Please clarify on the insurance fee. Is it an annual fee of 1.2M, a monthly fee of 1.2M, or a one-off payment followed by the monthly rent. Also, what would be the cost if someone wants to buy and own at once. Or can one renegotiate a shorter payment period like 2 or 3 years?
Insurance is paid once for the period of ten years
Idea is good but worthy un friendly. No small party coz no compound , no privacy coz all in one gate. Let the estate next time build stand alone in separate gate then after come to mbarara.
True, no privacy, i can imagine the noise when the neighbors come home from work, or the kids are off school.
And no parking
Most gated community are always in one gate.
Lwakuba amaalo manji mu Uganda.
But I agree it's quite congested.
Thanks bro for the wonderful information ℹ️
Your video has good sounding thank you for your information too
You are welcome
Well done
Thank you for such innovative in real estate
you are welcome
It's too expensive better buy a plot and build a house of one's own
good luck bro
@@CRYSTALREALESTATE-vy3bi bro nice looks don't matter if it didn't have insurance but the insurance fees makes it unaffordable
It's for people who cant afford building once. It's a better idea.
@@edgak2 that's for those with little calculations paying millions in insurance and same time have to pay mortgage it's really unfriendly. Would you go for it if you are the one
Keep renting then.
If Ugandans can buy loan phones like mkopa, solar dlight, payjoe and boda boda for watu, safe boda, I think they can also embrace it
Nice
This is very good plan for sure
very good bro
For someone living abroad, thats very affordable instead of going into the Hassel of building. It also comes with a safety issue. Build your own, bakubbe when building and more still after entering it. These days walls are no longer a security guarantee
True.. it’s what im thinking. Its good idea, I’ll give it a try☝️
you are very wellcome
well perceived thanks
But you have no privacy, its like living in a barracks, can you imagine the noise when all your neighbours and kids are around.
@@ronniewamala5768l know for those who have never travelled to Europe and other developed countries.
This concept is a good strategy to organize housing systems in Africa generally or in uganda specifically. Because such houses have approved plan, good drainage etc and they favour average ugandan if this system is popularised it will be a solution for poor semi urban planning
Nice information. 👌👌
Thanks
Your in the market. Thanks
It is so expensive my dear in two years you buy and build a better than that at that amount of money 😢😢😢
U very right payback period is too long the house ends up costly. Assume u saving 1.5 m ×2 yrs buy a plot & 2 yrs money will build a big house with well plan.
it's for low earners and over 10 yrs. if you can get the money at once or within a year then build your own house.
The pricing is OK.... 120m over 10 years
Its good
In qatar 90% of the residences are built like this and are called compounds or gardens. FYI even the richest expats stay in them and some locals. No one cares about the so called privacy but ofcos us Ugandans tulowooza kweloga anyway.. it's a good project though 120millions minus insurance is quite much for an average ugandan but if u have job security in mid 20's this is good.
10yrs sound like a long time until you realise how fast time goes
you got it well bro, many are realizing after spending at job tens while renting and you are like i would gotten my home if i had a chance like this.
😂😂😂😂😂😂
Good point
The problem we have is, we don't have job securities to guarantee such mortgages
Because it's foreign makes it better? Nedda Bambi. Things work different here
I like the sound though the idea is also good 👍
Thank you! 😊
Good idea but too expensive for 10 yrs
Have you calculated inflation in this equation?
Great
Papa pliz english version would be of great importance.
such great plan so kindly come to mbarara
Good idea bambi but you still need at least a short picket fence.
This is a very good deal. Wow..... thank you. People are renting in the city and paying 1.2m. Why not pay it here and later own the house after 10 years?
you got the idea well, thank you
Naye payment period is big
It's a good idea but they don't give Titles, what happens when the owner of the Title/construction company fails to pay off the bank, that means the residents will be stuck with useless agreements., look what happened to Jomayi.
Me i need this
Oh my this is so nice

Yes it could be expensive but is very good idea papa 💪 and s about privacy is in our minds as African's but developed countries are developing becouse of such things but for us we say i want to be alone which is not developing our countries

