The Whiteboard is not too new however I am trying out this new thing I heard called “cleaning it” on a more regular basis. It is amazing what a little bit of windex will do. lol Thanks for watching.
Thanks for commenting! Typically many so called wholesalers will get into retail priced contracts with sellers. This means they are you trying to sell them higher than retail price in many occasions I have seen, and certainly many times the prices are higher than a seasoned investor would like to pay. If a wholesaler does bring a very good opportunity to my attention, then obviously it makes perfect sense to buy it. The wholesaler should make money and every one can win. However again the problem is that everyone is so hungry to do a deal that many wholesalers will just over promise sellers that they can get their homes sold or purchase their homes when they have no real intention of doing so. There are likely enough deals out there for most wholesalers however we need to be realistic and honest about when we are able to help sellers and when we are not able to help certain sellers. I hope every investor gets an ample amount of training before they get started in talking with sellers and getting homes under contract.
Excellent and sound advice as always. Thanks for your insight
