential buyers walk VM001.
The pool looks to be about 4-5ft deep.

This is becoming more common in high end luxury homes. The days if 10+ bedrooms are gone and homeowners are looking for more entertainment spaces. I personally would like 4 bedrooms but anything more than that would not be useful to me.
This house reminds me of a dude who is totally jacked in the arms but has scrawny legs because he skips leg day every day. LOL

You really need to invest in a camera person/editor if you're going to be making a lot of home videos. Your handheld camera just doesn't make it. There's so much waving around of the camera, I almost get motion sickness. You don't do the homes you showcase any justice and I doubt you're making much of an impression on potential buyers.
Check out videos made by Enes or Producer Michael for ideas.
I appreciate the feedback. Purchasing a high-end camera such as a DSLR is not the issue but rather that Blue Heron does not allow the use of a DSLR camera unless approved by their marketing team.
95% of my clients are from my TH-cam channel and use me because of my content and details rather than just looking at good looking homes.
Also, walking around model homes with a large DSLR and large gimbal when many other potential buyers are touring the models can be very intrusive to the people around you. If you watch other local realtors that do home tours, you can see that rarely any use DSLRs for these reasons.
The tours by Enes and Producer Michael are very different as they film a few areas and the rest is editing and combining the scenes together. Their videos show just general points of the home.
I understand that their styles do well and cater to people that just want to look at homes rather than buyers that are looking for the most information possible when considering to build a brand new home in Las Vegas / Henderson.

I know he did because I, George O'Shea named it in 2011 which was on a recording on which I described several inventions, named and described several websites and business investment ideas... I described the artificial wave in Fresno California, I described how to make the cyclocopter fly and I described other inventions. I named Wolf and Gaggenau, and many others like Lucid electric cars and the Lucid Air.. I described several movie outlines, everything I described was subsequently made . I asked for a conservatorship and I asked for it to end by now. So why am I still homeless, living in my truck in Malibu?!
The constitution says it's congress' duty to promote science and technology?! I have more actual inventions waiting to be made but that'll never happen if I'm not paid for my last inventions..
These people need integrity, all those that profitted from my ideas.

I described the Porsche Design Tower with the car elevators to the apartment. I described or predicted they would find a marble with enough quartz in it to backlight,8 described allot of building design ideas and interior design ideas all which have been made. I even described the edge in New York. I suggested I would stop working by now if they didn't come forward to pay me. I said wouldn't that be a good lesson for a billionaire to learn, right before he became wealthy from the inheritance he set up himself. Then I asked them to make Succession. I gave allot of cover stories for some of the businesses. I named and described TikTok and described the logo and several of the challenges and suggested they make it look Chinese owned. I named and described Uber, Lyft, Duolingo, Brilliant, Patreon, Only Fans, Airbnb, and a few others.
Here's some proof.
I named and described Balenciaga as an investment idea. Now watch a video describing history, that's a fake back story I gave. I am Crystolbal 🔮. The back story mirrors a film I like called Pan's Labyrinth.. if I'm lying, then it should be older than 2011. You should be able to find an old fashion magazine that shows any mention of a Balenciaga.. you won't find a single advertisement or photo shoot or anything from Balenciaga from before 2011 because it didn't exist. That's proof.
With media, and the internet, you can lie, and change things but old magazines and their lack of anything from Balenciaga is proof.
I suggested I might be on the autistic spectrum and I predicted if they did an MRI on an autistic person, they would see more lateral branching when their neurons are firing, I suggested it was like a super power. They subsequently did this research and found I was correct, there is more lateral branching. There's videos on TH-cam now showing this.
I described the Nike supafly shoes and predicted that they would break records and eventually be banned from competition and they were. I described foil surfboards and electric foil surfboards and i described foil sailboat racing, all on that same recording in 2011.
I literally saw the future. And then I asked for a conservatorship and to be left alone for about twelve years. I suggested donating to charities. And I asked them to help me become a philanthropist and I said if I get that wealthy, I would donate more to charity when I died than any other philanthropist done before. 75% is the most any philanthropist has donated when they died, and like I predicted, while being homeless I've decided to donate at least 92% to charity when I pass.
So when you think about it, for them (the High Table) to screw me over would be tantamount to screwing over charity, a sort 'catch 22.'
Until I get justice , I'll be at a street I named on the recording, 🕸️ Web Way and PCH , because I'm homeless in a burgundy Dodge Ram 1500, 2007 parked next to the park I named on the recording, Legacy Park.