1,200,000 X 10Years= 120,000,000 Plus insurance....This is terrible. what if you loose your job after 5 years of payment...is your money refunded???????
1.2m x10yrs = 12,000,000
@@eliastuhereze9439 Tell your Math teacher to refund your school feel if 1.2M × 10 years is 12M
I think the insurance is paid per year. 1.2m per year. Making it 12M in 10 years. If so, this is a very good deal.
Okay
This is like hire purchase. What if i wish to pay cash now and i complete the deal, how much do i need?
Very nice idea are you working with a bank as the lender or is this builder financed?
Good deal,I need one but do those houses have land title if am to buy one
It’s very cheap,in UAE,600k is a price for a small upper bunker bed in a bed space setting.
This is not for weak people so be strong enough,
You guys need to explain more, what happens to the 1.2m after 10yrs given the fact that ive completed
The same thing as living in an apartment. Of course Uganda is different, people are weird and do all kinda of stuff like kuloga neighbors etc. But abroad this is the norm.
Mortgage is an indirect scam
U Right
120m its too much ,that money can build another two houses
@@YigaJosephinethats if you have the money at cash
Do u have it at once?@YigaJosephine
Pliz don't spread ignorance...reasons for corruption in Africa is lack of systems to enable people to get things done slowly by slowly but when u have a mortgage system even the average people can live happy and achieve what others with more have. Because there is a slowly but sure plan
In Dubai is common ❤❤❤ I need more info thanks
Why would someone with the ability to raise that monthly payment, invest in these houses? They're damn expensive
We have choices in life bro
It's a good idea. I like it because of security. If i want the one of 3 rooms (1m) per month. Can i pay 60m for 5 years and i start to pay instalment and insurance from that period onwards without paying insurance for the first 5 years
watsapp me please
Great idea.. can someone pay up in 5years?
Have you also got other areas a little closer to Entebbe?❤️🙏
The better

True
I want to get these but the problem for me is the title issue....what assurance do i have that i actually own the place.
you will have one do not worry, i can give you an example of those people owning condominium they do hold titles, they curved from the mother title. So no worries, this is the same arrangement
@@CRYSTALREALESTATE-vy3bi can someone erect a fence around the place and also is the insurance payed monthly, please administration.

Can it be paid off in a shorter period

640,000 per month for the family is very good. God bless
thank you
But it's somehow good
I don’t understand the real estate in Uganda. They wanna do real estate like developed countries.. in those countries buying a house is an investment incase you want to sell your house the system is already in place and you are getting a profit. In our Uganda with a sorry economy, they price homes ridiculously.
With 1200000 × 12 months (10yrs) = 140,000.000sh so un fair pricing
Only blind people can go for those cheaply constructed expensive houses.
120M can build a more comfortable spacious residential home these scammers can’t even allow you to sell the house even after paying for 10years
Bro wake up, hopefully you need information
Too much money and are not worthy such amount
Plus don’t 4get the rent ur paying on top of that 😓🙆🏿♂️
The four months i pay to start owning the house,is it counted on the 10yrs or it's separate
of course its counted, 4 months its your initial deposit
If I want to pay cash how much do I pay
@CRYSTALREALESTATE-vy3bi, i have some questions:
1. the 1.2m insurance is it per year or per month?
2. the 640m or 1m is it per month for 10years?
you pay once
You didn't mention how much if am to buy cash
So the 1.2m is a onetime payment or, it's also every month?
its a one payment for insurance
Bulinga obuzigo for that much money , not private

It's a good idea but is insurance fee paid once in ten years or every year, thank you
its paid once boss

WELL PERCEIVED BRO, THAT'S IS THE IDEA, ITS NOT ALL ABOUT PROFITS HERE, ITS ALL ABOUT ENABLING SOMEONE HAVING WHERE HE/SHE CALLS A HOME AND THE RENT IS CONSTANT FOR TEN YEARS. WHERE IN UGANDA DO YOU GET THIS OFFER SERIOUSLY?

The plots are even small and they are in village yet the money is too much
This is good idea but why would i pay insurance for 10year
Insurance cover is paid once, actually its 3%
